Chapter 1 explores the strategic behavior of provincial leaders in China in response to visits by central government leaders. I find that such behavior is correlated with provincial leaders’ personal characteristics and their connections with the visitors. Meanwhile, acting strategically during these visits has a positive and significant effect on overall promotions, but a positive and insignificant effect on promotions to the most important positions in the Politburo.

Impact evaluations of regional development programs often require estimating counterfactual outcomes for a small number of treated regions using survey-based areal data. In practice, evaluators typically rely on two-group quasi-experimental methods such as propensity score matching (PSM) and Difference-in-Differences (DiD). These approaches perform poorly when only a few regions receive treatment, and when the set of observed covariates is limited or only partially relevant. Moreover, they typically do not explicitly exploit the spatial and temporal dependence present in survey-based areal data such as in ACS (American Community Survey). Minimum Parking Requirements (MPR) are municipal zoning ordinances mandating a set number of off-street parking spaces for new developments. Since the 1950s, MPR has been the near-universal way American municipalities supply parking, though growing criticisms since the late 1990s have targeted the policy for distorting development patterns, imposing high costs, and subsidizing personal vehicle use. Beginning in the early 2010s and increasingly in the early 2020s, cities and counties across the United States have moved to reform or eliminate MPR. Electric Commuter Rail Access In Residential Communities: A Hedonic Analysis Case Study Of Nonmarket Value Creation, Catherine A. Sunding

This study quantifies the price impact on houses of a new electric commuter rail line outside of Denver, Colorado. I find a negative price impact corresponding to increased accessibility and proximity of homes to the rail stations due to the negative externalities associated with the track. I also discover an even larger negative price impact of the rail stations in the years before the stations opened to the public, indicating possible endogeneity in the location of the rail line. I attempt to account for this endogeneity using instrumental variable analysis due to a limitation of house pricing data before 2016.

Estimating The Effect Of Residential Sales Prices On Building Permits, Emilio Becerra

This paper addresses home sales prices’ impact on residential building permit authorization in South Carolina’s Greenville and Richland counties amid the COVID-19 pandemic. The estimation uses a comprehensive data set of the housing markets in both counties for 2016 to 2022, incorporating 88,098 home sales. The analysis exploits the variation in sales prices of homes to analyze the sensitivity in the supply of permits to builders through an instrumental variables approach. Using two instruments, violent crimes and household income, the effect of sales prices on the supply of building permits is positive and statistically significant. Like many Sub-Saharan African countries, the Kenyan economy heavily relies on agriculture. Agriculture in Kenya accounted for 50% of the total workforce in 2019 and 70% of the rural workforce. Though reliant on agriculture for employment and subsistence, Kenya has been historically impoverished and malnourished. Kenya has been experiencing an economic recession since 2018, which was exacerbated by the COVID-19 pandemic. Chapter 1 examines how land use regulation affects residential segregation by income. Residential segregation by income severely limits access to opportunity for low-income households, restricting prospects of upward mobility. Land use regulations are one potential determinant of such segregation. However, establishing a causal link between such regulation and segregation faces two econometric challenges. First, regulation is potentially endogenous. Second, proper measurement of segregation is difficult. Concerning the first challenge, the prior literature relies on instrumental variables that may not be valid. Brain drain is the out-migration of educated individuals from an area. It is a problem with which Mississippi is overly familiar. This thesis uses data gathered from a survey of 965 respondents to identify who is leaving the state and for what reasons. The data gathered suggest confirmation that brain drain is an issue for the state, with roughly two-thirds of respondents having left the state or seriously considering doing so. Green spaces, or public parks, playgrounds, and athletic fields, are a community hub. Many studies have highlighted the benefits of green space on surrounding neighborhoods. However, comparatively little research has assessed the relationship between park proximity and housing sales price. In Pittsburgh, Pennsylvania, city officials have shown a renewed interest in increasing park access and quality, although no economic literature has examined role of green space in the housing consumption decision in the city. The presence of “agglomeration forces” in production markets is widely accepted and has been recently quantified in the economics literature. Social scientists have done little theoretical work, however, and even less quantitative work, on how the logic of agglomeration might also apply to social groups and the gains that people derive from their social interactions. National parks have recently seen increased visitation demand. Glacier National Park is located in an area where changes in weather and climate will occur at an accelerated rate. Changes in fire and precipitation regimes are taking place at a time when Glacier National Park is setting new visitation records. This paper uses regression and forecast models to investigate the changing landscape of park visitation.

Findings suggest important impacts to monthly visitation and cycling on Going-to-the-Sun Road in Glacier National Park are associated with forest fire activity and precipitation. The conclusions of this paper support perceptions about the effect natural occurrences …
