This study aims to investigate environmental interiority and urban conditions which promote adaptations of nodes as foci of place in the historic, suburban waterfront community. Nodes, existing as strategic places as public activity settings, on the other hand, have been barely examined in terms of the dynamic transition of interior places among urbanisation. The study argues that nodal adaptations taking up dynamic development play crucial functional roles in sustaining a waterfront community in connection with the implementation of place resources and accessible opportunities of new transportation networks. This study explores the readiness and preparedness of the major stakeholders within the Egyptian maritime sector towards the adoption of smart green port practices, with particular consideration given to Alexandria Port. With growing environmental threats, the need to support sustainable maritime operations is high. Although large-scale green infrastructure (GI) interventions are widely recognized as solutions to these issues, small-scale institutional landscapes remain a neglected yet powerful component of urban GI networks. Low-lying deltas worldwide are extremely vulnerable to sea-level rise. As the risks of climate-induced flooding become increasingly clear, the thirst for infrastructure-driven adaptation increases. This highlights a patent need to understand the impacts of engineering adaptation solutions, especially those targeting built structures such as dykes and sluices, on farmers from a bottom-up, farmer-centred perspective. The study addresses this call by examining cases where dyke policies, while successful in some dimensions, have undermined small-scale farmer livelihoods in Ca Mau ― Vietnam’s southernmost rural province. This article examines the intersection of two distinct strains of urban studies: mixed-use development and urban megaprojects, through a systematic review of literature. One strain focuses on integrating diverse uses and functions within a single space, known as 'mixed-use'. The other originates from the technical complexities of megaprojects adapted to architecture and urban design. The article seeks to address a gap in the literature by clarifying the conceptual yet geographical overlaps between these two strains, which often have broad, blurred boundaries; it proposes a novel framework for defining and interpreting the related literature at this conceptual intersection.

