Hellmuth Owners Corp. V. Kaplan Dec 2025

Hellmuth Owners Corp. V. Kaplan

All Decisions

In this nonpayment proceeding for a co-op, the landlord moved to dismiss tenant's counterclaims and affirmative defenses, and the tenant cross-moved for discovery. The court largely granted the landlord's motion, severing many counterclaims (including monetary damages, injunctive, and declaratory relief) without prejudice due to Housing Court's limited subject matter jurisdiction. Several affirmative defenses were also dismissed without prejudice for being insufficiently pleaded or devoid of merit. However, the tenant's constructive eviction counterclaim was allowed to proceed. The tenant's motion for discovery was denied as overly broad.

Mapping Phosphorylated Tau Using Multidimensional Mri In Alzheimer’S Disease, Hongyi Zhang, Caitlin S. Latimer, C. Dirk Keene, Dan Benjamini, Shinjini Kundu

Electrical and Systems Engineering Undergraduate Student Research

INTRODUCTION: Alzheimer’s disease (AD) is a progressive neurodegenerative disorder that severely impairs memory and cognition, posing an increasing public health challenge worldwide. Current research suggests that AD is strongly linked to the abnormal accumulation of phosphorylated tau (pTau), a pathological hallmark reflecting neuronal dysfunction and neurodegeneration. Clinically, pTau is typically assessed via cerebrospinal fluid (CSF) analysis or tau positron emission tomography (tau-PET). Although informative, CSF analysis is invasive, and tau-PET requires ionizing radiation. Furthermore, tau-PET is limited in routine clinical settings due to its high cost and radiation exposure. There remains an urgent need for a non-invasive, safe, and widely …

Background: FHF (fibroblast growth factor homologous factor) variants associate with arrhythmias. Although FHFs are best characterized as regulators of voltage-gated sodium channel (VGSC) gating, recent studies suggest broader, non-VGSC-related functions, including regulation of Cx43 (connexin 43) gap junctions and hemichannels, mechanisms that have generally been understudied or disregarded.

Methods: We assessed cardiac conduction and cardiomyocyte action potentials in mice with constitutive cardiac-specific Fgf13 ablation (cFgf13KO) while targeting Cx43 gap junctions and hemichannels pharmacologically. We characterized FGF13 regulation of Cx43 abundance and subcellular distribution. With proximity labeling proteomics, we investigated novel candidate mechanisms underlying FGF13 regulation of Cx43. …

Physiologically relevant increases in transcription factor dosage and their role in development and disease remain largely unexplored. Genomic deletions upstream of the Paired-like homeodomain transcription factor gene (PITX2), identified in patients with sinus node dysfunction and atrial fibrillation and modeled in mice (delB), rewire the local epigenetic landscape, increasing PITX2 expression. Here, we demonstrate that pacemaker cardiomyocytes in the embryonic delB sinus node ectopically express PITX2 at physiological dosages in a heterogeneous pattern. The prenatal delB sinus node forms discrete subdomains showing PITX2 dosage-dependent mild or severe loss of pacemaker cardiomyocyte identity. Respective subdomain sizes and severity of sinus node …

Human Evil (In The Weird), Lucas Ethridge

University Honors Theses

This paper examines a trending doom in speculative fiction: the post-human age. Many modern works have started to look past human civilization as humans surrender all hope and faith in a climate-doomed world. Honing in on core concepts in Weird fiction, this paper explores human merit through Old and New Weird. A good part spends time establishing the canon, looking at similar patterns across age, philosophy, war and genre. The chief question asks if humankind was ever worth saving.

Child Assent Practices In Research: Improving Ethics, Decision-Making, And Inclusivity, David C. Coker, Ketaki Inamdar, Daniel F. Mccleary, Lesley Cottrell

Journal of Educational Research and Practice

The following article addresses a conundrum: What if child assent in research were a fully informed, stand-alone process that empowered all children to discuss meaningfully, negotiate, and decide how and what the research experience would look like? Past research and practices suggest that child assent, when children (youths to 17-year-olds who have not been emancipated) agree to participate in research before, during, and after parents’ or guardians’ consent, is rife with problems that minimize informed participation and prize procedural ethics over true understanding of the processes and autonomous decision-making. Academic articles often lack details, as length requirements and brevity preclude …
