Why Is Property So Hard?, Chad J. Pomeroy Jan 2013

Why Is Property So Hard?, Chad J. Pomeroy

Faculty Articles

This paper seeks to flesh out the heterogeneity and inherent difficulty of property law and to analyze it in depth. Part I begins this examination by setting up a taxonomy for property law and then describing the heterogeneity inherent in that context and the costs associated with that variability. Real estate law has continually evolved throughout American history — changing from a small, local business to a large, national one, spanning jurisdictional lines and limits — and it is the haphazard and varied nature of this evolution that has created this difficulty and cost. This is notable when contrasted with …

Aspen Status Report And Recommendation For The Book Cliffs, Paul C. Rogers, Cody M. Mittanck, Ronald J. Ryel

Aspen Bibliography

Regionally quaking aspen (Populus tremuloides Michx.) forests are experiencing numerous impediments to resilience. In the West, recent drought, fire suppression, insects, diseases, climate trends, inappropriate management, and ungulate herbivory are impacting these high biodiversity forests. We conducted a landscape assessment of aspen communities in the Book Cliffs region, Vernal Field Office of the Bureau of Land Management, for the purposes of determining landscape-level status of aspen and making recommendations for future management of these forests. The study area consists of 268 distinct aspen polygons totaling approximately 70 ha (174 acres) of aspen forest surrounded by much larger tracts of …

What Matters Most? An Examination Of Breastfeeding Support For African American Mothers, Kanika Littleton Jan 2013

What Matters Most? An Examination Of Breastfeeding Support For African American Mothers, Kanika Littleton

Wayne State University Theses

Breastfeeding offers numerous health benefits to the mother, infant, and society. In the United States breastfeeding initiation rates have increased, but continue to fall short of objectives set forth by the CDC in the Healthy People 2020 initiative, regarding duration and exclusivity. African Americans have lower rates of breastfeeding initiation, duration, and exclusivity than any other racial or ethnic group in the United States (USDHHS, 2012).

The purpose of this study was to examine the breastfeeding experiences of a diverse group of African American women, in order to better understand what social networks encouraged or discouraged breastfeeding initiation, continuation, and …

The Effect Of Sensory Impairment On Cognitive Functioning And Functional Status In Octogenarians And Centenarians, Annalise Marie Rahman Jan 2013

The Effect Of Sensory Impairment On Cognitive Functioning And Functional Status In Octogenarians And Centenarians, Annalise Marie Rahman

Wayne State University Theses

Two theories predominate to explain the covariation of cognitive and sensory functions across the lifespan: The Common Cause hypothesis and the Sensory Deprivation hypothesis. It was hypothesized that the Common Cause hypothesis better accounted for the these relationships. This hypothesis was assessed by examining the associations between sensory functioning, cognitive functioning, functional status, and motor functioning in samples of octogenarians (n = 80) and centenarians (n = 244) drawn from the Georgia Centenarian Study, Phase 3, Project 3. Special attention was given to cross-sensory-modality associations. Hierarchical regressions were also utilized to determine whether inclusion of either measured or self-reported sensory …

Effects Of Tocotrienol Rich Fractions On Lipid Profiles In Hemodialysis Patients, Rami Hanna Jan 2013

Effects Of Tocotrienol Rich Fractions On Lipid Profiles In Hemodialysis Patients, Rami Hanna

Wayne State University Theses

Chronic hemodialysis (HD) patients have an increased risk of cardio vascular diseases (CVD) driven by dyslipidemia, oxidative stress and inflammation. Vitamin E isomers (tochopherols and tocotrienols) are fat-soluble anti oxidants. Tocotrienol isomers (T3) are fewer studies than tochopherol isomers, but they have multifaceted effects on oxidative stress, inflammation and lipid metabolism. We investigated the lipid modifying effects of tocotrienol rich fractions (TRF) on CKD patients receiving HD in a randomized, placebo-controlled, double-blind parallel trial on 81 patients (43M, 38F). Subjects (n=41) were given 220 mg/day of either TRF (180mg TRF, comprising of 34% áT3, 3%âT3, 50% ãT3, 13%äT3 and 40 …

