Leaders’ efforts to sustain a competency advantage are tightly connected to their company’s ability to implement technology innovation. Property management allows decision making and team-leading processes to unfold new shapes again and again. However, little research has examined these dynamics. This study examines the relationship between leadership styles and property management firm performance in the digital era. We focus on two leadership styles: Transactional Leadership and Transformational Leadership and propose that digitalization will moderate the relationship between different leadership styles and property management effectiveness. High-speed rail (HSR) networks boost inter-city accessibility across a country and stimulate economic growth in inner cities. These economic gains, however, can often be accompanied by sharp increases in land and property prices along the lines that raise governmental concerns. This study examined the effect of the introduction of HSR on land prices in Taiwan and how the extent of such an effect varied with the stages of economic, societal, and infrastructural developments in different cities in Taiwan. Screened Out Of Housing: The Impact Of Misleading Tenant Screening Reports And The Potential For Criminal Expungement As A Model For Effectively Sealing Evictions, Katelyn Polk

Having an eviction record “blacklists” tenants from finding future housing. Even renters with mere eviction filings—not eviction orders—on their records face the harsh collateral consequences of eviction. This Note argues that eviction records should be sealed at filing and only released into the public record if a landlord prevails in court. Juvenile record expungement mechanisms in Illinois serve as a model for one way to protect people with eviction records. Recent updates to the Illinois juvenile expungement process provided for the automatic expungement of certain records and strengthened the confidentiality protections of juvenile records. Portfolios of mortgage loans played an important role in the Great Recession and continue to compose a material part of bank assets. The distribution of mortgage portfolio returns, and consequently, the risk of these portfolios, is quite distinct even from other fixed income asset classes. This dissertation contains three essays, each aiming to analyze a specific component of risk in mortgage portfolios and role of geographical diversification in reducing this risk.

Superstition, Conspicuous Spending, And Housing Market: Evidence From Singapore, Jia He, Haoming Liu, Tien Foo Sing, Changcheng Song, Wei-Kang Wong

We study the effect of superstition and conspicuous spending motives on housing demand and price in Singapore. We find that buyers pay less for homes with unlucky addresses and more for homes with lucky addresses. There were fewer housing transactions on inauspicious days of the lunar calendar when people are advised to avoid making major economic decisions. This suggests that superstitious belief still affects economic activities. The demand for lucky addresses is also weaker on these inauspicious days, suggesting that superstitious belief indeed affects the demand for lucky addresses. There have been many commentaries on the Irish agricultural land market, but regrettably for those of us interested in it there have been limited reliable data to test our theories. Given the importance of agriculture to the Irish economy and society, it is surprising how little reliable primary data exists about the Irish agricultural land market. To help address this lack of data the Society of Chartered Surveyors Ireland (SCSI) and Teagasc are publishing a 50-year dataset of agricultural land sales and rentals to complement the SCSI member survey data.

The Housing Choice Voucher Program (HCVP) is a public-private partnership between a landlord, voucher holder, and a Public Housing Authority (PHA). However, this public-private partnership appears to be a two-sided partnership instead of a three-way partnership as the HCVP was designed. Over 110,000 landlords have withdrawn from the HCVP since 2009, which has negatively affected housing choices for voucher holders. This phenomenon of landlords leaving the HCVP is a catastrophe problem for the rental housing crisis that is a part of the larger affordable housing crisis. In its 2015 landmark civil rights decision in Obergefell v. Hodges, the Supreme Court finally held that the Equal Protection and Due Process Clauses of the United States Constitution guarantee same-sex couples’ marital equality. The Court’s unprecedented declaration that the right to marry is a fundamental right under the Due Process Clause strengthened married couples’ right to privacy because it subjects government actions infringing on marital unions to heightened scrutiny. Occupational choice at the margin depends on both the incentives for entry and barriers to entry. The primary entry barrier determined by regulation is an occupational license. These are government laws determining the minimum qualifications to enter an occupation including education, testing, fees, and background checks. These regulations are currently enforced on 25% of the US labor market. The laws are crafted to protect consumers from unsafe goods and services but also have important consequences in labor market outcomes. This study analyzes the impacts of different announcements of the Qualified Mortgage GSE Patch expiration, set for January 10, 2021. The Qualified Mortgage GSE Patch was introduced in January 2014 to allow for the GSEs, Freddie Mac and Fannie Mae, to originate loans above the monthly Debt-to-Income ratio of 43 percent with the same protections as a Qualified Mortgage. To analyze these impacts, I measure the changes in the number of loans the GSEs obtain and weighted average home price before the announcement to after the announcement.
