How are our cities confronting the challenges posed by a warming climate, the loss of biodiversity and major resource depletion? ―This article discusses the opportunities and benefits of applying the concepts of renaturalisiation and rewilding of cities. It introduces Nature-Based Solutions (NBS) in urban planning that are integrated with the aim to enhance urban resilience and to slow down the biodiversity decline, which can be applied in two areas: through the conception of new green neighbourhoods; and through the regeneration and re-greening of existing but neglected parts of the city, such as postindustrial brownfields or economically weak districts. US. Government operations between 1940-1950 brought unprecedented direct and indirect employment opportunities to San Diego, exacerbating an already growing housing shortage. To accommodate the thousands of new defense workers, the government produced the largest defense housing project to date in the small neighborhood of Linda Vista. However, this opportunity and largesse was extended primarily to a select group of white working-class families who had access to defense jobs and, consequently, subsidized housing. Many urban places contain subtle details that can unintentionally deter pedestrian activity. These details can be assessed through six themes: safety, comfort, pedestrian infrastructure, aesthetics, proximity, and ease of navigation. Adults over age 65 may have more concerns about walking in urban settings than people in other age groups. This study identifies urban design elements that encourage and discourage walking among older adults and makes recommendations for design improvements. Study participants (n= 67) completed an online survey about walking behaviors, perceptions of health and community, and perceptions of seven unidentified scenes of pedestrian environments in Lexington, Kentucky. Privatization has been frequently criticized for diminishing the inclusiveness of public space. This dissertation examines whether private signature parks are more exclusive than their public counterparts utilizing Lefebvre's right to the city, along with theories of public space privatization