This dissertation consists of essays relating to the three important real estate research topics: spatial statistics, mortgages, and real estate investment trusts (REITs). In the first essay, “Spatial Distribution of Retail Sales,” we apply retail gravity models to examine the spatial distribution of retail sales for a retail chain in the Houston market. Unlike previous empirical studies, our study models both the spatial dependencies among both consumers and retailers. Our results show both the spatial dependencies have significant impacts on the estimates of parameters in retail gravity models. Contrary to the suggestions of Guitschi (1981) as well as Eppli and …

This research was Wave II of a longitudinal, qualitative study designed to describe the outcomes of welfare reform legislation on rural families in Louisiana as they tried to comply with provisions of the Personal Responsibility and Work Opportunity Reconciliation Act of 1996. This particular study looked at a subset of women (n=12) from Wave II and explored two questions: (a) Whether the decline in Louisiana welfare caseloads translated into rural women finding and keeping jobs; and (b) What is the likelihood that the women employed at the time of this study will be able to sustain their work efforts and …

The Bab el Mandab Strait is where the transition occurs between two noticeably different tidal regimes: the Gulf of Aden, where tidal fluctuations are mixed and have a range in excess of 2 m, and the Red Sea, where the tides are principally semidiurnal and their range is less than 1 m. Within the Strait, observations collected between May of 1995 and July of 1997 indicate that tidal currents are a mixed type and dominant constituents are the K1 and M2. Photobacterium damselae subspecies piscicida, previously known as Pasteurella piscicida, is an important pathogen of hybrid striped bass and many fish species cultured in brackish water in the United States, Japan, Europe, and the Mediterranean. The purpose of this study is to investigate virulence mechanisms that contribute to the pathogenesis of this organism. The ability of P. damselae to survive/replicate within hybrid striped bass macrophages was evaluated with an in vitro killing assay. Results indicated that the numbers of bacteria recovered from macrophages at 3, 6, 12, and 18 hours of incubation increased significantly over time. In contrast, the numbers of …

