The Decision-Making Processes Of Nontraditional Or For Sale By Owner (Fsbo) Home Sellers Engaged In The Listing And Sale Of Their Homes, Valentin Demarco Jr. Jan 2016

The Decision-Making Processes Of Nontraditional Or For Sale By Owner (Fsbo) Home Sellers Engaged In The Listing And Sale Of Their Homes, Valentin Demarco Jr.

Legacy Theses & Dissertations (2009 - 2024)

In spite of promises that the Internet would allow people to buy and sell their homes without intermediaries, real-estate agents still control approximately 90% of the transactions made in the 2.5-trillion-dollar residential real-estate industry. Existing literature has yet to provide conclusive arguments as to why the expected disintermediation has not occurred. Tentative arguments include claims that policy is biased in favor of agents, or that agents have a broader social network than their customers which helps them sell faster and for a better price. Most studies make the assumption that agents matter. They analyze the real-estate market from the perspective …

Do Gasoline Prices Affect Residential Property Values?, Adele C. Morris, Helen R. Neill Dec 2014

Do Gasoline Prices Affect Residential Property Values?, Adele C. Morris, Helen R. Neill

Brookings Mountain West Publications

This paper estimates the effect of gasoline prices on home values and explores the degree to which the relationship varies across a city. Using data from 930,702 home sales in Clark County, Nevada, from 1976 through 2010, we find that gasoline prices have significantly different effects on the sales price of homes in different neighborhoods. A ten percent increase in gasoline prices is associated with changes in location-specific average home values that span a range of over $13,000. This suggests that energy policies may affect household housing wealth via gasoline prices, a heretofore unrecognized distributional outcome.

Correctional Group Quarters, Neighborhood Crime And Property Values, Kelly Mcgeever Jan 2014

Correctional Group Quarters, Neighborhood Crime And Property Values, Kelly Mcgeever

Legacy Theses & Dissertations (2009 - 2024)

The primary aims of this dissertation are to examine the association between correctional group quarters and crime rates and the effect of correctional group quarters on property values in urban neighborhoods. There has been a surprising lack of examination of these relationships, especially since community residents' anticipated fears of correctional facilities have been well documented. The few studies that have considered correctional facilities, crime, and property values have generally focused on one rural location and almost exclusively evaluate state prisons without consideration to the range of correctional facilities. Broken windows theory and `Not in My Backyard' literature are used to …

The Use Of Securities Data In Determining Discount Rates For Real Property, Hal B. Heaton Dec 2010

The Use Of Securities Data In Determining Discount Rates For Real Property, Hal B. Heaton

Faculty Publications

When the income approach is used to value real property, appraisers forecast anticipated cash flows from the property and discount those cash flows to arrive at a present value. To do this, appraisers must determine an appropriate rate for discounting the future cash flows. Market value is usually defined as the price between a willing buyer and a willing seller. Appraisers therefore should study the market for the type of properties involved to determine the discount rates used by buyers and sellers of those properties in actual transactions.

Public Land With Private Partnerships For Transit Based Development, Iistps Report 97-1, Scott Lefaver

Mineta Transportation Institute

The Norman Y. Mineta International Institute for Surface Transportation Policy Studies (IISTPS) at San José State University (SJSU) conducted this project to examine opportunities for transit based developments based on public land and private partnerships. The ten case studies include a variety of financing and ownership arrangements, with the buildings constructed for residential, commercial and office uses. The report examines the differences in expectations and objectives between public and private entities and suggests strategies for more realistic relationships. It includes detailed “Decision Check Lists” for both private developers and public agencies to consider before embarking upon a transit based development …
