Relative Impact Of Economic Policy Uncertainty And Mortgage Rates On The Supply Of New Homes For Sale In The United States, Jaclyn M. Devylder-Gaidish

This paper analyzes the changeable impact of economic policy uncertainty and mortgage rates on the supply of new homes for sale in the United States. The homes supply is proxied by the ratio of new homes for sale to new houses sold. The analysis utilizes monthly data from January 1985 to November 2023. The relationship is assessed using least square regression with second order autoregressive correction as well as Bai-Perron multiple breakpoint regression for structural breaks and Markov switching tests for state-dependency. The study aims to investigate the transmission of Economic Policy Uncertainty (EPU) shocks on unemployment rates across different ethnic groups in the United States. The research employs econometric analysis such as regression modeling to determine the relationship between EPU and unemployment rates among African American, Hispanic or Latino American, and White American communities. The study estimates coefficient estimates for the lagged change in EPU and its impact on respective unemployment rates for each ethnic group. This shows that there are statistically significant positive relationships between EPU shocks and unemployment rates across all ethnic groups. An increase in EPU leads to …

Poor aqueous solubility persists as a significant challenge in the pharmaceutical industry.Ongoing research aims to enhance the solubility of drugs to deliver them more effectively. Amorphous solid dispersion (ASD) is a widely used solubility enhancement technique. The absence of a specific model to predict compound solubility from ASDs resulted in a trial-and- error approach to studying solubility enhancement and makes it a laborious and time-consuming process. Zero Involvement Pairing and Authentication (ZIPA) is a promising technique for auto-provisioning large networks of Internet-of-Things (IoT) devices. In this work, we present the first successful signal injection attack on a ZIPA system. Most existing ZIPA systems assume there is a negligible amount of influence from the unsecured outside space on the secured inside space. In reality, environmental signals do leak from adjacent unsecured spaces and influence the environment of the secured space. Due to the increased prevalence of cyberbullying and the detrimental impact it can have on adolescents, there is a critical need for tools to help combat cyberbullying. This paper introduces the ActionPoint app, a mobile application based on empirical work highlighting the importance of strong parent-teen relationships for reducing cyberbullying risk. The app is designed to help families improve their communication skills, set healthy boundaries for social media use, identify instances of cyberbullying and cyberbullying risk, and, ultimately, decrease the negative outcomes associated with cyberbullying. Liposome nanoparticles can carry a wide range of therapeutic molecules including small molecules and nucleic acid-based therapeutics. The combined application of ultrasound (US) and plasma microbubble (PMB) is a promising technology against glioblastoma (GBM). Here, we determined the effects of US and PMB (alone and combined) on U-251 MG GBM and A431 epidermoid carcinoma spheroids under different conditions. The synergistic treatment of US- and PMB-induced tumor sphere cell death in a time-, dose-, treatment frequency-, and reactive oxygen species dependent manner, while multiple treatments augmented this effect. Synergistic treatments significantly reduced three-dimensional GBM spheroid regrowth and cell proliferation while inducing cytotoxicity, spheroid shrinkage, and damage to the tumor microenvironment. Introduction: The Eastern Mediterranean Regional Office (EMRO) region accounts for almost 8% of all global Mycobacterium tuberculosis (TB) cases, with TB incidence rates ranging from 1 per 100,000 per year in the United Arab Emirates (UAE) to 204 per 100,000 in Djibouti. The national surveillance data from the Middle East and North Africa (MENA) region on the epidemiology and antimicrobial resistance trends of TB, including MDR-TB remains scarce. Methods: A retrospective 12-year analysis of N = 8,086 non-duplicate diagnostic Mycobacterium tuberculosis complex (MTB complex) isolates from the UAE was conducted. According to the Government Accountability Office (2018), collegiate aviation schools face two primary challenges: flight instructor retention and the high cost of pilot training. In a study of collegiate aviation programs, 16 of the 18 schools reported difficulty in recruiting and retaining certified flight instructors (CFI), leading to the inability to accept all students who applied to the programs. Furthermore, these programs attributed the high instructor turnover to the increased demand for commercial pilots at the airlines, a challenge that is not expected to decrease in the near future (Boeing, 2023). Fatigue has long been a concern in aviation, especially today, with the ever-increasing traffic volume, pilot shortage, and operations that often disrupt the body’s natural biological rhythms. Despite the implementation of sophisticated fatigue reporting schemes, aviation organizations still face challenges, as many studies indicate that pilots often encounter barriers to effectively report their fatigue. Through “Top Down theory of Implementation,” the study assessed the extent to which the implementation of NCAP 2013 has enhanced infrastructural transformation of airports in Nigeria. The paper discussed how the sector witnessed an accelerated infrastructural development, which situated the industry. With case study design and qualitative approach method, we found that the implementation of the policy was not discontinued. That facilitated ICAO certification of airports in Nigeria. The paper recommended the creation of Civil Airports Infrastructural Maintenance Standing Committee whose membership should be drawn from all the critical stakeholders in the industry with the responsibility of periodic turnaround maintenance.

