Multiple hedonic models and an automatic appraiser model were used to create a residential house’s estimated sales price. The goal is to use the limited data available to a REALTOR® to estimate the future sales price of a residential home without the aid of pictures of the property or viewing the physical property. The first model automates some of the actions of an appraiser by finding comparable sales based on proximity, based both on distance between houses and characteristics of the houses, and then calculating a weighted average price for an estimated sales price of future sales. New Roots Community Farm (NRCF) came to life through the purchase of a piece of land by the Fayette County Farmland Protection Board in a buy-protect-sell model. NRCF then partnered with The Agrarian Land Trust, a New England based organization experimenting with land commons models across the United States, to purchase the property and create the West Virginia Agrarian Commons (WVAC), an entity that could advance land access for the next generation farmers in WV. Disparities In Housing Affordability By Income, Housing Tenure, And Race In Us Census-Designated Regions, Jeffery S. Bredthauer, Javed Iqbal, Christopher Decker

This analysis demonstrates that there are significant regional disparities in housing affordability among US Census-designated regions, with the Northeast and West consistently bearing the highest costs. Over time, the burdens incurred by both owners and tenants have lessened, but renters' burdens have grown considerably. Furthermore, significant regional differences in severely cost-burdened households are highlighted. The Northeast has more severely cost-burdened households than the Midwest, South, or West. There are also significant ethnic differences: Asian Americans experience a slightly lower housing cost burden, while African Americans and Native Americans bear the greatest burden, followed by Hispanics. In the United States, there is a lack of adequate numbers of universally designed and accessible houses in the housing market for the older population and people with disabilities. Many barriers, such as financial support and lack of knowledge for housing-related professionals, can prevent this population from participating in home occupations. The project developed educational products, including the universal design housing experience booklet, universal design housing checklist, and universal design blueprints. These products were delivered through the blog post on Uncurbed LinkedIn website. The needs assessment was conducted to provide the guidelines for the chapters in the booklet and checklist. …

The market value of agricultural land in Nebraska increased by 5% over the prior year to an average of $4,015 per acre, according to the 2024 Nebraska Farm Real Estate Market Survey. This marks the third consecutive year of increases in the market value of agricultural land in Nebraska, setting another high in the non-inflation-adjusted statewide land value in the survey's 46-year history.

Within-Development Density And Housing Prices In Singapore, Eric Fesselmeyer, Haoming Liu, Louisa Poco

This paper measures how much more households pay for less density in their immediate surroundings. Using transaction and administrative data and exploiting the introduction of a regulation that restricted the number of housing units for certain land lots, we find that households discount density: a 10% increase in within-development density decreases the price per square meter by 5%. Further, the mean price per square meter of the average development increased by 1%–3% after the regulation was introduced, while the amount of built-up space remained constant. The increase in total revenue suggests developers may underestimate the externality caused by density.

Purpose: This explanatory mixed-method study aimed to identify and describe the perceived impact of Johnson and Mohr’s (2019) five disruptive career skills on female property managers’ advancement to executive leadership positions.
Methodology: This mixed method study identified and described the impact of the disruptive behaviors of eight female executives in the property management industry across the United States. The researcher gained a transparent view of female property management executives using quantitative and qualitative research methods.
Findings: Females who challenge and influence authority are more likely to challenge authority figures by providing indisputable facts and using influence tactics. Females are typically …

Loan-type reverse mortgage plans and sell-type home reversion plans for retirement financing are two well-known equity release plans that entitle homeowners not only to release cash from their properties but also to allow them to age in place. Recently, a new hybrid equity release plan was proposed to incorporate the home reversion plan’s features with an option of staying in the property for a fixed period without being subject to survival. Chapter 1: This chapter offers a brief review and discussion of several recent and seminal papers at the intersection of flood risk, climate change, and real estate, as well as a critique on some of the literature on the effects of sea-level rise on housing outcomes.