and governance. To better understand the influence of privatization on the social inclusiveness of public spaces, three publicly-accessible signature parks are deliberately selected in downtown Dallas, based on their ownership and management types: (1) publicly-owned, publicly-managed; (2) publicly-owned, privately-managed; and (3) privately-owned, privately-managed. สถานการณ์วิกฤตโควิด-19 ส่งผลกระทบต่อทั้งภาคธุรกิจและครัวเรือน โดยทำให้รายได้ครัวเรือนลดลง และส่งผลต่อสัดส่วนที่เป็นค่าใช้จ่ายประจำของครัวเรือนเพิ่มขึ้น ทั้งนี้ค่าใช้จ่ายเกี่ยวกับที่อยู่อาศัยมีอัตราส่วนที่มากที่สุดเป็นอันดับที่สองของค่าใช้จ่ายทั้งหมด โดยจังหวัดปทุมธานี มีค่าใช้จ่ายเฉลี่ยต่อเดือนสูงที่สุดและเป็นพื้นที่ควบคุมโรคระบาดสูงสุดและเข้มงวด มีแหล่งงานสำคัญ คือ นิคมอุตสาหกรรมนวนคร งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาลักษณะค่าใช้จ่ายด้านที่อยู่อาศัยของผู้ค้าอาหารในนิคมอุตสาหกรรมนวนคร รวบรวมข้อมูลโดยการสำรวจและสัมภาษณ์ผู้ค้าอาหารที่ได้รับผลกระทบจากวิกฤตโควิด-19 จำนวน 45 ตัวอย่าง โดยแบ่งตามลักษณะร้านค้าอาหารได้เป็น 3 กลุ่มได้แก่ กลุ่มA (ร้านแผงลอยอาหาร), กลุ่มB (ร้านอาหารใต้หอพักอาศัย)และกลุ่มC (ร้านอาหารอาคารพาณิชย์) ผลการศึกษาพบว่า 1) เมื่อเผชิญกับวิกฤตโควิด-19 ส่งผลกระทบกับรายได้ของผู้ค้าอาหารโดยเฉลี่ยลดลงถึงร้อยละ 31.4 จากเดิมเฉลี่ยเดือนละ 42,356 บาท ลดลงเหลือเฉลี่ยเดือนละ 29,067 บาท และค่าใช้จ่ายด้านที่อยู่อาศัยเฉลี่ยเพิ่มขึ้นร้อยละ 2 จากเดิมเฉลี่ยเดือนละ 11,780 บาท เพิ่มขึ้นอยู่ที่เฉลี่ยเดือนละ 11,897 บาท เนื่องจากกลุ่ม A และกลุ่ม C มีผู้ที่เปลี่ยนที่อยู่อาศัยจากเดิมเป็นห้องเช่า เปลี่ยนเป็นเช่าบ้านแถว เพื่อใช้พื้นที่หน้าบ้านทำเป็นร้านค้า 2) ลักษณะที่อยู่อาศัยส่วนใหญ่เป็นแบบเช่า ร้อยละ 82 โดยกลุ่ม C มีค่าใช้จ่ายสูงที่สุดเฉลี่ยเดือนละ 16,867 บาท เนื่องจากส่วนใหญ่เช่าอาคารพาณิชย์ อันดับที่สองคือกลุ่ม B เฉลี่ยเดือนละ 10,670 บาท ซึ่งมีการเช่าห้องพักและกลุ่ม A ที่มีด้านค่าใช้จ่ายน้อยที่สุดเฉลี่ยเดือนละ 8,154 บาท เนื่องจากส่วนใหญ่เป็นห้องเช่า 3) ลักษณะการแก้ไขปัญหาของผู้ค้าอาหารส่วนใหญ่ ได้เข้ารับมาตรการช่วยเหลือเงินเยียวยาจากภาครัฐ ซึ่งสามารถบรรเทาความเดือนร้อนด้านค่าใช้จ่ายได้ส่วนหนึ่ง 4) ความต้องการช่วยเหลือของผู้ค้าอาหารต่อภาครัฐ ส่วนใหญ่ต้องการการให้เงินเยียวยา ขยายเวลาการลดค่าเช่าหรือยกเว้นการผ่อนชำระค่าที่อยู่อาศัย ลดค่าสาธารณูปโภค อีกทั้งยังต้องการช่วยเหลือเพิ่มเติม