Investigation Of Physiochemical Properties Of A Novel Gradient Calcium Polyphosphate Bone Scaffold And Its Influence On Cellular Behavior, Liang Chen

Wayne State University Theses

A good designed bone scaffold is crucial to bone tissue engineering. We have developed and characterized a novel gradient bone scaffold by combination of Calcium Polyphosphate (CPP) with different size of porogen (stearic acids). Compared with homogenous scaffold, the gradient bone scaffold with different pore size and porosity can better mimic natural bone structure. Directly perfusion flow bioreactor was developed. This 3D dynamic cell culture was better mimic the physiological condition for cell growth. It was beneficial to nutrition and oxygen delivery throughout the whole scaffold and was able to form shear stress. We wanted to investigate the effect of …

Cumulative Risk, The Home Environment, And Interactive Book Reading Between Mother And Child As Predictors Of School Readiness, Laura Mary Northerner Jan 2013

Cumulative Risk, The Home Environment, And Interactive Book Reading Between Mother And Child As Predictors Of School Readiness, Laura Mary Northerner

Wayne State University Theses

There is evidence in the literature that early school readiness predicts later school performance (Duncan et al., 2007; La Paro and Pianta, 2000). There is less research, however, on the impact of risk factors on a child's school readiness, and protective factors that may lessen the negative effects of various risk factors. This study explored predictors of school readiness, including cumulative socio-demographic risk, the home environment, and interactive book reading behaviors. Participants included 104 young mothers and their children. The mother and child dyads were assessed at three time points. Cumulative socio-demographic risk was measured in the lab when the …

Impact Of Folate Depletion On Expression Of Folate Metabolizing Enzymes, Yizhen Wu Jan 2013

Impact Of Folate Depletion On Expression Of Folate Metabolizing Enzymes, Yizhen Wu

Wayne State University Theses

Folate is a water-soluble vitamin B that plays a critical roles in the de novo nucleotide synthesis, DNA repair, DNA methylation, and cellular growth. By involved in the one-carbon metabolic pathways, folate influences the thymidine monophosphate (dTMP) and the purine nucleotides synthesis, consequently affect the DNA synthesis and repair. Through the one-carbon pathway, the folate level also influences the DNA methylation, consequently affect the gene expression.

In this study, we inspected the change of gene expression of 14 genes which are related to the folate metabolism in two different cell lines. One is MEF cell line and the other one …

An Exploration Of The Relationships Among Demographics, Risk Factors, Perceived Self-Efficacy, And Fall Prevention Behaviors In Community-Dwelling Thai Older Adults, Kanyarat Ubolwan

Wayne State University Dissertations

Background: Worldwide, falls among older adults lead to significant physical, psychological, and social problems. Studies have described fall prevalence, risk factors, and the impact of falls in Thailand. Although fall prevention requires significant self-care abilities, insufficient knowledge exists about how to prevent falls in Thai community settings or the predictors of fall prevention behaviors among Thai Older adults.

Purpose: Orem's Self-Care Theory was used: 1) to examine the relationships among the basic conditioning factors (BCFs) of age, gender, falls, comorbidity, mental and physical health status, self-care agency (i.e., self-efficacy), and fall prevention self-care behaviors and 2) to determine the predictors …

The Role Of At Epistemic Community In Haitian Education Reform Post Earthquake 2010, Joy Okeefe Jan 2013

The Role Of At Epistemic Community In Haitian Education Reform Post Earthquake 2010, Joy Okeefe

Master's Theses

This is a study of the role of an epistemic community involved in the policymaking of education reform in Haiti after the devastating earthquake of 2010. It uses Peter M. Haas' (1992) framework as a theoretical lens. According to Haas, epistemic communities are conceptualized as "a network of professionals with recognized expertise and competence in a particular domain and an authoritative claim to policy relevant knowledge within a domain or issue area" (3). The epistemic communities involved in the policymaking of the current education reforms specifically related to privatization in Haiti are identified and analyzed through the content analysis of …
