Splitting The Baby: Avoiding Foreclosure When Homeowners Have Uncertain Or Conflicting Interests, Daniel Bahls

Avoiding preventable foreclosure has become a common theme for lenders, consumer advocates, and policymakers. Finding alternatives to foreclosure has been difficult, even in the best of circumstances. Past scholarship has explored conflicts of interest between the various lenderside entities and suggested ways to promote foreclosure alternatives despite these conflicts. Thus far, insufficient attention has been given to avoiding foreclosure where homeowners are similarly unable to speak with a clear and united voice. This Article explores how homeownership can be preserved in cases where a homeowner is not able to secure the full cooperation of all borrowers on the account.

This essay focuses on Dickinson’s poem “The Soul has Bandaged moments - ” (Fr360), placing it in relation to several interrelated hymns (Independent, Unitarian, and gospel) that share a common pattern of imagery deriving from the popular “Crowning Day” motif. Through a linked sequence of paired readings, it shows how connections between two loosely related texts sharpen and become meaningful when the two texts are brought into dialog with a third text. Indigenous people of the United States have historically been and continue to be objectified and misrepresented in art, history, science, literature, and mass media. This continued colonization contributes to loss of respect for culture, identity crisis among indigenous youth, health disparities of epidemic proportions, poor performance in education, substance abuse, violence and poverty. Since the early 1990s, the demographics of Waterloo Region (Ontario, Canada) have changed dramatically. Early settlement patterns reflected “chain migrations” of Mennonite farm families moving to the region from Pennsylvania. Subsequent establishment of three urban clusters with German and British roots resulted in a predominantly White regional and Canadian population. A relaxation of Canadian immigration legislation, together with political unrest in many African countries, led to African immigrants and refugees choosing to settle in the Tri-Cities of Waterloo, Kitchener, and Cambridge. This essay explores the concept of revenge and whether or not seeking it out is ever legitimately justified. Using an example from HBO’s critically acclaimed television drama, The Wire, specific focus is placed on fan favorite character, Omar Little’s, violent search for vengeance following the season one murder of his boyfriend, Brandon. Some points considered are what consequences Brandon’s killers would have faced for their crimes if Omar hadn’t sought punishment on his own initiative, what the collateral damage is of such focused anger, and the impact of environment on what kind of retribution is desired.

The history of the United States demonstrates a complicated relationship between civil or national religion and the formation of the common schools. This dissertation uses purposive sampling, survey methodology and description research of a local, public school district with noted high scores on character education. The research uses a Likert scale to document educators' perception of success or failure of character education in relation to religion. In the school district, four schools were chosen for their high scores in character education implementation. This study explored the Northern Ugandan Langi mothers' regard for education in the aftermath of the Lord's Resistance Army (LRA) conflict and occupation and in the on-going experience of adversity. As both targets and victims of LRA savagery, the Langi and Acholi people have endured over 22 years of war, displacement, and devastation. This phenomenological study specifically identified 9 Langi mothers who were survivors of LRA perpetrated atrocities and live today in adverse village environments. Unmanned Aerial Vehicles (UAV’s) have made it possible for the physical demonstration and validation of autonomous formation flight concepts inexpensively and eliminates the flight risk to human pilots. This project explores British colonial interaction with imperial authority in mid-eighteenth century Pennsylvania. The goal is to show that reactions to this authority proved much more complicated than previously identified. This has been done by examining the personal interactions of Pennsylvanians with Britons in political, economic, diplomatic and inter-colonial affairs. Upon examination of these exchanges, it becomes clear that Pennsylvanians differed greatly in their support of British authority depending on their personal place in society and the particular issues they were most personally connected to. The period from the end of the seventeenth year of the reign of the judges to the beginning of the nineteenth year was a particularly unstable time in the history of the Nephite people. The amount of text Mormon devotes to it reveals the importance of this time period in their history. This project aims to investigate abnormalities in glutamate neurotransmission in the rat cortex following traumatic brain injury (TBI). The overarching hypothesis is that excessive glutamate release originating at the site of injury begins an excitotoxic cascade leading to increased intracellular calcium and cell death. Glutamate, the primary excitatory neurotransmitter in the mammalian central nervous system, facilitates learning, memory, and other cognitive functions via activation of metabotropic and ionotropic glutamate receptors. A family of Na+- dependent excitatory amino acid transporters (EAATs) on the plasma membranes of neurons and glial cells facilitate the rapid removal of glutamate from the synaptic cleft, maintaining …

Many acoustic channels suffer from interference which is neither narrowband nor impulsive. This relatively long duration partial band interference can be particularly detrimental to system performance. We survey recent work in interference mitigation as background motivation to develop a spatial diversity receiver for use in underwater networks and compare this novel multi-receiver interference mitigation strategy with a recently developed single receiver interference mitigation algorithm using experimental data collected from the underwater acoustic network at the Atlantic Underwater Test and Evaluation Center. This Thesis presents a prototype design for Sonobuoy Mobile Earthquake Recorder in Marine Areas by Independent Divers (Son-O-MERMAID), a floating instrument that acts as a freely drifting seismometer that captures acoustic signals caused by distant seismic activity. A first version of Son-O-MERMAID was built and deployed in October of 2012, but due to Hurricane Sandy the device was destroyed and data lost. This thesis discusses the growing challenge facing teachers of technical communication in preparing educators with the knowledge, skills, and perspectives to effectively work with an increasing diverse student population, especially with those students whose cultural, racial, language, professional, and ethnic backgrounds are different from the educator’s background. Therefore, Anzaldúan theory offers another productive way of bringing together theory and practice to address the challenge of seeing and practicing technical communication’s critical and civic aspects within diverse communities.