โดยให้ควบคุมต้นทุนอาหารสดเพื่อนำมาค้าอาหาร งานวิจัยนี้จะนำไปสู่ความเข้าใจผลกระทบจากวิกฤตโควิด-19 ที่มีต่อค่าใช้จ่ายด้านที่อยู่อาศัย รวมถึงแนวทางการแก้ไขปัญหาที่เกิดขึ้น รวมถึงลักษณะความต้องการการช่วยเหลือของผู้ค้าอาหารในนิคมอุตสาหกรรมนวนคร ซึ่งสามารถเป็นแนวทางให้ประชาชนที่ได้รับผลกระทบ และหน่วยงานภาครัฐ ได้รับทราบข้อมูล ตัดสินใจเลือกแนวทางการแก้ไขปัญหาที่เหมาะสมด้านค่าใช้จ่ายในการอยู่อาศัยต่อไป

ปัจจัยด้านทำเลที่ตั้ง สาธารณูปโภค สาธารณูปการ และสิ่งอำนวยความสะดวกของเมืองเป็นปัจจัยที่มีอิทธิพลต่อการกำหนดราคาขายอาคารชุดพักอาศัย โดยเฉพาะการพัฒนาระบบรถไฟฟ้าขนส่งมวลชนเป็นปัจจัยที่มีความสำคัญอย่างมาก งานวิจัยนี้จึงมีวัตถุประสงค์เพื่อศึกษาว่ามีปัจจัยด้านทำเลที่ตั้งใดบ้างที่มีอิทธิพลอย่างมีนัยสำคัญต่อราคาขายอาคารชุดในพื้นที่เชื่อมต่อฝั่งตะวันตกจากศูนย์กลางธุรกิจหลักของกรุงเทพมหานคร โดยใช้การวัดระยะห่าง หรือค่าคุณลักษณะของปัจจัยด้านทำเลที่ตั้งมาศึกษากับราคาขายอาคารชุดจำนวน 47 โครงการด้วยวิธีทางสถิติศาสตร์ และวิเคราะห์เชิงพื้นที่ด้วยระบบสารสนเทศภูมิศาสตร์เพื่อหาทำเลที่ตั้งที่มีศักยภาพเหมาะสมในการพัฒนาโครงการอาคารชุดระดับราคาต่างๆ ที่ได้รับอิทธิพลจากปัจจัยด้านทำเลที่ตั้งดังกล่าว ผลการศึกษาพบว่าปัจจัยด้านทำเลที่ตั้งในพื้นที่ศึกษา สามารถจำแนกเป็นตัวแปรอิสระ 10 หมวดหมู่ รวมทั้งสิ้นจำนวน 28 ตัวแปร ซึ่งสามารถหาความสัมพันธ์ หรืออิทธิพลต่อราคาขายอาคารชุดด้วยการวิเคราะห์การถดถอยเชิงเส้นพหุด้วยวิธี STEPWISE พบว่า ปัจจัยด้านทำเลที่ตั้งที่มีอิทธิพลต่อราคาขายอาคารชุดมี 8 ปัจจัย เรียงตามอิทธิพลมากไปน้อยได้ดังนี้ ระยะห่างจากศูนย์กลางธุรกิจหลัก ศูนย์กลางธุรกิจรอง โรงพยาบาลขนาดกลาง สถานีรถไฟฟ้า ศูนย์การค้าภูมิภาคขนาดใหญ่ มหาวิทยาลัย โรงพยาบาลขนาดใหญ่ และโรงเรียนประถมศึกษา ตามลำดับ ซึ่งระยะห่างจากอาคารชุดพักอาศัยที่เพิ่มขึ้นทุก 1 เมตรของปัจจัยดังกล่าวส่งอิทธิพลต่อราคาขายอาคารชุดให้เปลี่ยนไป -20.746, +14.569, +17.059, -18.916, +8.330, +11.883, -17.411, -41.248 บาท ตามลำดับ จากนั้นจึงนำผลการศึกษานี้มาร่วมกันทำนายราคาขายอาคารชุดในระดับราคาต่างๆ โดยสร้างเป็นแผนที่แบบจำลองราคาขายอาคารชุดด้วยวิธี Weighted Overlay Technique พบว่าสามารถเสนอแนะทำเลเหมาะสมในการพัฒนาอาคารชุดพักอาศัยในสำหรับราคาต่างๆ ได้ และเมื่อวิเคราะห์ร่วมกับพื้นที่ศักยภาพเหมาะสมภายในขอบเขตการให้บริการของปัจจัยด้านทำเลที่ตั้งในระดับศักยภาพเหมาะสมมากที่สุด ทำให้สามารถเสนอแนะทำเลพื้นที่ศักยภาพเหมาะสมในการเข้าถึงบริการของปัจจัยด้านทำเลที่ตั้งของเมือง