On behalf of the New York City Economic Development Corporation, the Center for Real Estate Studies’ Capstone Seminar examined the various issues that growth-stage technology companies face when leasing office space in New York City. After compiling data from a variety of sources, including interviews with real estate and technology sector stakeholders and substantial legal research, the authors developed a practical guide for start-ups to use when negotiating a lease for office space. The guide identifies, in depth, the issues facing growth-stage technology companies in lease negotiations, provides practical advice on how to address those those issues, and suggests strategies …

Professor Rosemary Fullerton received Honorable Mention for her submission to the Mark Chain/AICPA 2013 Teaching Innovation Award for her presentation titled “Lean Accounting in Support of Lean Manufacturing: Ronny the Robot Simulation,” at the recent AAA annual meeting. Congratulations to Rosemary who displayed her project post-retirement at the conference. She officially retired in June and will be greatly missed by students, faculty, and alumni.

The prevailing wisdom in the film and video production industries is that audio information outweighs visual information when it comes to spectator responses, but there are few empirical studies to support this claim. In previous research, four critical characteristics of sound have been identified: (1) Music, (2) visual/sound contradictions (defined as sound that is inconsistent with audience expectations based on visual information), (3) multi-channel sound, and (4) sound quality. Role Of Programmed Proteolysis During Meiosis, Vincent Matthews, G. Valentin Borner Ph.D.

Meiosis is the process which forms gametes and spores for reproduction in eukaryotic cells. During the pachytene phase of meiosis I, a protein structure, called the Synaptonemal Complex (SC), forms between homologous chromosomes and creates a scaffold for genetic recombination. In yeast, the Zip1 protein is a major structural component of the SC. At restrictive temperature for meiosis, ZIP1 is required for completion of meiotic divisions. At permissive temperature ZIP1 is required for proper chromosome segregation. We observed that chemical inhibition of the proteasome, with MG132, results in arrest at prophase of meiosis I. “Quadrophobia” is a relatively novel term that corresponds to a type of ‘fear’ or ‘misrepresentation’ that can manifest itself during the process by which companies report their earnings per share (EPS) values to the public. This study sought to conduct an in-depth examination into the process by which company's reported their respective EPS amounts, in order to determine the degree to which they manipulate the fourth number after the decimal place to bolster their perceived value. Volunteering
In Fall 2011, Volunteer San Diego closed its doors leaving a perceived gap in volunteer matching services in the region. Nonprofit and corporate leaders anecdotally indicated that the remaining volunteer matching services and programs were not meeting local needs sufficiently. The University of San Diego's Caster Center for Nonprofit and Philanthropic Research conducted a needs assessment with support from local funders to better understand the nature of San Diego's volunteer matching needs.