Focusing on two community malls in Bangkok—The Commons Thong Lo and Zone C of Marché Thong Lo—the research adopts a qualitative comparative case study approach, combining on-site observation, photographic documentation, and semi-structured interviews. วัตถุประสงค์หลักของการศึกษานี้คือการศึกษาแนวทางการจัดการขยะสู่เป้าหมายขยะไปหลุมฝังกลบสุทธิเป็นศูนย์ (Zero Waste to Landfill) ปัจจัยส่งเสริมความสำเร็จ และบทบาทหน้าที่ของงานบริหารทรัพยากรกายภาพ (Facility Management: FM) ในการขับเคลื่อนโครงการจัดการขยะ ซึ่งมีจุดมุ่งหมายเพื่อนำไปสู่การกำหนดแนวทางการบริหารจัดการขยะในอาคารสูงอย่างยั่งยืน การศึกษาในครั้งนี้เป็นการวิจัยเชิงคุณภาพ โดยได้ศึกษากรณีศึกษาหลัก โครงการความร่วมมือขนาดใหญ่ด้านสิ่งแวดล้อมในการจัดการขยะ (Large-Scale Cooperative Initiative in Sustainability) ซึ่งมีการเก็บรวบรวมข้อมูลด้วยวิธีการสัมภาษณ์ผู้มีส่วนเกี่ยวข้อง ผ่านกรณีศึกษาย่อยอาคารสำนักงานขนาดใหญ่พิเศษ จำนวน 4 แห่ง บนถนนรัชดาภิเษก ที่เข้าร่วมเป็นสมาชิกก่อตั้งโครงการ Care the Whale ได้แก่ CW Tower, AIA Capital Center, SET และ Fortune Town ร่วมกับการสังเกตการณ์กระบวนการจัดการขยะในพื้นที่จริง และการรวบรวมข้อมูลทุติยภูมิจากรายงานผลการดำเนินงานผลการศึกษาพบว่า ความสำเร็จของการดำเนินโครงการมีความสัมพันธ์โดยตรงกับระดับการมีส่วนร่วมของผู้บริหาร (Executive Engagement) โดยกรณีศึกษาที่มีการกำหนดนโยบายจากผู้บริหารระดับสูงที่ชัดเจนและมีการติดตามผลอย่างต่อเนื่อง สามารถสร้างประสิทธิภาพการคัดแยกขยะได้สูงสุดถึงร้อยละ 100 ในขณะที่อาคารที่มีลักษณะการใช้งานแบบผสมผสานและขาดการกำกับดูแลเชิงรุก มีสัดส่วนการคัดแยกขยะเพียงร้อยละ 1-5 ในขณะเดียวกันก็พบว่าปัจจัยความสำเร็จที่สำคัญไม่ได้ขึ้นอยู่กับการกำหนดนโยบายเพียงการตั้งเป้าหมายเท่านั้น แต่ต้องมีการบูรณาการบทบาทงานของ FM เข้ามามีส่วนเกี่ยวข้องอย่างเป็นระบบ ซึ่งช่วยให้เกิดการผลักดันจากระดับนโยบายมาสู่แนวทางการปฏิบัติงานได้จริงเมื่อพิจารณาถึงแนวทางการพัฒนาการจัดการขยะในอาคารสูงอย่างยั่งยืน องค์กรควรกำหนดนโยบายการจัดการขยะให้เป็นวาระสำคัญที่ต้องมีการติดตามและประเมินผลอย่างสม่ำเสมอ พร้อมทั้งส่งเสริมให้หน่วยงานบริหารทรัพยากรกายภาพพัฒนาทักษะด้านการจัดการข้อมูลเพื่อสนับสนุนการตัดสินใจเชิงกลยุทธ์ และสร้างภาคีเครือข่ายในการแก้ไขปัญหาขยะโดยการบูรณาการความร่วมมือกับหน่วยงานภายนอก เพื่อขับเคลื่อนองค์กรสู่เป้าหมาย Net Zero Emissions

สถาปัตยกรรมสมัยใหม่ในประเทศไทยเป็นแนวทางที่ได้รับอิทธิพลมาจากต่างประเทศ แต่ในขณะเดียวกันก็เกิดขึ้นภายใต้บริบทที่มีความเฉพาะตัวของประเทศไทย เป็นผลจากสถานะทางการเมืองการปกครองของไทยในฐานะประเทศที่ไม่เคยตกเป็นอาณานิคมของชาติตะวันตก แต่ในขณะเดียวกันก็ถูกแทรกแซงจากสหรัฐอเมริกาในช่วงสงครามเวียดนาม (พ.