Trends And Predictive Modeling Of Real Estate Prices In Major Saudi Arabia Cities, Meshal S. Aldahas

his research examines historical trends and explanatory modeling of real estate prices in major Saudi cities, with a focus on Riyadh, Jeddah, and Dammam. Using a mixed-methods approach, the study integrates quantitative data from 2010–2023, including housing and macroeconomic indicators, with qualitative insights drawn from over 320 survey responses that captured consumer sentiment on affordability, job security, and housing policies. A combination of descriptive statistics, ARIMA and Exponential Smoothing techniques was applied to detect long-term patterns, seasonal variations, and market shocks. Predictive modeling was conducted using Linear Regression, Decision Trees, and Neural Networks, with results showing that job security consistently …

With worldwide technological and communication advancements in the last few decades, everyday citizens can capture, create, and share news through social media platforms. Nowadays, prominent social media influencers (SMIs) influence where and from whom online audiences consume their news and information. This study aims to explore how different SMI attributes – such as attractiveness, expertise, and trustworthiness – and their social media tactics create or add to audience perceptions of SMIs as credible online opinion leaders. This study investigates how political and identity signals on Instagram-specifically pronoun usage, LGBTQ+ representation, support for political figures, and religious expression-influence perceptions of political leaning, perceived similarity (homophily), and willingness to connect or engage with both individuals and brands. Using a between-subjects experimental design, 222 participants were exposed to mock Instagram profiles systematically varying these indicators. Results from a chi-square test of independence revealed that political indicators in profiles significantly shaped participants’ perceptions of users’ political leanings. Background
Individuals from marginalized ethnoracial groups face higher risk for posttraumatic stress disorder (PTSD) symptoms, exacerbated by experiencing racial/ethnic discrimination. Previous work separately explored the endocannabinoid (eCB) system and functional connectivity response to stress/trauma and suggested that experiences of chronic minority stress, such as racial discrimination, contribute to eCB tone and resting-state functional connectivity. We explored how circulating eCB tone, in conjunction with resting-state connectivity, contributes to increased risk for PTSD symptoms following trauma among individuals experiencing discrimination.

This study examined the factors that influence students' buying intentions for street food. A quantitative descriptive research design was employed to assess students' purchasing intentions toward street food in front of De La Salle University - Dasmariñas Gate 1. The study utilized convenience sampling, with 371 respondents consisting of undergraduate, masters, and doctoral students. Data were collected through an online survey using a Four-Point Likert Scale questionnaire. Statistical tools are weighted mean and Analysis of Variance (ANOVA) T-test. Progressive jurists and legal scholars have called the Supreme Court’s doctrine of colorblind constitutionalism that dismantled affirmative action in Students for Fair Admissions, Inc. v. President and Fellows of Harvard (SFFA) a crisis for constitutional democracy. However, scholars have not yet tended to students, particularly students mobilized for racial justice, to understand their interpretation of this race-evasive ideology and what insights those mobilized students might offer in this pivotal moment. The current study used multiple mediation models to explore the pathways and relationships among white privilege awareness, white emotional empathy, white cognitive empathy, white guilt, and different types of emotion regulation as predictors of individual and institutional antiracist engagement. This dissertation explores the impact of Adverse Childhood Experiences (ACEs), racism, health habits, and therapy engagement on cardiovascular disease (CVD) among Black adults. This study builds on the Biopsychosocial Model and Allostatic Load Theory to examine how trauma, racism, and health habits influence cardiovascular health outcomes in the African American population. This thesis examines collaboration gaps between international nongovernmental organizations (INGOs) and grassroots international nongovernmental organizations (GINGOs) in the localization agenda. While humanitarian and development work are often viewed separately, many organizations operate across both areas, shifting between emergency response and long-term engagement. For this research, “localization” refers to efforts aimed at addressing power imbalances and improving collaboration with local actors, especially in small island nations where vulnerabilities and capacities intersect. Crowdfunding has emerged as a popular platform for collective funding of social, charitable, and commercial projects. However, its increasing use has raised concerns over potential misuse, including as a source of terrorism financing. This study investigates the relationship between donation intentions using crowdfunding and the risk of crowdfunding being used as a source of terrorism financing. Furthermore, it explores the mediating role of government intervention in this relationship. Using a Structural Equation Modeling-Partial Least Squares (SEM-PLS) second-order approach, the research evaluates the interaction between donor intentions, crowdfunding risks, and government regulations. Since then, there has been significant growth in security and counterterrorism legislation and policies worldwide. The United Nations Security Council (UNSC) Resolution 1373 (2001) and 1456 (2003) authorized states to implement national legislative measures to combat terrorism while emphasizing the promotion and protection of human rights and the rule of law. Although religiosity is commonly linked to marital satisfaction in sociological research, few studies have examined how it strengthens marital commitment among women of faith. This study explored the perspectives of religious, heterosexual married women using interviews in the United States from 196 highly religious couples with successful marriages. Three core themes emerged: (1) personal commitment—including the decision to marry, religious beliefs and practices, and the need for effort and sacrifice; (2) moral commitment—highlighting sexual relations before marriage, promises made before God, family, and friends, and views on fidelity and divorce; and (3) structural commitment— emphasizing the role of a religious …

