Gram Vikas Partners, Inc. (Sponsor) is proposing the development of the approximate 400-acre Canyon Ranch Tract (Project) in northwest Comal County, Texas. The Project would occur approximately eight miles northeast of Spring Branch, Texas along Farm to Market Road (FM) 306. The Project will consist of a mix of both residential and commercial properties, associated roads, utilities and a wastewater treatment facility. As part of the development, an approximate six-acre wastewater treatment facility will be constructed in the west-central portion of the Project area, approximately 0.9-mi northwest of FM 306 and County Road (CR) 401 intersection.

The Comal Independent School District (CISD) retained Pape-Dawson Engineers, Inc. (PapeDawson) to conduct cultural resource investigations for the proposed construction of a new high school (High School #4) near the city of Garden Ridge in southern Comal County, Texas. The CISD High School #4 Project (Project) includes construction of buildings, parking lots, roadways, and associated utility installation for the new school campus. After the identification of a State Antiquities Landmark (SAL)-eligible burned rock midden at site 41CM412 during the preliminary archaeological survey, a data recovery investigation was undertaken within this portion of the site.

The Royal Coachman site, 41CM111, is bisected by FM 306 near the highway’s eastern crossing of the Guadalupe River. Archeologists from the Texas Department of Transportation conducted extensive excavations at the site in 1980 and the Center for Archaeological Research carried out fieldwork related to geomorphic assessment of the deposits in 2002. The site contains at least three archeological components, an upper zone that may be of late Middle Archaic age and two commingled lower zones that are early Middle Archaic in age and contain a mix of Nolan/ Pandale and Bell-Andice/Early Triangular points. CAR staff conducted a pedestrian survey of the project area along the Dry Comal Creek and monitored backhoe trenching operations. Two sites were recorded and assigned trinomials: Site 41 CM220 lies on an active floodplain and probably represents an open prehistoric campsite with a Late Paleoindian period component. The work-required by the Texas Historic Commission-was performed under contract with the city of New Braunfels Parks and Recreation Department. The excavation of the footings for the handicap ramp covered an area roughly 2 x 5 m and was less than 70 cm in depth. In March 1989, archaeologists from the Center for Archaeological Research, The University of Texas at San Antonio conducted a subsurface testing program at two localities proposed for well drilling by the Edwards Underground Water District in New Braunfels, Texas. The testing was done to locate and evaluate any archaeological remains which might be affected by well drilling. Prehistoric archaeological remains were encountered at Well Locality 1, but Well Locality 2 was devoid of any cultural materials.