ศ.2497–2518) จากการทบทวนวรรณกรรมพบว่าการศึกษาที่ผ่านมาล้วนใช้วิธีการศึกษาสถาปัตยกรรมสมัยใหม่ในภาพกว้าง และชี้ให้เห็นว่าปัจจัยจากต่างประเทศ ได้แก่ การศึกษาของสถาปนิก และอิทธิพลจากสหรัฐอเมริกานั้นมีบทบาทสำคัญ การศึกษาในครั้งนี้เลือกใช้วิธีการศึกษาเปรียบเทียบ (comparative method) อาคารกรณีศึกษาประเภทสถาบันทางศิลปะและวัฒนธรรม (cultural institution) เพื่อให้สามารถวิเคราะห์สถาปัตยกรรม และปัจจัยที่เกี่ยวข้องได้อย่างลึกซึ้งยิ่งขึ้น โดยมีวัตถุประสงค์เพื่อศึกษาปัจจัยที่ส่งผลต่อการเกิดขึ้นของสถาบันทางศิลปะและวัฒนธรรมในกรุงเทพมหานคร ซึ่งออกแบบด้วยแนวทางสถาปัตยกรรมสมัยใหม่ และบทบาทของความเคลื่อนไหวทางศิลปะที่ส่งผลต่อสถาปัตยกรรม คัดเลือกอาคารกรณีศึกษา จำนวน 3 อาคาร ได้แก่ อาคารบริติชเคาน์ซิล (พ.ศ.2513) ห้องสมุดสถาบันภาษาเอยูเอ (พ.ศ.2513) และหอศิลป พีระศรี (พ.ศ.2517) ใช้การวิเคราะห์ตัวสถาปัตยกรรมเอง ร่วมกับหลักฐานชั้นต้นประเภท สูจิบัตรนิทรรศการศิลปะ แบบสถาปัตยกรรม และภาพถ่ายทางอากาศ ร่วมกับหลักฐานชั้นรองประเภท หนังสือ บทความ และวิทยานิพนธ์ในประเด็นที่เกี่ยวข้อง โดยมีปัจจัยหลักคือ ผู้อุปถัมภ์ บริบทของที่ตั้ง ภูมิหลังของสถาปนิก และหน้าที่ใช้สอย เป็นกรอบในการศึกษาวิเคราะห์ ผลการศึกษาชี้ให้เห็นว่า สหรัฐอเมริกามิได้เป็นประเทศเดียวที่มีบทบาทต่อประเทศไทยในช่วงสงครามเย็น ประเทศในกลุ่มเสรีนิยมอื่นต่างเข้ามามีบทบาทในประเทศไทยเช่นกัน ด้วยการใช้การทูตวัฒนธรรมผ่านการก่อตั้งสถาบันทางศิลปะและวัฒนธรรมในประเทศไทย และความเคลื่อนไหวทางศิลปะในประเทศไทยเป็นหนึ่งในปัจจัยที่มีความสำคัญยิ่ง ทั้งศิลปะและสถาปัตยกรรมมีความเคลื่อนไหวไปในทิศทางเดียวกัน กล่าวคือศิลปะและสถาปัตยกรรมต่างปฏิเสธการแสดงออกซึ่งอัตลักษณ์ของชาติ และมุ่งไปที่แก่นแท้ของศาสตร์ทั้งสองมากกว่า ความเคลื่อนไหวดังกล่าวเกิดขึ้นท่ามกลางปัจจัยแวดล้อม อันประกอบไปด้วย สภาวะสงครามเย็นในประเทศไทย บริบทของที่ตั้ง สภาพภูมิอากาศ เทคโนโลยีการก่อสร้าง และปัจจัยระดับบุคคล ได้แก่ สถาปนิก และผู้อุปถัมภ์

อาคาร ภปร เป็นอาคารที่ต้องมีการเปิดใช้งานต่อเนื่องเพื่อรองรับการรักษาของผู้ใช้บริการ การใช้งานอาคารที่ยาวนานนั้นย่อมส่งผลให้อาคารนั้นเกิดความเสื่อมของอาคารที่ตามมา จึงทำให้มีโครงการจ้างปรับปรุงคลินิกผู้ป่วยนอกเกิดขึ้น โดยมีวัตถุประสงค์เพื่อปรับปรุงให้ส่วนการให้บริการรักษาพยาบาลของโรงพยาบาลได้มาตรฐานและเป็นสภาพแวดล้อมที่ดี ซึ่งในโครงการจ้างปรับปรุงคลินิกผู้ป่วยนอกนั้น เป็นโครงการปรับปรุงระหว่างที่อาคารยังมีการเปิดใช้งานรับรองการรักษาของผู้ที่เข้ามาใช้บริการ ส่งผลให้โครงการปรับปรุงอาคาร ภปร นี้อาจมีความแตกต่างจากโครงการปรับปรุงทั่วไป จากผลการศึกษาพบว่าโครงการปรับปรุงอาคารสถานพยาบาลที่มีลักษณะเป็นอาคารสูง ที่มีการใช้งานเป็นระยะยาว จำเป็นต้องมีการทำงานร่วมกันของทั้ง 3 ฝ่าย ได้แก่ ฝ่ายผู้บริหารโครงการ (PM) ฝ่ายผู้บริหารจัดการงานก่อสร้าง (CM) และฝ่ายผู้บริหารทรัพยากรอาคาร (FM) ซึ่งการทำงานนั้นต้องมีความสัมพันธ์กันและจำเป็นต้องมีความเข้าใจในการใช้งานพื้นที่ของอาคาร และมีความเข้าใจในปัจจัยต่าง ๆ ไม่ว่าจะเป็นผลกระทบจากการดำเนินงานปรับปรุงอาคารประกอบไปด้วย เสียงรบกวน การทำงานล่าช้า เหตุการณ์ไม่คาดคิด (Unforeseen factors) การติดขัดในทางสัญจร ฝุ่นละอองและกลิ่น