Cities such as Washington, Isfahan and Dubai witnessed a remarkable boom in real estate prices in the vicinity of metro stations, while Greece was affected by the boom in commercial activity and modification of land uses. Now, with the remarkable urban expansion of Al Riyadh City and the expected increase in population, this research discusses the expected effects of elevated metro stations on the residential neighborhood’s urban fabric, whether land uses, floor heights, price changes, and the impact on the urban landscape and social behavior.
