Nebraska's agricultural land base is considerable, being comprised of more than 45 million acres of land in farms and ranches according to the most recent 1997 Census of Agriculture. Currently, it's total estimated market value is more than $32 billion. There is much diversity to this base as one moves across the state, reflecting major differences in soils and climatic features which, in turn, affect agricultural productivity and the various non-agricultural uses. The result is a virtual collage of hundreds of local agricultural land markets, each having unique land value levels and market characteristics.

South Dakota's agricultural land values increased 3.4% in 1991, paced by strong increases in farmland values in the north central region. Farmland values declined slightly (-1.1%) in the southeast region, the only region with reported declines. Average agricultural land values (as of February 1, 1992) vary from $533 per acre in the southeast region, to $225 per acre in the central region to $95 per acre in northwest South Dakota. South Dakota's agricultural land values increased 6.7% in 1990, paced by increases in grazing land values. Average agricultural land values (as of February 1, 1991) vary from $539 per acre in the southeast region, to $225 per acre in the central region to $89 per acre in northwest South Dakota. These are key findings from the SDSU 1991 South Dakota Farm Real Estate Market Survey reports. The property tax is the primary source of revenue for more than 3,000 units of local government in Nebraska, including school districts, counties and municipalities. In 1991, statewide property tax levies totalled $1.257 billion, a sum that approximated the combined revenues from state income and sales taxes.
