Socially Responsible Investment (SRI) has seen a remarkable growth in recent years – primarily in the US and UK, but also in other markets including Australia. This growth, along with the development of corporate social responsibility, is suggested to be a result of increased awareness in social, environment and human rights issues. The literature offers several suggestions as to how SRIs and SRI funds may differ from other investments, as financial assets. This dissertation consists of essays relating to the three important real estate research topics: spatial statistics, mortgages, and real estate investment trusts (REITs). In the first essay, “Spatial Distribution of Retail Sales,” we apply retail gravity models to examine the spatial distribution of retail sales for a retail chain in the Houston market. Unlike previous empirical studies, our study models both the spatial dependencies among both consumers and retailers. When making conclusions about the performance of managed funds, it is critical that the framework in which such performance is measured provides an accurate and unbiased environment. In this thesis I search for true performance of the two major classes of funds- equity as well as fixed interest managed funds. Problem Statement. Literature reveals that college or university presidents play a key role in raising funds for their institutions. These roles are well documented, and yet many presidents face challenges in raising adequate funds for their institutions. Success stories of some university presidents are recorded, but no research has studied their rhetoric in raising funds in an attempt to uncover their formula for success. One such president is Theodore Hesburgh of the University of Notre Dame.

How Good Is The Market At Assessing Bank Fragility? A Horse Race Between Different Indicators, Paola Bongini, Luc Laeven, Giovanni Majononi

For a sample of individual banks, active in the East Asian countries during the years 1995-1998, we explore the performance of three sets of indicators of bank fragility computed on the basis of publicly available information. We compare the behavior of traditional “early warning” indicators, based on balance sheet information, with that of implicit deposit insurance premia, based on the stock prices dynamics, and with the behavior of credit rating agencies’ assessments. We find significantly different patterns among the three groups of indicators in their ability of forecasting financial distress at both a specific point in time and through time. …

An ancient Hindu model of human nature and social organization is presented as a proposed explanation for people's behaviors and management styles in modern Indian organizations. A number of propositions emanating from the discussion of the model and review of relevant literature are proposed for future testing. International managers can use this model to aid them in synergistic cross-cultural management in some South Asian countries, such as India, Nepal, and Sri Lanka.

Observers often note that democracy has been breaking out all over the world since the fall of the Soviet Union, but all democracies are not the same or equally genuine. Now is a good time to evaluate India’s democratic experiment because, after all, India earned its independence over 55 years ago and has been an active democracy ever since. In my judgment, India can justifiably congratulate itself on establishing and nourishing a genuine or authentic and vibrant democracy.
When average Americans think of India, they think of poverty, disease, illiteracy, corruption, and disorganization. They rarely, if at all, think of …
