In this nonpayment proceeding for a project-based Section 8 unit, the court granted the tenant's motion to amend her answer and for summary judgment, dismissing the case. The landlord failed to comply with mandatory HUD Handbook recertification and termination procedures, including serving deficient and untimely notices lacking required information and proof of both mailing and personal delivery. Inconsistencies in the tenant's file further highlighted the landlord's procedural failures, which improperly terminated the tenant's subsidy. As the subsidy termination was improper, the landlord was barred from maintaining a nonpayment proceeding based on market rent.

The court granted the tenant's motion for summary judgment, dismissing the landlord's nonpayment petition. The landlord sought market rent after purporting to terminate the tenant's HUD Project-Based Section 8 subsidy. However, the landlord failed to demonstrate compliance with HUD Handbook regulations for recertification and subsidy termination. Specifically, the recertification and termination notices lacked required information, proof of proper service (including attempted personal delivery for termination), and timely issuance. The court found that deficient recertification notices, which did not state the exact market rent, preclude a nonpayment proceeding. No question of fact existed regarding the landlord's non-compliance, necessitating dismissal.

Background/objectives: Prenatal exposure to famine can lead to lasting health effects through changes in DNA methylation. This study aims to evaluate the impact of prenatal exposure to the Chinses Great Famine (1959-1961) on human epigenome and the subsequent influence on blood lipids.

Methods: We conducted an epigenome-wide association study (EWAS) of peripheral blood-based DNA methylation and prenatal exposure to the Chinese Great Famine as well as blood lipids among eight participants exposed to famine and eight sex-matched participants (born ≤ 3 years after the famine). The immune environment surrounding the brain plays a fundamental role in monitoring signs of injury. Insults, including ischemic stroke, can disrupt this balance and incite an exaggerated inflammatory response, yet the underlying mechanism remains unclear. Here, we show that the mast-cell-specific receptor Mrgprb2 regulates post-stroke brain inflammation from the meninges. Mrgprb2 causes meningeal mast cell degranulation after stroke, releasing immune mediators. This process recruits skull bone marrow neutrophils into the dura and further promotes neutrophil migration from the dura into the brain by cleaving the chemorepellent semaphorin 3a. Van der Woude syndrome (VWS) is an autosomal dominant disorder characterized by lower lip pits and orofacial clefts (OFCs). With a prevalence of ∼1 in 35,000 live births, it is the most common form of syndromic clefting. Most VWS is attributed to variants in IRF6 (∼70%) or GRHL3 (∼5%), leaving up to 25% of individuals without a molecular diagnosis. Both IRF6 and GRHL3 function in a transcriptional regulatory network (TRN) governing differentiation of periderm, a single epithelial cell layer preventing pathological adhesions during palatogenesis. Leptomeningeal disease (LMD) is a subtype of central nervous system metastatic disease that is associated with poor patient outcomes and limited treatment options. There is an unmet need to develop preclinical models of LMD to expedite and improve the development of new therapeutics. Here, we describe the development of multiple orthotopic immunocompetent murine models of melanoma LMD, including their use to assess the efficacy of systemic and/or intrathecal immunotherapy. Among different RNA methylations, N6-methyladenosine (m6A) is the most abundant in the brain and determines the fate of RNA through reversible processes using methyltransferases, demethylases, and methyl-binding proteins. The reversibility of m6A is an emerging regulatory mechanism for gene expression, regulating many aspects of RNA metabolism and influencing learning and memory processes. Histone post-translational modifications (PTMs) are crucial to eukaryotic genome regulation, with a range of reported functions and mechanisms of action. Though often studied individually, it has long been recognized that the modifications function by combinatorial synergy or antagonism. Interplay may involve PTMs on the same histone, within the same nucleosome (containing a histone octamer), or between nucleosomes in higher-order chromatin. Given this, the field must distinguish ever greater complexity, and the context in which it is studied, with brevity and precision. The Malayalam films Ennu Swantham Janakikutty and Njan Gandharvan reimagine figures from Kerala folklore, namely the Yakṣi and the Gandharva, within coming-of-age narratives. Both films position the characters of the Yakṣi and the Gandharva as fantastical figures who usher the young female protagonist into maturity. Rather than offering a pan-Hindu survey, this study focuses specifically on Kerala’s unique reimaginings of these celestial beings, where these figures carry distinct cultural meanings. This article offers an analogical reading of the biblical book of Ruth and Joshua Marston’s 2004 film Maria Full of Grace, examining how both narratives portray migrant women who form strategic social bonds to navigate precariousness within limiting power structures. While Ruth and María inhabit vastly different cultural and historical contexts, their stories meet in their emphasis on female solidarity and human agency. This review examines sustainability practices in the restaurant industry from 2020-2025, analyzing environmental, social, economic, and technological dimensions. Using a rigorous methodology including comprehensive database searches and thematic synthesis, we identified significant fragmentation across research streams and persistent gaps between theoretical frameworks and practical implementation. Our analysis reveals how contextual factors—including geographical location and restaurant segment—significantly influence sustainability approaches, challenging universal prescriptions. The review highlights critical methodological limitations in current research, particularly regarding measurement approaches, system boundaries, and ethical considerations of technological innovations. These findings provide a foundation for developing more integrated, context-sensitive sustainability frameworks for both researchers and practitioners.

The objective of this study is to investigate and compare the effect of cannabidiol (CBD)-containing and non-CBD topical anesthetic gel prototypes on skin irritation in rabbits at 24, 48, and 72 h post-application. Topical anesthetic gel prototypes containing 0.1% CBD and without CBD were developed. Six rabbits (Oryctolagus cuniculus) were used for skin irritation testing according to ISO 10993-23: 2021. Landscapes impacted by surface mineral extraction present a range of artificial wetland habitats potentially useable by pool-breeding amphibians, although little information exists in the literature detailing which attributes influence breeding site selection by wetland amphibian specialists in post-mined landscapes. We compared attributes of artificial wetlands consistently used and unused as oviposition sites by Spotted Salamanders (Ambystoma maculatum) over a six-year period on a 120-ha former surface mine in Wise County, Virginia, USA. Salamanders non-randomly selected wetlands as oviposition sites, with one-third of available wetlands within the study area showing evidence of ovipositioning. Phosphate pollution from human activities significantly contributes to the eutrophication of aquatic ecosystems. Additionally, phosphorus is a finite, irreplaceable resource, making its management and recovery critical. This study explores the use of iron-coated steel slag (ICS) as a cost-effective material for phosphate removal and recovery from water. Ferric chloride was used to coat electric arc furnace slag via oven drying under various conditions. Batch adsorption tests evaluated phosphate adsorption, and the optimum coating conditions were identified as 0.5–1 mm slag, 0.5 M FeCl₃, and coating pH 1. In February 2024, the U.S. Fish & Wildlife Service announced their intention to develop – for the first time – a National Recovery Plan under the Endangered Species Act (ESA) for gray wolves in the lower 48 states. In August 2025, a federal judge vacated the U.S. Fish and Wildlife Service's (FWS) decision denying ESA protections for gray wolves in the Western U.S.
