Economic forecasting is the process of predicting the future condition of an economy using the combination of several indicators. The indicators being used for this report will include population growth, economic production, wages, industry specific production trends, unemployment rates, home values, occupancy rates, rent forecasts, education, and tourism. Hong Kong’s free economy has major influence in Asia and around the world. Because of the rising political tension between Hong Kong and Mainland China, the city’s economy is at risk. There has been a long history of political dissent in the city showing a growing disapproval of the Beijing government. We empirically consider Airbnb’s effect on a new variable in Short Term Rental (STR) research, second homes, employing a model pre-Airbnb diffusion (2009), and post-Airbnb diffusion (2019). In doing so we test our hypothesis that second home use will be converted to short-term rentals with the advent of Airbnb. We do so through a natural experiment examining housing stock. We create a schema to segregate tourist and non-tourist counties based on economic variables and deploy these in our research framework observing a shock to housing supply. For the Virginia hotel industry, the last 24 months have been challenging in a number of ways. The pandemic and associated social distancing measures resulted in a collapse of visitors and revenue in the spring and summer of 2020. In 2021, the Hampton Roads market set records for hotel revenue, but other markets continued to struggle. In this chapter, we look at how the markets in Virginia have performed over the past two years and how 2022 may bring good news for the hotel industry.