ในการพัฒนาโครงการอาคารชุดในระดับต่างๆ ได้ โดยภาพรวมบริเวณศักยภาพเหมาะสมสำหรับระดับราคาสูง 3 อันดับแรก คือ Super Luxury, Luxury และ high Class นั้นกระจุกตัวอยู่ย่านธุรกิจริมแม่น้ำเจ้าพระยาในเขตคลองสานตามแนวรถไฟฟ้าสายสีทอง มีพื้นที่ศักยภาพเหมาะสมรวม 1.49644 ตารางกิโลเมตร และโครงการอาคารชุดระดับ Main Class เป็นระดับราคาขายที่มีสัดส่วนมากที่สุดในพื้นที่ศึกษา มีพื้นที่ 15.41064 ตารางกิโลเมตร ควรพัฒนาในบริเวณต่อเนื่องของรถไฟฟ้าสายสีลมในเขตธนบุรี กับรถไฟฟ้าสายสีน้ำเงินในสถานีบางขุนนท์ สถานีจรัญสนิทวงศ์13 และสถานีท่าพระ จากผลการศึกษานำมาสู่ข้อเสนอแนะต่อผู้พัฒนาโครงการอาคารชุดว่าควรคำนึงถึงปัจจัยด้านทำเลที่ตั้งทั้ง 8 ปัจจัยข้างต้นเนื่องจากส่งอิทธิพลทั้งเชิงบวก และเชิงลบต่อราคาขายอาคารชุดพักอาศัย และควรใช้แผนที่ทำเลศักยภาพเหมาะสมยังเป็นแนวทางในการตัดสินใจพัฒนาโครงการอาคารชุดในพื้นที่ให้มีความเหมาะสมกับระดับราคาต่างๆ ที่สามารถเข้าถึงการบริการของปัจจัยด้านทำเลที่ตั้งในระดับสูงที่สุด เพื่อให้โครงการที่เกิดขึ้นมีคุณภาพในการเป็นที่อยู่อาศัยที่ดีของเมือง อีกทั้งในด้านวิชาการ เสนอแนะให้นำการประยุกต์ใช้ระบบสารสนเทศภูมิศาสตร์มาช่วยในการศึกษาด้านการพัฒนาที่อยู่อาศัยมาแสดงผลให้เป็นรูปธรรม เพื่อช่วยให้ผู้พัฒนาเมืองสามารถเข้าใจถึงอิทธิพลของปัจจัยด้านทำเลที่ตั้งต่อราคา และการพัฒนาที่อยู่อาศัย แสดงให้เห็นขอบเขตการให้บริการของสาธารณูปโภค สาธารณูปการ และสิ่งอำนวยความสะดวกของเมืองในบริบทของพื้นที่ศึกษา เพื่อวางแผนพัฒนาพื้นที่อยู่อาศัยที่ทำให้ผู้อยู่อาศัยมีคุณภาพชีวิตที่ดีต่อไป

บริษัทอสังหาริมทรัพย์ขนาดเล็กเป็นกลุ่มธุรกิจที่ต้องเผชิญอุปสรรค ปัญหา และการแข่งขันกับบริษัทอสังหาริมทรัพย์ขนาดใหญ่ แต่กลับเป็นกลุ่มธุรกิจที่มีจำนวนมาก มีศักยภาพในการดำเนินธุรกิจ และมีความสามารถในการแข่งขันสูง บทความนี้จึงมุ่งศึกษากลยุทธ์การดำเนินธุรกิจ รวมถึงภูมิหลังองค์กร โดยการสัมภาษณ์เชิงลึกจำนวน 4 บริษัท จำแนกเป็นบริษัทรูปแบบครอบครัว และบริษัทรูปแบบที่ไม่ใช่ครอบครัว และวิเคราะห์ข้อมูลโดยการวิเคราะห์คำสำคัญและเปรียบเทียบ ผลการศึกษาพบว่า 1) บริษัทพัฒนาอสังหาริมทรัพย์ขนาดเล็กที่เน้นการพัฒนาที่อยู่อาศัยในกรุงเทพมหานครส่วนมากเป็นบริษัทอายุไม่เกิน 15 ปีซึ่งมีจำนวนสูงถึง 63.4% 2) จุดเริ่มต้นของธุรกิจขนาดเล็ก ได้แก่ การเล็งเห็นความเป็นไปได้ของตลาด การมีที่ดินเดิม การมีเงินทุน การมีภูมิหลังและองค์ความรู้ที่เกี่ยวข้องกับการดำเนินธุรกิจอสังหาริมทรัพย์ การเห็นโอกาสในการขยายธุรกิจ และความชื่นชอบในผลิตภัณฑ์บ้านแนวราบตามลำดับ 3) จากกรณีศึกษาพบว่าบริษัทรูปแบบครอบครัวมีทีมผู้บริหารที่มีความสัมพันธ์ในลักษณะเครือญาติทั้งรูปแบบที่ไม่ได้มีการแบ่งหน้าที่ชัดเจน และรูปแบบที่แบ่งตามความเชี่ยวชาญเฉพาะด้าน ส่วนบริษัทรูปแบบที่ไม่ใช่ครอบครัวมีทีมผู้บริหารแบ่งตามความเชี่ยวชาญเฉพาะด้าน โดยความชำนาญที่พบร่วมกันอย่างมีนัยยะสำคัญ คือ การแบ่งหน้าที่เฉพาะด้านที่ดิน ด้านการตลาด และด้านการออกแบบก่อสร้าง 4) บริษัทรูปแบบครอบครัวและบริษัทรูปแบบที่ไม่ใช่ครอบครัวต่างมีกลยุทธ์การดำเนินธุรกิจและโครงสร้างองค์กรที่มีเอกลักษณ์ อยู่รอด และสร้างผลกำไรได้ 5) กลยุทธ์การแข่งขันบริษัทอสังหาริมทรัพย์ขนาดเล็กที่สำคัญ คือ กลยุทธ์ความแตกต่างด้านผลิตภัณฑ์ (Differentiation) กลยุทธ์ความเป็นผู้นำด้านต้นทุน (Cost Leadership) และกลยุทธ์การสนองความต้องการเฉพาะกลุ่ม (Focus) 6) ปัจจัยสำคัญที่ทำให้บริษัทขนาดเล็กแข่งขันได้ คือ กลยุทธ์ความแตกต่างด้านผลิตภัณฑ์ ซึ่งส่งผลให้สถาปัตยกรรมบ้านพักอาศัยในโครงการของบริษัทขนาดเล็กมีเอกลักษณ์ มีความโดดเด่นและแตกต่าง จนสามารถสร้างชื่อเสียง ดึงดูดผู้บริโภคสมัยใหม่ และปิดการขายได้อย่างรวดเร็ว งานวิจัยฉบับนี้แสดงให้เห็นถึงรูปแบบการดำเนินธุรกิจของบริษัทอสังหาริมทรัพย์ขนาดเล็กรูปแบบครอบครัวและรูปแบบที่ไม่ใช่ครอบครัว หัวใจสำคัญคือการเลือกใช้กลยุทธ์การดำเนินธุรกิจที่เหมาะสมกับโครงสร้างการดำเนินธุรกิจและภูมิหลัง โดยเฉพาะด้านที่ดิน การตลาด การออกแบบ และการเงิน ซึ่งผลการวิจัยจะเป็นประโยชน์ต่อผู้ประกอบการพัฒนาอสังหาริมทรัพย์ขนาดเล็ก และหน่วยงานที่กำหนดนโยบายส่งเสริมให้ธุรกิจขนาดเล็กมีความเข้มแข็งและมีความสามารถในการแข่งขันในตลาดอสังหาริมทรัพย์ต่อไป

Introduction: An increasing number of studies discuss the relationship of walking with attitudes and perceptions. However, the findings are not consistent, and few studies have examined the relationship between walking and attitudes to overall mobility and multiple modes. In this paper, we contribute to these debates by exploring the relationship between walking for transport and broad attitudes to urban mobility and transport modes. งานวิจัยนี้มุ่งศึกษาองค์ประกอบเชิงกายภาพทางการท่องเที่ยวทั้ง 3 ประการ อันประกอบไปด้วย องค์ประกอบด้านสิ่งอำนวยความสะดวก และองค์ประกอบในด้านความสามารถในการเข้าถึงที่มีอิทธิพลต่อการดึงดูดค่าใช้จ่ายและสัดส่วนผู้พักค้าง ซึ่งเป็นพฤติกรรมการท่องเที่ยวตามนิยามของนักท่องเที่ยวคุณภาพ ในช่วง 5 ปีที่ผ่านมา (พ.