The housing crisis and the debate about rent control should result in a beneficial change to the regulation of the sector but the opportunity could be lost for want of clarity of thinking about the nature of rent certainty and the distinction between it and rent control. At present rent is regulated by the Residential Tenancies Act 2004 (RTA 2004) which provides that rent can only change once a year and cannot be more than the market rent. With Ireland’s strong economic recovery and the gradual revival of its construction industry, the future potential status and growth of its provincial cities in general for Drogheda, and the near 80,000 population of the Greater Drogheda Area (GDrA), is viewed as having been portrayed in an underwhelming way in the withdrawn National Spatial Strategy (NSS). Drogheda straddles both Louth and Meath counties, thereby presenting historic governance issues. Ecoscience + Art Initiative: Designing A New Paradigm For College Education, Scholarship, And Service, Changwoo Ahn

The paper presents a new initiative, EcoScience + Art, which blooms at George Mason University. The creator explains the background, history, and recent activities of the initiative, and also introduces an on-going special project called “The Rain Project”, a student participatory project to design, construct, and monitor a green infrastructure (i.e., floating wetland) for sustainable stormwater management on campus. The special project is geared to design and present a new paradigm to integrate college education, scholarship, and service. The relevance of the initiative and the special project to STEAM education is discussed.

The Bay Area Metropolitan Transportation Commission’s (MTC) Freeway Service Patrol’s highway motorist response service is reporting a reduction in their service levels. We analyze the relationship between the reduction in the Bay Area Freeway Service Patrol’s (FSP) motorist assists and changes in vehicle miles traveled (VMT), California Highway Patrol (CHP) reported incidents, and cover research on the impact of new and old vehicle fleet turnover. VMT and CHP incidents have differential effects on FSP assists. Although incidents occurring on freeways with high traffic flows tend to cause more congestion, the trend in local VMT along Bay Area freeway corridors does …

In 1963, Japan passed the New Residential Town Development Act prompting the construction of publicly constructed large-scale residential satellite towns across the nation in response to a severe housing crisis. Addressing two case studies, Senri New Town near Osaka and Tama New Town outside of Tokyo, this thesis examines the historical and social context of the design and construction of postwar new towns by tracing the institutional, intellectual, and architectural histories that shaped their urban form. Senri New Town, the first to be built in Japan, exemplified the model for the postwar new town while Tama New Town, the largest, …

Hurricane Sandy was a major event with major implications for how sociologists think about the relationship between climate change and crisis in urban areas. The storm’s impact on New York provides a valuable case for considering how to study the impacts of climate change on large, densely settled cities with vulnerable hard infrastructure and highly complex social conditions that produce differentiated experiences across many different communities. This working paper considers data at several levels of analysis with the aim of assessing neighborhood inequalities in the impacts of such extreme weather. Between 1985 and 2014, 19 metropolitan areas in the United States built new light rail systems at a cost of over $30 billion. The US Department of Transportation funded a major share of the costs, with support from state and local public funding sources. This dissertation begins by providing an introduction to this era of light rail projects by placing them in the historical context of surface transit improvements in the United States. The Merced del Pueblo de Abiquiu is one of New Mexico’s historic genizaro land grant settlements. “Genizaro was the designation given to North American Indians of mixed tribal derivation living among the Hispanic population” (Gonzales 2014). The “historical connection to the Hopi Genizaro Pueblo Indians of Tewa descent” (Gonzales 2014) is what gives Abiquiu its Pueblo designation. The original settlers were Tewa peoples who settled the area during the early 1600s, followed by the Hopi who left Arizona and settled in the Merced del Pueblo de Abiquiu. “From the 1740s to the 1790s, towns such as Abiquiu were established as …

In India poor sanitation accounts for 1,600 daily deaths of children under the age of five (Dasra, 2012). The societal and environmental conditions in India and many other developing countries have continuously stood as barriers to facilitating changes in sanitation behavior. Efforts made to improve hygiene have continuously faced opposing forces including major gaps between the supply and demand of sanitation. This paper will focus on one pilot program conducted in Chennai, India over the summer of 2014. A review of the history of housing in Ireland shows that owner occupancy and social housing were policy choices by successive governments. Owner occupancy was heavily supported through a system of grants and tax breaks and social housing was directly provided through local authorities at subsidised rents. In recent years policy has changed and tenure neutrality is now guiding the government’s attitude to housing. This paper explores how cities have integrated formal planning into improving public space. Through a review of literature on the topic, this the paper identifies the potential design has to renovate narrow streets and alleys, within the public right of way. By preforming an assessment of plans and programs, this paper identifies the common themes or components that have been used by planners, architects, and engineers to improve the urban environment for pedestrians. Climate change, resource scarcity, and environmental degradation demand a paradigm shift in urban development. Currently, too many of our cities exacerbate these problems: they pollute, consume, and process resources in ways that negatively impact our natural world. Cities of the future must make nature their model, instituting circular metabolic processes that mimic, embrace, and enhance nature. In other words, a city must be a regenerative city or, as some say, an “ecopolis.” So, how to get there—to ecopolis—from here? Using Archived Transit Data To Analyze The Effect Of Rainfall On Transit Performance Measures At The Route Level, Nicholas F. Bleich

This study investigates the effect of rainfall on transit performance measures at the route level in the Puget Sound region of Washington State. Transit agencies are required to report certain performance metrics to the Federal Transit Administration (FTA), but performance measures can also be used to evaluate service and provide customers with information regarding the transit system. Using a three-year sample of archived automatic vehicle location (AVL) and hydrologic data the relationships between ridership, travel time, delay, and rainfall were investigated. The analysis of daily ridership and rainfall resulted in no statistically significant results, however, the results are supported by …

The lack of a comprehensive database for both concentrating and photovoltaic utility-scale solar power projects, those with a generation capacity of greater than 50 MW, hinders the ability of researchers and policy makers to examine the state of solar development in the state of California.
