This dissertation looks at how gentrification touches down, at the neighborhood and individual scale, in Crown Heights and reproduces experiences of racial inequality in home and place. Taking an historical materialist approach and drawing on residential oral histories, this study frames these reproductions of racial inequality as always-in-tension with ongoing acts of resistance from Black homeowners, renters, and long-term residents. Specifically, the research explores the conditions under which Black residents of a predominantly Afro-Caribbean neighborhood acquire and maintain—and in some cases lose—their housing and sense of place and belonging. This thesis explores the gentrification of Munjoy Hill, a neighborhood on the northeast end of Portland, Maine from 1990-2024. Once the industrial hub of the city filled with factories and an industrial shipping port in the late 1800s and early 1900s, Munjoy Hill is now the most desirable neighborhood in the city with expensive, high-end condos, water views, ocean access, and hip restaurants and breweries. I argue that Munjoy Hill’s industrial past and strong connection to the local environment has made it unique, however the recent gentrification also makes Munjoy Hill a place that resembles, gentrified neighborhoods in cities around …

As the housing affordability crisis intensifies, I content that the spatial and longitudinal aspects of housing affordability are important dimensions of affordability. While much has been written about the sources and drivers of this new housing crisis, I investigate the impact of space, gentrification, and the life course on affordability patterns. I specifically address questions about the (1) role of space in shaping affordability patterns, the (2) impact of gentrification on neighborhood and household affordability, and (3) the trajectory of affordability over the life course. “The Creation of the Home” is a study that puts in conversation theories within sociology of immigration, culture, nationality, urban studies, gentrification, and literature. These realms of study allow us to capture the trajectories of meaning making by Dominican Immigrants in New York City who lived in the homeland for the majority of their childhood. It shows that even when the physical home is endangered by larger structural forces such as economic precarity, gentrification, and displacement, Dominican immigrants continue to center their identity and cultural markers through symbolic recreations of the home. The core conceptualization of gentrification is social class ascension. Researchers and the public have often disagreed about how, when, where, and why gentrification occurs. When there is agreement, researchers often add specifications, such as displacement, that further confuse the concept. Reasons for the confusion include non-integrating theoretical dimensions, methods that assume independent effects, and the context of place. It is a complex process that transforms the characteristics of entire neighborhoods, modifying not only the observable physical aspects, but also the community structure. Traditional quantitative gentrification measurement approaches assess the process through analysis of Census demographic indicators coupled with field visit analysis of the physical built environment. In particular, previous research of Seoul’s residential gentrification has broadened our understanding of the role of the developmental state and property speculation in urban clearance and renewal. This study examines neighborhood change among mixed income neighborhoods in Chicago, IL between 2010 and 2017. Previous literature has focused extensively on the process of gentrification in transitioning homogenous low income neighborhoods to homogenous high income neighborhoods. However, few studies have tested empirically if mixed income neighborhoods are a persistent neighborhood type or if they are inherently a neighborhood undergoing transition. This methodology uses data from the U.S. Census American Community Survey to utilize a logit regression which tests the likelihood that a 2010 mixed income neighborhood will transition upwards to a 2017 homogenous high income neighborhood. This study examines the role of local churches in neighborhood change, analyzing the relationship between Christian churches and changes in household median incomes from 1990 to 2010 in the census tract in which each church is located. Based on a nationally representative sample of churches from 2006 and 2012, the study uses hierarchical linear modeling and statistical matching techniques to analyze how key church characteristics such as social service involvement, social capital generation, residential patterns of attendees, and demographic composition are related to changes in neighborhoods. The Cully neighborhood is situated in the Northeast quadrant of Portland, Oregon. It is 2.75 square mile plot of land and home to roughly 13,000 people. In addition to being one of the most diverse neighborhoods in Portland, it is the most densely populated, with the smallest amount of parkland per capita. Over the last two decades, home value has increased 203% in Cully, compared to a 90% citywide increase. How we develop cities in the twenty-first century remains a subject of contentious debate worldwide. As neoliberal strategies are implemented in redevelopment projects, public safety nets are reduced and low-income communities of color in declining urban neighborhoods become particularly vulnerable. This multiple case study seeks to understand the experiences of post crisis urban redevelopment for low-income communities of color in 5 major U.S. cities. The data I analyzed include 101 short videos from the interactive documentary platform Land of Opportunity, documenting the process of post-crisis urban redevelopment in New Orleans, New York, Chicago, Detroit, and San Francisco.