Warmth Of The Welcome: Immigration And Local Housing Returns, Xun Bian, N. Edward Coulson, Xiaojin Sun

We study the effect of immigration on home values in the U.S. Applying a county-level instrument for immigration, we find that immigration increases local house price appreciation and decreases its within-county spatial dispersion. Our estimates suggest that, on average, a one percentage point in- crease in the immigrant share of the local population raises house price appreciation by approximately 7 percent and reduces the dispersion of housing return within a county by about 1.5 percentage points. We also show that such effects are strikingly heterogeneous across counties and appear to be deter- mined by local culture. Using several proxies for …

This paper presents a chronology, beginning in the early 1900s, of the regulatory environment faced by residential real estate appraisers in the United States. The presentation informs the reader about two financial crises, the savings and loan crisis and the Subprime mortgage crisis. The conditions that led to each crisis, the response of Congress to address each crisis, and the effect of both on residential real estate appraisers are included in the presentation. The role of real estate agents as intermediaries in property transactions is well-established. However, the extent to which their positioning within professional networks influences transaction outcomes remains to be discovered. Drawing inspiration from network theory, this dissertation explores the relationship between real estate agent networks and performance metrics. Using a comprehensive dataset of Tarrant County, Texas, MLS transactions spanning 2002-2022, I test how agent network size and position relate to the property sale price and time on the market (TOM). The analyses suggest that network positioning could be pivotal in determining transactional outcomes. This study promises to fill a gap …

This paper examines the current housing crisis in The Bronx that worsened during and after the COVID pandemic. It examines social and economic factors that contribute to low home ownership and housing instability. Through a comparison with European models, the author concludes that solutions to alleviate the crisis may include rental price caps, increased Airbnb regulations and government “subsidization instead of profitability”.

My dissertation consists of two essays. In the first essay, I study the impact of local economic policy uncertainty on corporate cash holdings for U.S. firms. While national economic policy uncertainty has been examined extensively, few studies have investigated the impact of local economic policy uncertainty. I use the state-level economic policy uncertainty developed by Baker, Davis, and Levy (2022) to examine the impact of local economic policy uncertainty on firm cash holdings. Using a sample of publicly traded U.S. firms from 1985-2022, I find that firms increase their cash holdings in response to higher local economic policy uncertainty. The …

This thesis introduces a novel approach to analyzing residential property sales through the lens of stochastic processes by employing point processes. Herein, property sales are treated as point patterns, using self-exciting point process models and a variety of statistical tools to uncover underlying patterns in the data. Key findings include the identification and explanation of clustering in both space and time, and the efficacy of a temporal Hawkes process with a sinusoidal background in predicting home sale occurrences. This paper investigates volatility transmission in the U.K. REIT market. It considers how REIT volatility is related to implied volatility in both the overall stock market as well as that derived from traded options on REIT stocks. The multivariate analysis utilizes both Constant Conditional Correlation (CCC) and Dynamic Conditional Correlation (DCC) GARCH specifications to analyze the interdependence of the data. The findings confirm the presence of volatility transmission across the implied volatility of U.K. REITs, the U.K. implied volatility index, and the U.K. REIT index. After 60+ years of operation, Myrtle Beach Speedway was closed and the property sold. The new owners will redevelop the property for commercial and residential purposes. Businesses routinely eliminate products for a variety of reasons, including under-performance and/or a desire to redeploy those resources elsewhere. What is often overlooked is the impact on consumers. In addition to reducing fan access to racing, a closed race track removes a racing opportunity for aspiring race car drivers and crew members. The first chapter examines New York State's Fiscal Score Monitoring program to find the effect of two quality labels on school district outcomes: fiscal stress scores, reflecting the budget solvency, and environmental stress labels reflecting economic and demographic conditions. Using the NYS school district data from 2013-22, I employ the regression discontinuity design to find the effect of stress labels, in response to the political pressure on district finances, housing, and school outcomes. I find the effect of fiscal stress label is limited, leading to a decrease in the fund balance ratio and an increase in the tax rate. However, …

Shadow Bank, Risk-Taking, And Real Estate Financing: Evidence From The Online Loan Market, Xiaoying Deng, Chong Liu, Eng Seow Ong

This paper examines whether and how individual risk-taking behavior affects real estate financing through shadow banks. Using the loan data from an online platform in China, we show that riskier households tend to employ online loans to meet the increasing down-payment in their home purchase. Individual investors are likely to fund riskier real estate loans with higher expected returns. Real estate loans experience higher ex-post default rates than other types of loans. The effect is more pronounced during the period of credit constraints.