ได้รับความไม่สะดวกต่อการใช้งานพื้นที่อาคารบางส่วน และงานเพิ่มเติมนอกเหนือสัญญา และพบว่าแนวทางการแก้ไข คือ การจัดเตรียมพื้นที่ งานระบบสำรอง ปรับแผนงานบางส่วนนอกเวลา จัดประชุมประสานงานอย่างต่อเนื่อง การกำหนดมาตรฐานความปลอดภัยในงานปรับปรุง และการแบ่งพื้นที่ในการปฏิบัติงาน การศึกษานี้มีข้อสรุปและเสนอแนะ สำหรับการดำเนินงานโครงการปรับปรุงส่วนให้บริการผู้ป่วยนอกในระยะถัดไปนั้น จำเป็นต้องคำนึงถึงผลกระทบที่อาจเกิดขึ้นในช่วงการก่อสร้าง และปัจจัยที่ควรคำนึงถึงในงานปรับปรุงอาคารผู้ป่วยนอกระหว่างที่มีการใช้งาน เพื่อเป็นแนวทางในการป้องกัน แก้ไข และลดผลกระทบที่อาจเกิดขึ้นจากกระบวนการดำเนินงาน และในการออกแบบอาคารสถานพยาบาลในอนาคต เนื่องจากอาคารมีลักษณะเป็นอาคารที่มีการใช้งานระยะยาว ส่งผลให้ต้องมีการปรับปรุงอาคารในอนาคต ทางผู้ออกแบบควรคำนึงถึงเรื่องการเตรียมเส้นทางการสัญจร สำหรับขนส่งวัสดุ อุปกรณ์ และพื้นที่สำรองสำหรับงานระบบ

การประยุกต์ใช้แบบจำลอง As-Built BIM ในงานบริหารทรัพยากรกายภาพ (BIM-FM) เป็นหลักการที่เชื่อถือได้ว่า เป็นการเพิ่มประสิทธิภาพการบริหารจัดการอาคาร โดยเฉพาะการใช้ประโยชน์จากข้อมูลที่พัฒนาในระดับ Level of Development (LOD) ที่สอดคล้องกับกรอบความต้องการข้อมูล (Level of Information Need: LOIN) ของฝ่ายบริหารทรัพยากรกายภาพ งานวิจัยนี้มีวัตถุประสงค์เพื่อทำการทดลองการจัดการข้อมูล As-Built BIM สำหรับสนับสนุนงาน BIM-FM ในอาคารสถานศึกษา จำนวน 3 อาคาร ซึ่งมีลักษณะพื้นที่ใช้งานและกิจกรรมที่หลากหลาย อาทิ พื้นที่หอพัก ห้องประชุม ห้องสมุด ห้องเรียน ห้องปฏิบัติการ และสำนักงาน โดยมุ่งเน้นในระบบปรับอากาศซึ่งเป็นองค์ประกอบสำคัญหนึ่งในการพิจารณาประสิทธิภาพการใช้งานของอาคารใช้ระเบียบวิธีวิจัยแบบผสมผสานจากการทบทวนมาตรฐานสากลด้าน Level of Development (LOD), Level of Information Need (LOIN) การจัดทำข้อมูลในแบบจำลอง As-Built BIM ระดับ LOD 400 และการสัมภาษณ์ผู้เชี่ยวชาญด้านบริหารอาคาร เพื่อวิเคราะห์และกำหนดชุดข้อมูลที่เหมาะสมต่อการพัฒนาโมเดลไปเป็น BIM-FM สำหรับการบำรุงรักษาระบบปรับอากาศของผู้บริหารอาคาร ผลการทดลองพบว่า ผู้บริหารอาคารให้ความสำคัญกับข้อมูลเชิงเทคนิคที่จำเป็นต่อการบำรุงรักษาเชิงป้องกัน ได้แก่ ค่าน้ำยาทำความเย็น (Refrigerant) ค่าแรงดันไฟฟ้า (Voltage) ค่าความดันด้านแรงดันสูง (High Pressure Side) รวมถึงตัวชี้วัดด้านพลังงาน ซึ่งเป็นข้อมูลสำคัญสำหรับการประเมินสภาพระบบ วางแผนบำรุงรักษา และใช้สำหรับเตรียมการก่อนดำเนินงานซ่อมบำรุงอย่างเป็นระบบอย่างไรก็ตาม การใช้กรอบ Level of Information Need (LOIN) เพียงอย่างเดียวไม่เพียงพอต่อการกำหนดข้อมูล As-Built BIM ให้รองรับการใช้งานจริง จึงจำเป็นต้องผสานข้อมูลบำรุงรักษาที่เกิดขึ้นจริงจากผู้บริหารอาคาร งานวิจัยนี้เสนอให้จัดเก็บบันทึกการบำรุงรักษาระบบปรับอากาศหลังเปิดใช้อาคาร และนำมาบูรณาการกับ As-Built BIM เพื่อพัฒนาเป็น BIM-FM ที่มีความเป็นปัจจุบัน เชื่อมโยงการใช้งานจริง และสนับสนุนการบริหารทรัพยากรกายภาพได้อย่างมีประสิทธิภาพ.

