The Importance Of School District Quality In The Columbus Real Estate Market, Ryan Karapas
Undergraduate Honors Thesis Projects
Using a random sample of 100 houses sold between the months of October 2018 and January 2019 in the greater Columbus, Ohio area, this paper investigates the relationship between school district quality and the selling price of houses. The results show that school district quality has a positive and statistically significant influence on the Columbus real estate market. An increase of one letter grade in school district quality (calculated using output-related factors such as student performance) leads to a 13% increase in the selling price of a house. This report was commissioned by the Property Services Regulatory Authority (PSRA) as an independent investigation of the impact of regulation on Property Service Providers (PSPs) in Ireland.
The number of licensees has increased on an annual basis since the establishment of the Authority; however until now the impact of regulation on PSPs in Ireland is unexplored thus prompting this research.
Data was collected from licensees nationwide in two phases; an online survey administered in August 2018 yielding a 25% response rate (1,207 usable responses received) and a number of semi-structured interviews with PSPs representing each category of licence holder. A …

Lease Structures & Occupancy Costs In Eco-Labeled Buildings, Jeremy Gabe, Spenser Robinson, Andrew Sanderford, Robert A. Simons

Purpose: This research investigates whether energy-efficient green buildings tend to provide net lease structures over gross lease ones. It then considers whether owners benefit by trading away operational savings in a net lease structure.
Design: Empirical models of office leasing transactions in Sydney, Australia, with wider transferability supported by analysis of office rent data in the United States.
Findings: Labelled green buildings are approximately four to five times more likely than non-labelled buildings to use a net lease structure. However, despite receiving operational savings, tenants in net leases pay higher total occupancy costs, benefiting owners. On average, …

This dissertation examines the current state and evolution of retail location decision-making (RLDM) in Canada. The major objectives are: (i) To explore the type and scale of location decisions that retail firms are currently undertaking; (ii) To identify the availability and use of technology and Spatial Big Data (SBD) within the decision-making process; (iii) To identify the awareness, availability, use, adoption and development of SBD; and, (iv) To assess the implications of SBD in RLDM. Essays On Financial Incentives, Tyson D. Van Alfen
Theses and Dissertations--Finance and Quantitative Methods
In my first chapter, I use a novel dataset of customer reviews from Amazon.com to study the impact of managerial myopia on product market reputation. Using exogenous variation due to the timing of CEO equity vesting events, I show that short-term incentive shocks predict declines in reputation. A changing product market lineup and a deterioration of existing products are two mechanisms through which reputation is affected. The effect is larger when the CEO has other short-term concerns and when the firm has a low reputation in the product market. However, higher advertising expenses mitigate the negative reputational effect among consumers. …