ศ.2565 - พ.ศ.2562) ของทั้ง 55 จังหวัดเมืองรองที่ยังคงประสบปัญหาในด้านความเหลื่อมล้ำจากการกระจุกตัวของทั้งจำนวนและรายได้จากนักท่องเที่ยวในบางกลุ่มจังหวัด จนก่อให้เกิดปัญหาการเกินขีดความสามารถในการรองรับได้ (Carrying Capacity) ของพื้นที่ที่มีการเข้ามาของนักท่องเที่ยวในปริมาณมากต่อเนื่องไปจนถึงการส่งผลกระทบต่อเนื่องต่อคุณภาพของทรัพยากรการท่องเที่ยวภายในเมือง จึงนำมาสู่การประเมินถึงความพร้อมของพื้นที่ในการรองรับนักท่องเที่ยวของทุกจังหวัดเมืองรอง ผ่านการวิเคราะห์ชุดข้อมูลองค์ประกอบทางการท่องเที่ยวเชิงกายภาพในแต่ละด้าน รวมไปถึงชุดข้อมูลค่าใช้จ่ายเฉลี่ยต่อหัวต่อคนต่อวันและสัดส่วนนักท่องเที่ยวต่อผู้เยี่ยมเยือนในช่วง 5 ปี โดยใช้วิธีการจัดทำชุดข้อมูลทั้ง 2 ประเภทให้ออกมาในรูปของค่าคะแนนมาตรฐาน (Standard Score) และนำมาจัดกลุ่มตามระดับค่าคะแนนด้วยเทคนิคการแบ่งช่วงชั้นของข้อมูลแบบธรรมชาติ (Natural Breaks) เพื่อประเมินถึงสภาพในปัจจุบันขององค์ประกอบการท่องเที่ยว พร้อมทั้งศักยภาพในการดึงดูดค่าใช้จ่ายและสัดส่วนผู้พักค้างของแต่ละจังหวัดเมืองรอง ซึ่งผลการประเมินทั้ง 2 ชุดข้อมูลนี้จะสามารถนำมาประกอบการทิศทางของแผนการพัฒนาการท่องเที่ยวให้สามารถเกิดความสมดุลทั้งในฝั่งของนักท่องเที่ยวและฝั่งของพื้นที่เมืองรอง ภายหลังจากการประเมินถึงศักยภาพในปัจจุบันของพื้นที่แล้วนั้น จึงได้ทำการวิเคราะห์ถึงองค์ประกอบเชิงกายภาพทางการท่องเที่ยวทั้ง 3 ด้าน ที่มีอิทธิพลต่อการดึงดูดการใช้จ่ายและการพักค้างของนักท่องเที่ยว โดยจะวิเคราะห์ด้วยวิธีการวิเคราะห์ถดถอยเชิงพหุคูณ (Multiple Regression Analysis) ซึ่งผลการวิเคราะห์พบว่าองค์ประกอบการท่องเที่ยวในเมืองรองที่มีอิทธิพลต่อการดึงดูดการใช้จ่ายและการพักค้างของนักท่องเที่ยวนั้น จะ ประกอบไปด้วยองค์ประกอบการท่องเที่ยวในด้านสิ่งดึงดูดใจในประเด็นของจำนวนแหล่งท่องเที่ยวธรรมชาติ และองค์ประกอบในด้านสิ่งอำนวยความสะดวกในประเด็นจำนวนร้านอาหาร จากผลการวิเคราะห์ดังกล่าวได้นำมาสู่การวางแผนนโยบายในการพัฒนาองค์ประกอบการท่องเที่ยวของแต่ละบริบทเมืองรองในปัจจุบัน ให้มีศักยภาพเพียงพอที่จะดึงดูดค่าใช้จ่ายและการพักค้างซึ่งเป็นพฤติกรรมการท่องเที่ยวตามนิยามของนักท่องเที่ยวคุณภาพ พร้อมกันนั้นได้มีการจัดทำข้อเสนอแนะสำหรับกระบวนการในการดำเนินงานของภาครัฐ ภาคเอกชนและภาคประชาชน ให้สามารถดำเนินงานตามแผนการพัฒนาการท่องเที่ยวเมืองรองให้สามารถดึงดูดนักท่องเที่ยวที่มีการใช้จ่ายและการพักค้างได้อย่างสัมฤทธิ์ผล