กระบวนการจัดการขยะมูลฝอย กรณีศึกษา โครงการ Chula Zero Waste จุฬาลงกรณ์มหาวิทยาลัย, อำนาจ อรภา

จุฬาลงกรณ์มหาวิทยาลัยมีการใช้พื้นที่อย่างหนาแน่นจากจำนวนนิสิตและบุคลากรจำนวนมาก ส่งผลให้เกิดปริมาณขยะมูลฝอยสูง มหาวิทยาลัยจึงดำเนินโครงการ Chula Zero Waste ตั้งแต่ปี พ.ศ. 2560 เพื่อพัฒนาระบบจัดการและลดปริมาณขยะภายในพื้นที่ โดยดำเนินมาตรการสำคัญ ได้แก่ การคัดแยกขยะที่ต้นทาง และการพัฒนาองค์ประกอบทางกายภาพ เช่น จุดคัดแยกขยะและ Zero Waste Hub ซึ่งส่งผลให้ในปี พ.ศ. 2567 สามารถลดปริมาณขยะได้ 530.66 ตัน การวิจัยครั้งนี้มุ่งศึกษากระบวนการทำงานด้าน การบริหารจัดการอาคารสถานที่ (Facility Management) ในมิติของโครงสร้างกายภาพและการใช้พื้นที่ที่รองรับระบบจัดการขยะของโครงการ Chula Zero Waste โดยไม่ครอบคลุมประเด็นด้านนโยบายหรือการเรียนรู้ของนิสิต การศึกษาดำเนินในรูปแบบการวิจัยเชิงคุณภาพ ผ่านการสำรวจ การสังเกตภาคสนาม และการสัมภาษณ์ผู้เกี่ยวข้องจาก 15 คณะ และ 1 หน่วยงานส่วนกลาง เพื่อวิเคราะห์กระบวนการทำงานและข้อจำกัดของพื้นที่ที่สนับสนุนระบบจัดการขยะของมหาวิทยาลัย ผลการศึกษาพบว่า ระบบจัดการขยะมูลฝอยของโครงการประกอบด้วย 6 ขั้นตอนหลัก ได้แก่ การจัดเก็บ การขนย้าย การคัดแยก การชั่งน้ำหนัก การขนย้ายไปยังจุดพักขยะ และการกำจัดหรือนำออกนอกพื้นที่ โดยพบความแตกต่างในการดำเนินงานของแต่ละคณะ ตัวอย่างเช่น คณะวิศวกรรมศาสตร์มีปริมาณขยะที่คัดแยกสูงสุดเฉลี่ย 196 กิโลกรัมต่อวัน คณะแพทยศาสตร์มีความถี่ในการจัดเก็บสูงที่สุด 4 รอบต่อวันและดำเนินการบดอัดก่อนนำออก และคณะทันตแพทยศาสตร์มีระบบจุดพักขยะที่เป็นไปตามข้อกำหนดกฎหมายมากที่สุด ปัญหาที่พบประกอบด้วยการคัดแยกผิดประเภท ถังขยะชำรุด และจุดพักขยะที่ไม่เป็นมาตรฐาน แนวทางพัฒนา ได้แก่ การให้ความรู้ด้านการคัดแยกอย่างสม่ำเสมอ การบำรุงรักษาถังขยะเชิงป้องกัน และการปรับปรุงจุดพักขยะให้มีความพร้อมและเป็นไปตามมาตรฐานมากยิ่งขึ้น

Influence Of Sociocultural Aspects And Home Modification On Fall Risks Mitigation Among The Elderly In Thailand, Sumavalee Chindapol

This study investigates the impact of sociocultural dimensions on home modifications aimed at mitigating fall risks among elderly individuals residing in community settings. Personal measurements and questionnaire interviews were conducted across five regions in Thailand. Additionally, fall risk assessments were performed on the households of the elderly participants. These assessments incorporated both personal health factors and environmental risks associated with falls, resulting in quantifiable scores. The factors included health conditions, body size, sociocultural factors such as family conditions, physical-cultural aspects of elevated houses, bathroom and bedroom. The research revealed that these factors are significantly associated with fall risk (ρ <0.01), except body dimensions. Differences in body size among elderly individuals in different regions were significantly related to incidences of fall risk (ρ <0.05 in Chiang Mai female, Khonkaen male, Rangsit female, and Songkhla female). The contribution of this research is that different regions have varying body limitations and living culture. It was concluded that elderly females in Chiang Mai are at the highest risk of falling due to body shrinkage, residing in vernacular houses with hazards, and living alone. Overall, universal design may not be directly applicable for home modification in each region.  Consequently, the study suggested that home modifications alone may not offer a comprehensive solution for mitigating fall risks as sociocultural factors related to living conditions also play a significant role in shaping these outcomes.