Women account for only 35% of global STEM graduates, a share unchanged for a decade. We use administrative microdata from centralized university admissions in ten systems to deliver the first crossnational decomposition of the STEM gender gap into a pipeline gap (academic preparedness) and a choice gap (first-choice field conditional on eligibility). In deferred-acceptance platforms where eligibility is score-based, we isolate preferences from access. The pipeline gap varies widely, from -19 to +31 percentage points across education systems. By contrast, the choice gap is remarkably stable: high-scoring women are 25 percentage points less likely than men to rank STEM first.

A contemporary mufassir (Qur’anic exegete) employs the principle of al-‘ibrah bi maqāṣid al-sharī‘ah—that interpretation must refer to the objectives of Islamic law—in an effort to uncover the true meaning of the Qur’anic text. A purely literal reading of the Qur’an, without an understanding of its maqāṣid (objectives), faces many limitations. The maqāṣid approach emphasizes not only the wording of the text but also its underlying purposes and goals. Recent years have seen growing interest in subnational governments as arenas of climate governance, but limited systematic research exists on the extent, conditions, or pathways through which subnational climate policies can influence, or compensate for deficits in, national policies. This article addresses this gap by examining options for states to influence climate policy in the United States and Australia, two countries where federal governments have made limited progress in developing national climate policies. As an analytical framework, it conceives a typology of state government approaches to climate policy that distinguishes among compensating, horizontal diffusion, and bottom-up pathways. Objective: In this work, Hyflex CM, TruNatomy, and Plex V heat-treated nickel titanium rotary instruments were evaluated at body temperature (36 °C ± 1 °C) with and without a cooling protocol to assess the cyclic fatigue resistance. Methods: A 90° curved stainless-steel block was used for cyclic fatigue tests on 60 randomly selected rotary instruments, divided into two groups of 30: body temperature (n = 10) and body temperature with cooling (n = 10). Institutionalized bullying is when bullying moves beyond individual instances of bullying and is culturally embedded in an institution, such as a school or workplace. This type of bullying has not been thoroughly examined in tertiary school settings in Nigeria. This phenomenological qualitative study examined the experiences of tertiary students (from four different institutions in Nigeria) and their experiences of institutionalized bullying to determine if and to what extent this practice is occurring. A key component of qualitative methods coursework has been the interview assignment, which typically prepares scholars to conduct in-person, individual, and open-ended interviews. This study examined what novice researchers did and learned during an interview assignment in an introductory qualitative methods course. Interview transcripts and reflections from 12 graduate students who enrolled in an online or face-to-face section of the course were analyzed. This study explored how interactive teaching and learning are enacted through technology-enhanced methods in Iran’s higher education system. Using an exploratory qualitative design, it investigated the pedagogical strategies employed by instructors and examined whether these practices align with the principles of Technology-Enhanced Learning (TEL) across online and in-person contexts. Data were collected through the analysis of 263 class reports and 37 semi-structured interviews with university instructors. Thematic analysis using MAXQDA revealed six cohesive and interpretive themes: fostering human connection, empowering student voices, learning as dialogue, adaptive teaching, multimodal engagement, and feedback as dialogue. Attacks on education have long been a feature of conflict, yet their strategic use by state and non-state actors remains underexamined. Despite global concern and growing documentation efforts by the international community, the motivations and patterns behind school attacks are not well studied. This project investigates the strategic use of such violence by Bosnian, Serbian, and Croatian state and non-state armed actors during the Bosnian War (1992-1995) and challenges the assumption that attacks on schools are simply collateral damage.
