The Appellate Term affirmed the dismissal of five holdover proceedings. The court held that the landlord's building, originally containing five residential units, became subject to rent stabilization after a commercial tenant created a sixth residential unit in the basement. Based on witness testimony regarding the basement's residential use, the court found sufficient indicia of permanency to qualify the space as a housing accommodation. As the landlord failed to serve the required rent stabilization notices, the court affirmed the judgments in favor of the tenants.

This study aimed to investigate whether there is difference among various clinical variables, especially blood loss and total drainage volume, among patients with different types of hepatitis undergoing cardiac surgery. A retrospective study was performed on 150 hepatitis patients (127 hepatitis B and 23 hepatitis C) who underwent cardiac surgery at a single cardiovascular center in 2020. Data on their preoperative, intraoperative, and postoperative variables were collected and statistically analyzed to assess the inter-group differences in the following variables: intraoperative blood loss, postoperative drainage volume, proportion of patients treated with blood transfusion, proportion of patients treated with vasoactive drugs, and …

Modeling Of Precise Positioning And Error Compensation Of Pneumatic Actuators In Food Sorting Machinery, Wang Jianzu
Food and Machinery
[Objective] To investigate the accurate positioning and error compensation model of pneumatic actuators in food sorting machinery, and to improve positioning accuracy and dynamic response.[Methods] The effects of cylinder diameter, position sensor resolution, and friction force on positioning accuracy were analyzed.A correction method based on the Stribeck friction model was proposed, and the ARIMA model was employed to predict and compensate for pressure fluctuations. The control strategy was optimized by integrating a fuzzy PID self -tuning algorithm with a dual closed -loop control architecture.[Results]] Validated through a digital twin platform, the maximum tracking error under sudden load changes was reduced from 0.38 mm to 0.05 mm,and …

Anti-Fatigue Activity Of Lycium Barbarum Polysaccharides, Sun Xin, Fan Shijun
Food and Machinery
[Objective] To clarify the main components of Lycium barbarum polysaccharides that exert an anti -fatigue effect.[Methods] Lycium barbarum polysaccharides with different relative molecular weights are prepared by water extraction, ultrafiltration membrane fractionation dialysis, and other methods. The components with good anti -fatigue activity are obtained by mice burden swimming test. They are then eluted and purified by ion exchange column and gel chromatography column to determine the relative molecular weights and monosaccharide components. The infrared spectrum is employed to analyze.[Results]] The content of polysaccharide, protein, and uronic acid in Lycium barbarum polysaccharides with different molecular weights is 63.62%~75.63%,1.77%~2.63%,and 17.77%~24.77%,respectively.The LBP 2 has a higher component yield. The relative …

Security Application Programming Interfaces (APIs) are crucial for ensuring software security. However, their misuse introduces vulnerabilities, potentially leading to severe data breaches and substantial financial loss. Complex API design, inadequate documentation, and insufficient security training often lead to unintentional misuse by developers. The software security community has devised and evaluated several approaches to detecting security API misuse to help developers and organizations. This study rigorously reviews the literature on detecting misuse of security APIs to gain a comprehensive understanding of this critical domain. Our goal is to identify and analyze security API misuses, the detection approaches developed, and the evaluation …

Introduction: Multipotent Stromal Cells (MSCs) are utilized as therapeutic agents for addressing musculoskeletal conditions, including knee osteoarthritis (OA). However, major challenges in the clinical application include maintenance of the cells in the joint capsule. Hyaluronic acid (HA) is endogenous in synovial joints and commercially available as a joint lubricant. We tested the hypothesis that delivery of MSCs in HA into an OA rat knee model could improve outcomes.
Methods: Rat bone marrow MSCs were suspended in a commercially available HA paste, and cell viability measured with live/dead stains. Biomarkers for MSC chondrogenesis and osteogenesis were monitored with PCR. MSCs with …

The court granted the tenant's motion to dismiss a nonpayment case because the landlord could not produce a valid lease for the period in which the alleged arrears accrued. The landlord's argument that a "HUD Model Lease" provided for a perpetual lease was rejected by the court, which found that the rental amount changing from year to year made the lease indefinite on a material term. Consequently, with no lease in effect for the relevant time, the landlord could not maintain the nonpayment proceeding.

Prospects For Telemedicine Adoption: Prognostic Modeling As Exemplified By Rural Areas Of Usa, Jisun Kim, Hamad Alanazi, Tugrul Daim
Engineering and Technology Management Faculty Publications and Presentations
Experts predict that in the majority of countries state healthcare expenditures will continue to rise. Usage of telemedicine applications – the use of information and communications technologies (ICT) in order to provide clinical health care at a distance – will help optimize the costs of healthcare in the long-term. The main advantages of telemedicine include reducing the number of doctor’s errors, saving both patients and physicians time, and improving the efficiency of healthcare organizations. It also ensures timely and quality services for large segments of the population living in remote territories with difficult socio-economic conditions, particularly rural areas. The paper forecasts …

Respiratory syncytial virus (RSV) is a significant cause of morbidity and mortality in high-risk populations. Although prophylactic options are available, there are no effective oral therapeutics for RSV infection. Obeldesivir (ODV) is an orally bioavailable prodrug of the nucleoside analog GS-441524, which is converted intracellularly to its active nucleoside triphosphate and inhibits the RSV RNA polymerase. Here we report the potent antiviral activity of ODV against geographically and temporally diverse RSV A and B clinical isolates (EC50: 0.20–0.66 μM). Resistance selection studies with ODV and GS-441524 against RSV identify a single amino acid substitution, I777L, in the L polymerase with …

Participation Of Battery Energy Storage Systems In Load Frequency Control Of Power Systems, Zakaria Afsharbakeshloo
LSU Doctoral Dissertations
In this research, functionalities and roles of Battery Energy Storage Systems (BESSs) in power systems are extended beyond primary frequency control (PFC). The BESSs, while participating in PFC, are controlled through charge controllers to first maintain their state-of-charge (SOC) within an acceptable range through a primary charge controller, and to recharge the BESS to its maximum SOC through a secondary charge controller. This forms a hierarchical frequency and SOC control of power grids with BESSs. In this regard, multiple BESS case is considered as well, and by employing the SOC balancing principle, it is shown that desired power sharing among …

Background: Long coronavirus disease (COVID), which affects an estimated 44.69-48.04 million people in the United States, is an ongoing public health concern that will persist as severe acute respiratory syndrome coronavirus 2 (SARS-CoV-2) continues to spread.
Methods: We developed a computational simulation model representing the clinical course, health effects, and associated costs of a person with long COVID.
Results: Simulations show that the average total cost of a long COVID case can range from $5084-$11 646 (assuming symptoms only last 1 year) with 92.5%-95.2% of these costs being productivity losses. Therefore, the current number of long COVID cases could cost …

"Female Faithfulness Encouraged": Gendered Piety In Early American Print, Kadienne Sizemore
Ursidae: The Undergraduate Research Journal at the University of Northern Colorado
Following the American Revolution, membership in Baptist churches grew exponentially and the influence of the Baptist persuasion was significant. As one of the fastest growing Protestant denominations in early America, Baptists and their interests were often indicative of larger trends in religiosity. Conceptions of piety, including beliefs surrounding submission, faithfulness, and duty, were central to the structure of Baptist congregations and their proximate communities. This paper explores the role of gender in the discussion, presentation, and justification of Baptist notions of piety in their publications during the Early American Republic. To build on the work of historians exploring female autonomy …