Rapid urbanization is currently taking place in developing regions that have yet to address already existing and persistent inequities within their urban centers. There is perhaps no urban policy issue more critical for governments of the global South than the elimination of slums and informal settlements, along with the development of equitable access to affordable housing for low-income residents. แผนผังแม่บทการอนุรักษ์และพัฒนากรุงรัตนโกสินทร์ มีเป้าหมายส่งเสริมการอยู่ร่วมกันของแหล่งมรดกทางวัฒนธรรมและชุมชน โดยชุมชนท่าเตียนเป็นหนึ่งในพื้นที่ชุมชนเป้าหมายและจัดทำแนวทางการฟื้นฟูชุมชนที่สอดคล้องกับการอนุรักษ์ในขอบเขตพื้นที่ดำเนินการบริเวณพระบรมมหาราชวัง การศึกษานี้มีวัตถุประสงค์เพื่อประเมินศักยภาพและข้อจำกัดของชุมชนที่จะนำมาใช้ในการพัฒนาชุมชนที่สอดคล้องตามแผนผังแม่บทฯ เพื่อนำไปสู่การกำหนดแนวทางการพัฒนาชุมชนและแนวทางการดำเนินงานให้สอดคล้องกับศักยภาพและข้อจำกัดของชุมชน โดยทำการรวบรวมข้อมูลจากการสำรวจ การสังเกต การสัมภาษณ์และจัดการประชุมปฏิบัติการร่วมกับชาวชุมชน ผลจากการศึกษาแผนผังแม่บทฯ พบว่า ได้กำหนดท่าเตียนให้เป็นพื้นที่ชุมชนการค้าเดิมและฟื้นฟูการทำยาแผนโบราณ โดยจัดทำโครงการพื้นที่ย่านท่าเตียนมีทั้งสิ้น 6 โครงการ ส่วนผลจากการศึกษาศักยภาพและข้อจำกัดปัจจุบัน พบว่า ชุมชนท่าเตียนมีศักยภาพด้านกายภาพเป็นชุมชนในพื้นที่หัวแหวนกรุงรัตนโกสินทร์ และมีข้อจำกัดด้านกายภาพของโรงตลาดภายในชุมชนที่ทรุดโทรมกลายเป็นพื้นที่เก็บของ บดบังทัศนียภาพของกลุ่มอาคารภายในชุมชน ชุมชนมีจุดเด่นด้านศักยภาพด้านเศรษฐกิจเป็นชุมชนการค้าย่านการค้าริมแม่น้ำเจ้าพระยา และศักยภาพด้านสังคมที่มีความสัมพันธ์การค้าลักษณะเป็นเครือญาติ ผลจากการประชุมปฏิบัติการร่วมกับชุมชน พบว่า สามารถกำหนดแนวทางการพัฒนาชุมชน 7 ประเด็น ภายใน 6 บริเวณชุมชน ได้แก่ การพัฒนาตลาดชุมชนกลางคืนบริเวณโรงตลาดภายในชุมชน-การพัฒนาเศรษฐกิจครัวเรือนและการฟื้นฟูเอกลักษณ์บริเวณกลุ่มอาคารริมแม่น้ำเจ้าพระยา-การอนุรักษ์และสืบสานมรดกวัฒนธรรมชุมชนบริเวณถนนท้ายวังและซอยท่าเตียน-การพัฒนาการเข้าถึงชุมชนและการปรับปรุงเส้นทางท่องเที่ยววิถีชุมชนบริเวณทางเดินภายในชุมชน และการพัฒนาเปิดวิถีชีวิตชุมชนการค้าบริเวณกลุ่มอาคารริมถนนมหาราช ผลจากการศึกษาศักยภาพกับแนวทางการพัฒนาชุมชน พบว่า ชุมชนมีศักยภาพการรวมกลุ่มของลักษณะกิจกรรมการค้าเดียวกันหรือการพึ่งพากัน ที่ส่งเสริมให้เกิดอิทธิพลทางความคิดหรือการกระทำไปในทิศทางเดียวกัน แต่มีข้อจำกัดของพื้นที่ประกอบกิจกรรมร่วมกันภายในชุมชน