Transferring North Carolina Real Estate Part Ii--Roles, Ethics, And Reform, Dale A. Whitman

As we have seen in Part I of this article, prevailing practices in the transfer of North Carolina real estate are seriously deficient in their substantive protection of the buyer. Part II will explore whether these practices also violate the norms of professional conduct and will conclude with some proposals which should ameliorate both the substantive and ethical deficiencies which face the real estate buyer. Before doing so, however, it seems appropriate to discuss in some detail the roles of various actors in the typical transaction and the types of persons who fill those roles.

The Boren (1963) technique for studying variables affecting acquisition with an individual-S design was modified and used with pigeons. The sensitivity and reversibility of the steady-state baseline were demonstrated by temporarily removing the different Stimuli correlated with the different members of the chain. This “tandem” probe produced a substantial increase in the number of learning errors. © 1970, Psychonomic Journals, Inc.. All rights reserved.

A Theoretical Framework For Analyzing Residence Shifts Of Farm Families, B. Delworth Gardner

The ever-changing composition of the American rural population is an established fact and has been the subject of much research. Urban families are moving o the ''country" to escape the noise and congestion of the city, While the migration of people from the farm to urban centers continues . The net result is a decrease in rural population relative to that classified as urban, although in absolute terms the rural population is increasing also. In 1969 less than 30 per cent of all American were classed as rural residents compared to 60 percent in 1900 and 95 percent in 1790.

The low-income tenant is in a uniquely precarious position under the law. He typically holds under an oral lease, often on an implied periodic tenancy from week to week. Even where a written lease is executed, it is almost invariably on a form prepared by the landlord. The tenant has little bargaining power in today's urban housing markets; moreover, he is usually not represented by counsel and is unable to intelligently exert whatever bargaining power he may possess. The twofold multiplicity problem associated with the Wigner supermultiplet reduction SU(4) ⊃ SU(2) ⊗ SU(2) is resolved by spin-isospin projection techniques analogous to the angular momentum projection technique introduced by Elliott to resolve the SU(3) ⊃ R(3) multiplicity problem. The projection quantum numbers, which furnish either an integer or half-integer characterization of the multiplicity, are assigned according to an (sT)-multiplicity formula derived from a consideration of the symmetry properties of spin-isospin degeneracy diagrams. An expression is obtained for the coefficients which relate the SU(4) ⊃ SU(2) ⊗ SU(2) projected basis states to states labeled according to the natural U(4) ⊃ …

This paper arose from the following analogous questions: (1) Does a distributive topological lattice on a continuum admit sufficiently many continuous lattice homomorphisms onto the unit interval to separate points, and (2) does a topological semilattice on a continuum admit sufficiently many continuous semilattice homomorphisms onto the unit interval to separate points? Earlier investigations of topological lattices and semilattices have provided partial positive solutions. However, examples of an infinite-dimensional distributive lattice and a one-dimensional semilattice which admit only trivial homomorphisms into the interval are presented in this paper. © 1970 Pacific Journal of Mathematics.

Several alpine valley systems in the southeastern Beartooth Mountains, Montana and Wyoming, have been examined using techniques similar to methods of stream system analysis. The general equation y = a x**b is the most adequate mathematical model for the cross valley profile; b values range between 1.5 and 2.0, indicating a parabolic form. As intensity of erosion increases in the glacial valley system, the b value also increases, indicating relatively deeper and narrower valley cross sections. The law of stream numbers, the law of stream lengths, and the bifurcation ratio, derived from fluvial geomorphology, are also applicable in glacial geomorphology.

After quickly outlining recent, legislation in the field of practice and pleading, this Article proceeds to a more detailed treatment of pertinent judicial developments. Several of the Supreme Court of Appeals' decisions merit close attention, principally Rakes v. Fulcher and Sullivan v. Little Hunting' Park, Inc. Recurrent in the discussion of the judicial opinions is concern not only with the announced law, but also with the manner of the announcement-concern, that is, with both the legal results and the legal craftsmanship. Electrochemical Reduction Of Chromate In The Presence Of Nickel Chloride In Molten Lithium Chloride-Potassium Chloride Eutectic, Branko N. Popov, H. A. Laitinen

Chronopotentiometry of chromate in the presence of NiCl2 in molten LiCl-KCl eutectic reveals a diffusion controlled, three electron reduction step. In the presence of excess NiCl2, chromate is reduced at −0.35V vs. Pt(II)/Pt reference electrode and the electroactive species responsible for the chrono-potentiometric wave is estimated to have a diffusion coefficient of 1.06 · 10−5 cm2 sec−1 at 450°C. The stoichiometry of the reduction product depends mainly on the temperature at which the deposit is formed. At 500°C the deposit approaches the composition LiNi2CrO4. X-ray powder diffraction shows the deposit …

The research attempted to determine whether or not there was any difference between the scores of two groups of juniors; both of which had no freshman composition instruction; but one of which (Group 1) had composition instruction in the junior year and the other (Group 2) had not. Three measures; COOP; CEEB; and a theme; were administered at the end of the sophomore year and again at the time when Group 1 completed the course. The problem under consideration in the present paper deals with the relationship between parent-child interaction patterns and the child's self esteem. The relationship between these variables will be examined in the context of samples drawn from two societies: Saint Paul, Minnesota and San Juan, Puerto Rico.1 It is hoped that a cross-cultural investigation of the effects of parent-child interaction on the child's self esteem will enable us to make a more precise statement about the nature of this relationship.2

Quasilattice Interpretation Of The Thermodynamic Properties Of Mixing Of Binary Alkali-Metal Systems, J. Bevan Ott, J. Rex Goates

Quasilattice theory was applied to heats of mixing in the six systems formed from the binary combinations of Na, K, Rb, and Cs. The alkali-metal systems are particularly well suited for a critical test of the quasi-crystalline assumption since the theoretical model for these systems is relatively simple and the thermodynamic data are fairly complex. Very good fits of the heat-of-mixing data were achieved by assuming that the larger atom in the binary system covered multiple sites on the quasilattice. The values of the empirically determined constants appear to fit the physical significance accorded to them by the quasilattice model. …
