Inclusionary Housing And California's Housing Crisis: Increasing Affordable Housing Supply And Promoting Smart Growth Through Local Government Policy, Aaron Laurel

Master's Projects

It is a fact: California faces a housing crisis of unprecedented proportion. From Northern to Southern California, middle and lower-income renters and prospective homebuyers alike cannot afford to pay the housing costs demanded by an escalating market. The broad impacts of this crisis are just as much sociological as they are economic, as both the economic viability of the state and its localities, as well as the social fabric of neighborhoods are threatened by its lasting effects.

The implications of the housing crisis are well known to California's residents and local governments, as members of all sectors of the workforce …

How To Influence States: Socialization And International Human Rights Law, Ryan Goodman, Derek Jinks Dec 2004

How To Influence States: Socialization And International Human Rights Law, Ryan Goodman, Derek Jinks

Duke Law Journal

Regime design choices in international law turn on empirical claims about how states behave and under what conditions their behavior changes. Substantial empirical evidence suggests three distinct mechanisms whereby states and institutions might influence the behavior of other states: coercion, persuasion, and acculturation. Several structural impediments preclude effective implementation of coercion- and persuasion-based regimes in human rights law--yet these models of social influence inexplicably predominate in international legal studies. In this Article, we first describe in some detail the salient conceptual features of each mechanism of social influence. We then link each of the identified mechanisms to specific regime design …

Historical Biogeography Of Lowland Species Of Toads (Bufo) Across The Trans-Mexican Neovolcanic Belt And The Isthmus Of Tehuantepec, Benson H. Morrill Dec 2004

Historical Biogeography Of Lowland Species Of Toads (Bufo) Across The Trans-Mexican Neovolcanic Belt And The Isthmus Of Tehuantepec, Benson H. Morrill

Undergraduate Honors Capstone Projects

The eastern extension of the massive Trans-Mexican Neovolcanic Belt 1 (TMNB) contacts the Atlantic Coast in central Veracruz, Mexico. Although it is not a massive structure at this eastern terminus, the TMNB has nonetheless effected vicariance and subsequent speciation in several species groups, including bufonid toads and freshwater fishes. In this study, we examined mtDNA sequences (cyt b, 16S) from populations of two different species groups of toads (B. marinus, and the B. nebulifer-B. valliceps species pair) from a lowland transect across the eastern end of the TMNB. We also included samples from outside this region (e.g., Costa …

Design Sales And Marketing - An Investigational Study, Katrina Jeanne Kuddes

Undergraduate Honors Capstone Projects

Dating back to the ancient Mesopotamian era, design has been a fundamental instigator of creations and inventions, leading us to the world we have today. Everything we have is the result of design: communities, architecture, mechanics, plumbing, furniture, clothing, etc. Design starts, often quietly, in the mind of an individual as an idea; but the idea begins to breathe when committed to paper or tangibly created.

Planting Date Effects On The Germinability And Seedling Vigor Of Abutilon Theophrasti Seeds, R E. Nurse, A Ditommaso, Ricardo A. Ramirez

Biology Faculty Publications

Abutilon theophrasti (Malvaceae) is a troublesome annual weed in many maize and soybean cropping systems of Canada and the United States. Seeds of A. theophrasti exhibit physical dormancy. Differences in the growing environment of parent plants may influence the germinability of seeds and vigour of seedlings produced by this species because of variation in resource allocation to seed development. Thus, the germinability of seeds and subsequent seedling vigour were examined for A. theophrasti plants grown in monoculture at a density of 4.2 plants m -2 under varying natural photoperiods in central New York State. Treatments were established by transplanting A. …

It has additionally been a staple in the diet of several native human populations. Introduction of exotic aquatic vegetation and the management practices of the 1900s have impacted the availability of P. paludosa to its predators, some of which are listed on federal and state registries of species that are endangered, threatened, or of special concern. Using Dendrochronology To Identify Species-Specific Ice Storm Damage In Delaware, Matthew John Smolnik Dec 2004

Using Dendrochronology To Identify Species-Specific Ice Storm Damage In Delaware, Matthew John Smolnik

Graduate Theses, Dissertations, and Problem Reports (ETD)

Ice storms are recurrent disturbances that alter forest succession and retard tree growth rates throughout North America. Following a 1994 ice storm in Delaware, the Delaware Forest Service established seventy-five study plots to sample four species of trees (southern red oak [Quercus falcate ], white oak [Quercus alba], loblolly pine [ Pinus taeda], and yellow poplar [Liriodendron tulipifera ]) affected by the ice storm. The objectives of this study are to: (1) explore the species-specific growth rates and responses to the ice storm; and (2) determine which of the four species is best suited to provide dendroecological records of past …
