The Impact Of Upzoning On Housing Construction In Auckland, Ryan Greenaway-Mcgrevy, Peter C. B. Phillips
The Impact Of Upzoning On Housing Construction In Auckland, Ryan Greenaway-Mcgrevy, Peter C. B. Phillips
Cowles Foundation Discussion Papers
There is a growing debate about whether upzoning is an effective policy response to housing shortages and unaffordable housing. This paper provides empirical evidence to further inform debate by examining the various impacts of recently implemented zoning reforms on housing construction in Auckland, the largest metropolitan area in New Zealand. In 2016, the city upzoned approximately three quarters of its inner suburban land to facilitate construction of more intensive housing. We use a quasi-experimental approach to analyze the short-run impacts of the reform on construction, allowing for potential shifts in construction from non-upzoned to upzoned areas (negative spillovers) that would, …

Lessons Learned: Chris Ricciardi, Matthew A. Lieber, Steven H. Kasoff
Journal of Financial Crises
Chris Ricciardi was a CDO pioneer who built the structured products units at CS First Boston and Merrill Lynch before moving to the asset management side. Ricciardi began his career structuring novel fixed-income securities at Prudential. At CS First Boston and Merrill, he catapulted each investment bank’s lagging unit into the top of the league tables for CDO (collateralized debt obligation) issuance. He was CEO of Cohen & Co. from 2006 to 2011, when he left to co-found investment management firm Mead Park Management. A graduate of the University of Richmond with an MBA from the Wharton School of the …

Wall Street’S Subprime Debacle: Firsthand Accounts From Inside The Cdo Machine, Matthew A. Lieber, Steven H. Kasoff
Journal of Financial Crises
The observations, perceptions, and actions of participants in the subprime markets remain poorly documented and incompletely understood. Seeking to deepen our understanding, this study has produced seven interview summaries and one article telling the story of a hypothetical CDO deal. This article is organized in four parts. First, it presents our research questions and methods in relation to the existing knowledge on the topic. Second, it describes what we think are the study’s main contributions. Third, it previews the Lessons Learned summaries and interviews from each of the participants. And last, it identifies what we believe are some of the …

Broad-Based Capital Injection Programs, June Rhee, Junko Oguri, Greg Feldberg, Andrew Metrick
Broad-Based Capital Injection Programs, June Rhee, Junko Oguri, Greg Feldberg, Andrew Metrick
Journal of Financial Crises
This paper surveys 36 broad-based capital injection (BBCI) programs and attempts to identify some best (and worst) practices. We argue that it is crucial to distinguish between programs implemented during acute (“panic”) and chronic (“debt overhang”) phases of a crisis, where the goals of program design should be different. In an acute phase, programs should be designed to influence the behavior of bank counterparties, while in chronic phases, the focus should be on bank behavior itself. With this framing, we identify seven themes to guide program design, and provide many illustrative examples for the policymaker’s tool kit.

How Do I Know What You Know? A Novel Theoretical Account Of Epistemic Inference, Rosie Aboody
How Do I Know What You Know? A Novel Theoretical Account Of Epistemic Inference, Rosie Aboody
Yale Graduate School of Arts and Sciences Dissertations
Of the capacities that make us uniquely human—pedagogy, social learning, coop- eration, communication, moral evaluation—all hinge, at least in part, on an under- standing of what others know or believe. Critically, we cannot see mental states: we have access only to the observable behaviors they cause. So, to navigate the social world, we must often infer what others think from observing what they do. While prior work has investigated how children and adults infer preferences, goals, and desires from behavior, little research has investigated how we infer epistemic states (knowledge and beliefs). In this thesis, I expand upon existing accounts …
Human Engineered Pulsatile Conduits Using Engineered Heart Tissue Of Defined Composition And Fiber Orientation, Christopher William Anderson
Human Engineered Pulsatile Conduits Using Engineered Heart Tissue Of Defined Composition And Fiber Orientation, Christopher William Anderson
Yale Graduate School of Arts and Sciences Dissertations
Tissue engineering and regenerative medicine are relatively new fields that aim to combine principals of chemistry, physics and biology to recreate tissues of the body within lab settings. By utilizing these concepts, novel tissues can be created from entirely biologic material for use as therapeutic replacement tissues. The advent of stem cell technology has been an incredible enabling factor for tissue engineering as a field, especially that of human induced pluripotent stem cells (hiPSCs). hiPSCs are a class of stem cell that may be readily produced using non-invasively derived patient samples that are subsequently transfected with what are commonly known …