Structural-time series models have not gained much ground in commodity market modeling despite the overwhelming popularity of time series approaches in forecasting and dynamic analyses. This dissertation contributes by applying developments in seasonal cointegration and structural-time series analysis (e.g., Zellner and Palm (1974); Hsiao (1997); Lee (1992); Franses and Kunst (1999); Ghysels and Osborn, 2001) to the study of agricultural commodity markets. The focus is on three research themes. This study examined nonverbal memory in patients with intractable temporal lobe epilepsy (TLE) on a figural reproduction task, the Rey-Osterrieth Complex Figure (ROCF). The Boston Qualitative Scoring System (BQSS) was used to examine whether qualitative features of ROCF performance could discriminate between those with right and left TLE. As predicted, seizure groups did not differ on a standard quantitative scoring system for the ROCF. Contrary to prediction, the right TLE group did not perform more poorly on BQSS measures of quality or organization, and they did not have greater difficulty recalling the figure after a delay. This dissertation presents a new numerical model of reactive polymer flow in heterogeneous porous media. A moment representation of the log-normal polymer molecular weight distribution is used to model polymer as a multi-component species. Three leading moments are used to simulate the polymer transport and reaction processes in a two-dimensional porous medium. A new operator splitting technique that allows the moment equations for polymerization to be incorporated into a finite-difference transport model is developed. Two experiments were conducted to investigate the effects of gruesome evidence on mock jurors? decisions in a simulated capital trial. The first experiment was designed as a replication and extension of Douglas, Lyon, and Ogloff (1997), who found that mock jurors who were presented with gruesome photographic evidence were nearly twice as likely to convict the defendant than participants who did not see the gruesome evidence. In Experiment 1, gruesome evidence was manipulated in two ways: photographic evidence (low gruesome, highly gruesome, or control photographs) and verbal testimony (low gruesome vs. highly gruesome). Bayesian estimation has gained ground after Markov Chain Monte Carlo process made it possible to sample from exact posterior distributions. This research aims at contributing to the ongoing debate about the relative virtues of the Frequentist and Bayesian theories by concentrating on the qualitative dependent variable models. In this study I discuss the importance of audience selection and response upon the dramaturgies of African American playwrights August Wilson and Ed Bullins. Using the theories and criteria for African American art and theatre as espoused by Alain Locke, W.E.B. Adsorption-desorption and transport behavior of pesticides are important processes that influence the amount retained by the soil and that which is susceptible to runoff or movement within the soil profile. Kinetic batch experiments were used to study the adsorption-desorption behavior of metolachlor (a non-ionic herbicide) and deltamethrin (a pyrethroid insectcide) in soils, and atrazine (a triazine) in sugarcane mulch residue. The conscientiousness and neuroticism dimensions of the Five Factor Model (FFM) have been shown to be predictive of performance (Barrick & Mount, 1991; Paunonen & Ashton, 2001). This research examined three relatively unexplored issues, including (a) the impact of conscientiousness and neuroticism on motivational processes and performance; (b) the criterion-related validity of facet measures of conscientiousness and neuroticism as predictors of motivation and performance; and (c) whether conscientiousness, neuroticism, and their facets impact changes in motivational processes between performance episodes. In this work we discuss consistency, stability and convergence of rational approximation methods for strongly continuous semigroups on Banach spaces. The Lax-Chernoff theorem shows that in this setting consistency and stability assumptions are necessary to obtain strong uniform convergence of approximation methods. We investigate rational approximation methods for strongly continuous semigroups and their consistency properties, with special emphasis on A-stable methods and Padé-type approximations. In particular, we discuss the stability and convergence properties of these schemes, including the stability of the well-known and widely used Backward-Euler and Crank-Nicolson Schemes. Short peptides containing Cα,α-dipropylglycine (Dpg) at alternating sequence positions were synthesized and examined for conformational behavior. Peptide assembly was performed using Fmoc-solid-phase chemistry where the coupling with PyAOP could be significantly enhanced at elevated temperature. Circular dichroism (CD) and NMR conformational studies revealed that incorporation of Dpg residues induced folded structures into peptides. It was observed that Dpg residues adopted helical conformation in a helix-promoting sequence. The resulting helical structure was comprised of consecutive β-turns whose structure was stabilized by salt bridge in aqueous solution. Interfacial mass transfer in disordered media was studied experimentally and numerically. The dissolution of solid benzoic acid spheres in packed columns showed the existence of spatial variations in mass transfer coefficients in monodisperse and polydisperse packings at the same overall Peclet number. The concept of a local Peclet number (single-particle average) was introduced to quantify the effect of local hydrodynamics on local mass transfer. Correlations between Sherwood number and Peclet number having the form Shi=A·(xiPe)m were used to quantify data from various sites in each packing. Several studies have examined the ability of the Rey 15-Item Memory Test (MFIT) to identify malingering of memory problems among a variety of psychiatric and neurologically impaired populations. The consensus has been that the quantitative scoring method is overly sensitive to genuine memory impairment and lacks sensitivity to simulated amnesia. However, a reexamination of these studies and available data indicates the MFIT is both valid and effective at identifying actual malingerers among civil litigants, and a number of these studies were limited through inappropriate inclusion of severely impaired patients and research designs of questionable validity. This dissertation is an investigative cultural ecologic study of the pastoralists in the eastern and northwestern lowlands of Eritrea. Tigre, Hidareb, and Rashaida herders were identified and studied throughout the fieldwork. These ethnic groups constitute people with defined cultural and economic characteristics inhabiting environments characterized by marked seasonal variations in precipitation. Their livelihoods are almost wholly dependent on livestock forming types of modes of production identified as pure-pastoralism and agro-pastoralism. This dissertation addresses the problem of the denigration of the voice in poststructural theory and contemporary performance criticism. The problem has antecedents in twentieth-century language philosophy. Saussure defines language as a compendium of arbitrary words recognized according to the degrees of phonetic difference between them. Since for Saussure the arbitrary words of language also designate arbitrary concepts, he concludes that the sounds of words cannot be thought constituent of their sense. After Saussure, structuralism dislodges the voice from its privileged position in the phonologic discourses of Western thought. The purpose was to examine the cardiovascular response to an acute bout of handgrip exercise before and after non-dominant arm exercise training. 19 people participated in 16 sessions of exercise training and 16 participants acted as controls (age: 20±1yrs). Blood flow measurements were taken at rest and following 3-min of forearm occlusion (RHBF) using plethysmography. Pneumotachometer, ECG, and blood pressure data were continuously collected during three testing conditions (spontaneous breathing (SB1: 5min), handgrip exercise (0.5hz) at 60%MVC with 50mmHg of pressure on the arm (H60+50mmHg: 5 min), and forearm occlusion (FAO: 3min)). Advances in computer technologies allow calculations in ever larger model spaces. To keep our understanding growing along with this growth in computational power, we consider a novel approach to the nuclear shell model. The one-dimensional harmonic oscillator in a box is used to introduce the concept of an oblique-basis shell-model theory. By implementing the Lanczos method for diagonalization of large matrices, and the Cholesky algorithm for solving generalized eigenvalue problems, the method is applied to nuclei. American composer Daron Aric Hagen (b. 1961) is emerging as one of America's brightest young composers of the twenty-first century. Ned Rorem, the champion of American art song, believes Hagen to be a composer of great ability and skill. This study deals with the miniature folk opera Dear Youth (1990) which is composed of eight songs for soprano, piano, and flute. Frédéric Chopin’s Trois Nouvelles Études (Three New Études) were composed in 1839 at the request of François Fétis and Ignaz Moshceles for inclusion in a new and elaborate piano teaching method. While these new studies are less dramatic and brilliant than Chopin’s two previous sets of Études, op. 10 and 25, they are no less concerned with expressive musical qualities and they are of equal artistic merit to any of Chopin’s earlier Études.
