The differentiation of shame and guilt is not widely discussed. The reason why some people feel shame while others feel guilt is also not universally understood. Various theories have examined cultural influences and how individuals attribute the outcome of various situations. This paper discusses past theories of the reasons behind shame and guilt and conducts a study that examines how social rank, or lack thereof, could affect a person’s emotional response. With the largest U.S. generation in the midst of retirement, the Baby Boomer cohort is vastly changing the senior housing landscape. As the housing market gradually improves and the development of senior housing chases the increasing demand, Baby Boomers are a highly selective cohort with more buying and spending power than their predecessors, are healthier and more active, and are demanding an unconventional modification of alternative senior housing. Transit agencies at all levels of government monitor trends in services, operations, and ridership using performance indicators. Federal and state agencies use these performance indicators in the appropriation of funds to transit agencies. Public transportation is subsidized through federal, state and local programs while only a portion of the operating expenses are covered through rider fares. from these regulations being included in a 167-page appendix at the back of

Neighborhood composition, change, and disadvantage have been shown to influence crime and gang presence in communities. There is a dearth of research, however, that explores whether spatial proximity to disadvantaged areas affects crime and gang presence in nearby locations. Through maps and spatial analysis, this study investigates how neighborhood demographics may vary and may have changed by community type in New Jersey municipalities. Through quantitative analysis and interviews with school and law enforcement officials, the study then analyzes how such community-based phenomena, coupled with proximity to disadvantaged areas, may affect crime, violence, and gang presence in towns and schools.

Between early 2010 and May 2011 the Windham Housing Trust conducted a feasibility analysis to study the possibility of merging with or acquiring the Rockingham Area Community Land Trust, a similar community land trust organization providing affordable housing in an adjacent county.

This study analyzed the one year feasibility study and merger negotiation process between the two organizations, and explored the complex set of relationships between financial partners, communities, residents, and funding stakeholders. Given the economic ‘boom’ and ‘bust’ cycle associated with natural resource extraction, the decision to spend or save the revenue generated by such activity (which is considered a financial windfall), has important policy implications. Two streams of literature exist which help to explain and predict the behaviors of those facing such payments. One of these streams contends that the size of a windfall payment is inversely related to consumption. This thesis is a guide to building a sustainable rail-trail, wherein I focus on invasive species removal, green pavement, and creating an inviting space with the inclusion of integrated art. When the City of Kirkland, WA purchased the 5.75 mile long section of railroad going through the city, I approached city manager Kurt Triplett to ask about his plans for the corridor. He liked the idea of aiming for a sustainable trail, so I wrote a guide to building an environmentally friendly trail based on a number of prominent readings on sustainable design.

Focusing on two community-based organizations’ roles in producing urban place, this thesis contributes to the “New Urban Politics” literature that explores the neoliberal governance of space. Synthesizing participant observation, informant interviews and ideas introduced in Henri Lefebvre’s Production of Space my thesis explores the possibility of aesthetic practices rooted in everyday life to create alternate subjectivities of people and place. While both organizations engage urban governance in ways that do not directly contest neoliberalization, they each affirm participants as agents in the production of urban place in ways that can destabilize the marketization of everyday life.

One method that has been successfully used domestically and internationally is the use of microloans to finance small businesses. One major component of microfinance strategies used abroad that allows for lower transaction costs is the use of Peer Group Lending Programs (PGLPs). This study adds to the limited literature on residentially-focused special taxing districts by addressing three questions on crime prevention and security districts in New Orleans. 1) Do the districts share common characteristics? 2) Do they act as a tool to retain residents? 3) Do they represent what A.O. Hirschman would characterize as “exit,” “voice” or neither, and, as such, how do they effect the city’s potential for service improvement?

The findings show that the districts tend to be wealthier and whiter, and to have higher homeownership rates and home values than the city at large. However, exceptionalities in three of …

Introduction: The benefits to regular physical activity are well established. Walkability is one element of the built environment that has been correlated with increased levels of physical activity. The auto-centric design of Las Vegas Metropolitan area (LVMA) is unique in ways that may influence walkability. The purpose of this study was to determine which urban design characteristics are associated with walking and physical activity in moderate income neighborhoods in LVMA.