Essays On Marginal Treatment Effects, Vitor Augusto Possebom
Essays On Marginal Treatment Effects, Vitor Augusto Possebom
Yale Graduate School of Arts and Sciences Dissertations
In this dissertation, I discuss identification problems with two sources of endogeneity. In both chapters, one source of endogeneity is self-selection into treatment. To address this problem, I use the Marginal Treatment Effect framework developed by Heckman and Vytlacil (2009). In the first chapter, I partially identify the marginal treatment effect (MTE) function when the treatment variable is misclassified. To do so, I explore three sets of restrictions on the relationship between the instrument, the misclassified treatment and the correctly measured treatment, allowing for dependence between the instrument and the misclassification decision. If the signs of the derivatives of the …
Essays On Development Microeconomics In Ghana, Nathan Earl Barker
Essays On Development Microeconomics In Ghana, Nathan Earl Barker
Yale Graduate School of Arts and Sciences Dissertations
Developing countries are urbanizing, transitioning out of agriculture, and expanding social protection programs. In order to understand the economic consequences of these phenomena, it is important to understand the way that individual and household behavior adjusts in response to these changes. This dissertation examines this interplay; I study how cultural institutions and structural transformation interact, and evaluate the effects of a specific form of social protection: cognitive behavioral therapy. In Chapter 1, I examine the ways in which a specific set of cultural institutions, land inheritance rules, interact with economic opportunities outside of agriculture. In particular, I examine the effects …
Archival Phonetics & Prosodic Typology In Sixteen Australian Languages, Sarah Babinski
Archival Phonetics & Prosodic Typology In Sixteen Australian Languages, Sarah Babinski
Yale Graduate School of Arts and Sciences Dissertations
In naturalistic speech, the phonetic instantiation of phonological categories is often highly variable. Speakers have been observed to converge on patterns of phonetic variation that are consistent within languages but variable cross-linguistically for the same phonological phenomenon. Speakers are evidently sensitive to these sorts of patterns and learn the phonetic variation in a consistent way. Furthermore, the systematicity of this variation suggests that these patterns should change over time systematically as well. Most Australian languages assign lexical stress consistently on the first syllable of the word, raising the question of how the phonetics of stress varies across languages with this …
Deep Learning For Embedding And Integrating Multimodal Biomedical Data, Matthew Amodio
Deep Learning For Embedding And Integrating Multimodal Biomedical Data, Matthew Amodio
Yale Graduate School of Arts and Sciences Dissertations
Biomedical data is being generated in extremely high throughput and high dimension by technologies in areas ranging from single-cell genomics, proteomics, and transcriptomics (cytometry, single-cell RNA and ATAC sequencing) to neuroscience and cognition (fMRI and PET) to pharmaceuticals (drug perturbations and interactions). These new and emerging technologies and the datasets they create give an unprecedented view into the workings of their respective biological entities. However, there is a large gap between the information contained in these datasets and the insights that current machine learning methods can extract from them. This is especially the case when multiple technologies can measure the …
Functional Profiling Of Human Commensal Metabolites In Colorectal Cancer And Pain Sensation, Yiyun Cao
Functional Profiling Of Human Commensal Metabolites In Colorectal Cancer And Pain Sensation, Yiyun Cao
Yale Graduate School of Arts and Sciences Dissertations
The gastrointestinal tract contains the largest number and greatest diversity of microbes which are referred to collectively as the gut microbiota. Alterations in microbiota dysbiosis are associated with diverse disease states, including colorectal cancer (CRC), inflammatory bowel disease (IBD) and irritable bowel syndrome (IBS). However, the causative mechanisms mediated by the gut microbiota are still to be illustrated. Particularly, the gut commensals encode ~150 times more genes than the human genome and thousands of metabolites that mostly lack functional annotations or structural identification. Therefore, the functional profiling of human commensal metabolites is promising to reveal the molecular mechanisms of the …
The Role Of Mink1 In Congenital Heart Disease: Regulation Of Spemann Organizer Cell Fate And Multiciliated Cell Specification, Vaughn Colleluori