Emergency Department (ED) care traditionally focuses on resolving single-organ pathology, emphasising rapid patient flow. As such, ED care may fall short of addressing the holistic needs of older adults, where atypical and complex presentations exacerbated by frailty, comorbidity, polypharmacy, and sensory deficits are much more prevalent than in the general population. Federal, state, tribal, or local entities in the United States issue fish consumption advisories (FCAs) as guidance for safer consumption of locally caught fish containing contaminants. Fish consumption advisories have been developed for commonly detected compounds such as mercury and polychlorinated biphenyls. The existing national guidance does not specifically address the unique challenges associated with bioaccumulation and consumption risk related to per- and polyfluoroalkyl substances (PFAS). There is a relationship between acute bouts of aerobic exercise and cognition in adults, yet the exact nature of this relationship remains unclear. The current pilot study aims to investigate how different modes of cycling (active-assisted cycling vs recumbent cycling) at different moderate-to-vigorous physical activity (MVPA) intensity levels (prescribed 65–70% Heart Rate Max and self-selected 12–13 Rate of Perceived Exertion) modulate neurocognitive, and behavioral markers of cognition in healthy older adults. There were contradictions from the beginning regarding Jesuit education’s mission of faith, which does justice and supports African American male students. Limited research examined the experiences of African American males attending Jesuit secondary schools and their perceived support from Jesuit school leadership in ensuring they had increased feelings of belonging, inclusion, and culture through social justice efforts. Mycobacterium avium Complex (MAC) are species of the non-tuberculous branch of the Mycobacteria family that is responsible for the development of pulmonary lung disease in immunocompromised individuals. One of the first lines of defence from the host involve a specialised group of tissue macrophages that reside in the lung alveolar space called alveolar macrophages (AM). They have specialised functions that are suitable for recognition of foreign invaders and the ability to tackle these threats though means of a robust immune response. Life Still: A Sequence Of Paintings Reimagining Dutch Golden Age Still Life, Christopher Cook

Abstract This research project refers to a sequence of forty-nine monochrome paintings, made between 2016 and 2020, which took as starting point Dutch 17th century still life painting. The works use an idiosyncratic graphite medium to interpret, appropriate and reposition the genre, resulting in a sequence of common focus. The sequence is illustrated in full, and is accompanied by a chronology of individual works presented in the public domain. This thesis provides a chronological account of the integration of innovation and technology within medical simulation and training from 2014 to 2023 at Torbay and South Devon NHS Foundation Trust (TSDFT). Responding to the backdrop of a constantly changing technological and clinical (epidemiological) landscape, it seeks to develop a methodology for assessing the role of technology in improving medical simulation and training. The research critically challenges the current trend towards high-fidelity simulations, driven by manufacturers' technology-centric marketing strategies that frequently impose cost constraints and limit perceived educational outcomes.