ที่จะส่งเสริมด้านเศรษฐกิจจากการขับเน้นด้านกายภาพของโครงการตามแผนผังแม่บทฯ ในพื้นที่ย่านท่าเตียน ดังนั้นจึงเสนอแนะให้ชุมชนนำพื้นที่อาคารริมแม่น้ำเจ้าพระยาและโรงตลาดมาพัฒนาเป็นพื้นที่ประกอบกิจกรรมทางเศรษฐกิจร่วมกันของชุมชน โดยขอความร่วมมือกับหน่วยงานที่เกี่ยวข้องภายนอก ในการดำเนินงานพัฒนาด้านกายภาพที่ชุมชนไม่สามารถดำเนินการเองได้ เพื่อช่วยสนับสนุนการพัฒนาพื้นที่ชุมชนตามศักยภาพของชุมชน

กลุ่มชายรักชายเป็นหนึ่งในกลุ่มของผู้มีความหลากหลายทางเพศที่มีรายได้ค่อนข้างสูง มีรสนิยมการบริโภคค่อนข้างชัดเจนอีกทั้งมีสถานที่และกิจกรรมเฉพาะให้ไปเลือกใช้ โดยการเข้าถึงที่อยู่อาศัยสำหรับผู้มีความหลากหลายทางเพศในปัจจุบันสามารถเข้าถึงได้ง่ายขึ้นกว่าในอดีต ผู้วิจัยจึงสนใจศึกษาลักษณะเรื่องที่อยู่อาศัยที่พึงประสงค์สำหรับกลุ่มชายรักชายที่มีรายได้ปานกลางค่อนข้างสูงโดยมีความสัมพันธ์ระหว่างที่อยู่อาศัย สิ่งอำนวยความสะดวกกับที่ตั้งของแหล่งงาน และศึกษาปัญหาและอุปสรรคต่อการอยู่อาศัยของกลุ่มชายรักชายในที่อยู่อาศัยปัจจุบันจนรวมไปถึงความคิดเห็นต่อรูปแบบการจัดให้มีที่อยู่อาศัยเฉพาะกลุ่มชายรักชายในอนาคต ผลการศึกษาพบว่ากลุ่มชายรักชายที่มีรายได้ปานกลางค่อนข้างสูงนั้นจะสามารถแบ่งออกได้เป็น 2 กลุ่มโดยกลุ่มแรกจะเป็นผู้ที่มีรายได้อยู่ระหว่าง 50,000 บาทถึง 100,000 บาท ส่วนใหญ่อยู่อาศัยรอบนอกเมืองรูปแบบเป็นคอนโดมิเนียมและคนกลุ่มนี้มักจะใช้รถยนต์ในการเดินทาง กลุ่มที่สองเป็นกลุ่มที่มีรายได้ตั้งแต่ 100,001 บาทขึ้นไป ลักษณะการอยู่อาศัยอยู่ในเขตศูนย์กลางธุรกิจ รูปแบบเป็นคอนโดมิเนียมแต่มีพื้นที่ขนาดใหญ่กว่ากลุ่มแรกและมีการเดินทางโดยรถไฟฟ้า หรือส่วนที่อยู่นอกเมืองจะมีรูปแบบเป็นบ้านพักอาศัยแนวราบที่มีขนาดใหญ่เช่นเดียวกัน ซึ่งโดยปกติกลุ่มคนทั่วไปจะสนใจเลือกที่อยู่อาศัยให้สัมพันธ์กับแหล่งงานแต่กลุ่มชายรักชายจะให้ความสำคัญกับการเข้าถึงพื้นที่สังสรรค์ควบคู่ไปด้วย ลักษณะที่กลุ่มนี้แตกต่างจากกลุ่มอื่นคือการเข้าถึงพื้นที่ที่เกิดความสบายใจในกลุ่มเพศของตนในย่านที่เข้าถึงจะมีกิจกรรม ร้านค้าและร้านอาหารเฉพาะและลักษณะการตกแต่งที่อยู่อาศัยของคนกลุ่มนี้จะมีลักษณะการใช้แสงไฟและสีเพื่อให้เกิดดึงดูดและสร้างความประทับใจให้กับแขกหรือบุคคลอื่นๆเมื่อเข้ามาในที่พักอาศัยให้รู้สึกตื่นเต้น ดังนั้นกลุ่มชายรักชายมีความต้องการความเป็นส่วนตัวในการทำกิจกรรมต่างๆจึงมีการคำนึงถึงเรื่องความปลอดภัยเป็นสำคัญรวมไปถึงความเชื่อมั่นต่อการบริหารงานของนิติบุคคล ส่วนความคิดเห็นเกี่ยวกับการมีชุมชนเฉพาะกลุ่มของชายรักชายมีทั้งที่เห็นด้วยและไม่เห็นด้วย