The Role Of Mink1 In Congenital Heart Disease: Regulation Of Spemann Organizer Cell Fate And Multiciliated Cell Specification, Vaughn Colleluori
Yale Graduate School of Arts and Sciences Dissertations
Congenital Heart Disease (CHD) is the most common birth defect and leading cause of infant mortality, yet molecular mechanisms explaining CHD remain mostly unknown. Sequencing studies are identifying CHD candidate genes at a brisk rate including MINK1, a serine/threonine kinase. However, a plausible molecular mechanism connecting CHD and MINK1 is unknown. Here, we reveal that mink1 is required for proper heart development due to its role in left-right patterning. Mink1 regulates canonical Wnt signaling to define the cell fates of the Spemann organizer and the Left-Right Organizer, a ciliated structure that breaks bilateral symmetry in the vertebrate embryo. To identify …

Essays On Numerical Integration In Hamiltonian Monte Carlo, James Brofos
Yale Graduate School of Arts and Sciences Dissertations
This thesis considers a variety of topics broadly unified under the theme of geometric integration for Riemannian manifold Hamiltonian Monte Carlo. In chapter 2, we review fundamental topics in numerical computing (section 2.1), classical mechanics (section 2.2), integration on manifolds (section 2.3), Riemannian geometry (section 2.5), stochastic differential equations (section 2.4), information geometry (section 2.6), and Markov chain Monte Carlo (section 2.7). The purpose of these sections is to present the topics discussed in the thesis within a broader context. The subsequent chapters are self-contained to an extent, but contain references back to this foundational material where appropriate. Chapter 3 …
Sick Time: Medicine, Management, And Slavery In Louisiana And Cuba, 1763-1868, Liana Demarco
Sick Time: Medicine, Management, And Slavery In Louisiana And Cuba, 1763-1868, Liana Demarco
Yale Graduate School of Arts and Sciences Dissertations
Modern, capitalist ideas of productivity became central to medicine under slavery. They shaped how physicians treated enslaved patients, crafted a scientific basis for medicine, and conceived of themselves as a profession. Between the late eighteenth century and the mid-nineteenth century, white male physicians in Louisiana and Cuba distinguished themselves from other healers: first, by aligning with Spanish colonialism, and then, by making themselves essential to a new form of plantation management that used clock-time discipline, hierarchical divisions of labor, and complex accounting systems. As these technologies became widespread in sugar and cotton production, they helped planters precisely interpret enslaved health …
“Everybody Is Locked Up”...Black Families With Incarcerated Loved Ones, Patrice Collins
“Everybody Is Locked Up”...Black Families With Incarcerated Loved Ones, Patrice Collins
Yale Graduate School of Arts and Sciences Dissertations
Increasing rates of parental incarceration in the U.S. are implications of a changing society for Black children and their families. Yet, very little is known ethnographically about the experiences of families with arrested and incarcerated parents. This study uses urban ethnographic methods to understand the contextual and social factors for families of the incarcerated, from the perspectives of poor Black families experiencing incarceration. I argue that the arrest of a parent initiates a powerful ripple effect that occurs within families, communities, and other social institutions. The arrest is often just the beginning of complicated interactions with the criminal system. This …
Quantifying Membrane Topology At The Nanoscale, Zachary Ryan Connerty-Marin
Quantifying Membrane Topology At The Nanoscale, Zachary Ryan Connerty-Marin
Yale Graduate School of Arts and Sciences Dissertations
Changes in the shape of cellular membranes are linked with viral replication, Alzheimer's, heart disease and an abundance of other maladies. Some membranous organelles, such as the endoplasmic reticulum and the Golgi, are only 50 nm in diameter. As such, membrane shape changes are conventionally studied with electron microscopy (EM), which preserves cellular ultrastructure and achieves a resolution of 2 nm or better. However, immunolabeling in EM is challenging, and often destroys the cell, making it difficult to study interactions between membranes and other proteins. Additionally, cells must be fixed in EM imaging, making it impossible to study mechanisms of …
An Abundance Of Quenching: Comparing Observations And Simulations Of Low Mass Galaxies, Claire Dickey
An Abundance Of Quenching: Comparing Observations And Simulations Of Low Mass Galaxies, Claire Dickey
Yale Graduate School of Arts and Sciences Dissertations
This thesis focuses on low mass, quiescent galaxies in the local universe, with the goal of providing meaningful constraints on the feedback mechanisms that drive quenching in low mass galaxies. We present an in-depth exploration of what may be the lowest mass galaxies still able to self-quench on galaxy-wide scales, using Keck/ESI long-slit spectroscopy (Dickey et al. 2019). Despite their overall passive appearances, nearly all low-mass quiescent galaxies host AGN, in contrast to denser environments, where we observe significant numbers of quiescent galaxies lacking AGN signatures. These results suggest that the presence of hard ionizing radiation (AGN-like line ratios) is …
T Cell Regulation Of Antibody Responses To Infection And Immunization, Jennifer Shuen Chen
T Cell Regulation Of Antibody Responses To Infection And Immunization, Jennifer Shuen Chen
Yale Graduate School of Arts and Sciences Dissertations
T follicular helper (Tfh) cells are the conventional drivers of protective, germinal center (GC)-based antiviral antibody responses. However, loss of Tfh cells and GCs has been observed in patients with severe COVID-19. As T cell-B cell interactions and immunoglobulin class switching still occur in these patients, non-canonical pathways of antibody production may be operative during SARS-CoV-2 infection. We found that both Tfh-dependent and -independent antibodies were induced against SARS-CoV-2 infection, SARS-CoV-2 vaccination, and influenza A virus infection. Even though Tfh-independent antibodies to SARS-CoV-2 had evidence of reduced somatic hypermutation, they were still high-affinity, durable, and reactive against diverse spike-derived epitopes …
Transmitters, Texts, And Traditions: The Zoroastrian Priesthood From The Sasanian To The Early Islamic Period, Kayla Dang
Yale Graduate School of Arts and Sciences Dissertations
This dissertation examines the institutional framework of the Zoroastrian priesthood through its individual priests and their relationship with ruling authorities. Entitled “Transmitters, Texts, and Traditions: The Zoroastrian Priesthood from Late Antiquity to the Early Islamic Period,” it traces the survival and transformation of the priesthood across the divide of the Arab conquest of Iran, the period of transformation from Zoroastrianism as a state religion under the Sasanid kings to the gradual conversion of the population to Islam under Muslim rulers. Using primary sources in Arabic, Syriac, Armenian, and Greek alongside material culture and literary sources in Middle Persian, I study …
Essay In Social Coordination, Jacob Derechin
Essay In Social Coordination, Jacob Derechin
Yale Graduate School of Arts and Sciences Dissertations
Social Coordination is an essential feature of any social system. Coordination is a precondition for certain kinds of cooperation, as cooperation implies agents working together for a common cause, while coordination only implies agents synchronizing their behavior. For example, social contagion suggests a mechanism for groups to socially coordinate without necessarily cooperating. When behaviors spread across social ties the people may not be actively intending to spread the behavior, so they are not always cooperating. The necessity of coordination does not imply that it is easy to achieve. In Chapter 1, I survey two theoretical frameworks for operationalizing the challenges …
Two Projects Informed By Work On Glucosepane, Robert Donald Hale
Two Projects Informed By Work On Glucosepane, Robert Donald Hale
Yale Graduate School of Arts and Sciences Dissertations
Part 1: Having developed a reaction to synthesize the protein-sugar crosslink glucosepane, we sought to apply our lessons to the synthesis of structurally similar molecules. Marine alkaloids containing a diaminoimidazole-derived core possess intriguing chemical structures and have displayed promising antimicrobial activity in preliminary screens. However, these compounds generally contain densely functionalized multicyclic cores and relatively large numbers of nitrogen atoms. For these reasons, they have proven difficult to synthesize. In this work, we report a novel total synthesis of the marine alkaloid (±)-dibromoagelaspongin. Our key intermediate is a 2,5-diaminoisoimidazole accessed in one step from a suitably protected guanylhydrazine and an …
Automated Approaches For Program Verification And Repair, William Triest Hallahan
Automated Approaches For Program Verification And Repair, William Triest Hallahan
Yale Graduate School of Arts and Sciences Dissertations
Formal methods techniques, such as verification, analysis, and synthesis, allow programmers to prove properties of their programs, or automatically derive programs from specifications. Making such techniques usable requires care: they must provide useful debugging information, be scalable, and enable automation. This dissertation presents automated analysis and synthesis techniques to ease the debugging of modular verification systems and allow easy access to constraint solvers from functional code. Further, it introduces machine learning based techniques to improve the scalability of off-the-shelf syntax-guided synthesis solvers and techniques to reduce the burden of network administrators writing and analyzing firewalls. We describe the design and implementationof …
