This chapter assesses the performance of the hotel industry in the Commonwealth and discusses the challenges facing the hotel industry in 2024 and beyond. To understand the prospects for growth, we examine the recovery from the shock of 2020 and how different areas of the commonwealth fared with regard to hotel revenue and occupancy. We take stock of the competitive environment and how labor shortages continue to challenge hoteliers. We ask: what does the future hold for the hotel industry in Virginia?

We empirically consider Airbnb’s effect on a new variable in Short Term Rental (STR) research, second homes, employing a model pre-Airbnb diffusion (2009), and post-Airbnb diffusion (2019). In doing so we test our hypothesis that second home use will be converted to short-term rentals with the advent of Airbnb. We do so through a natural experiment examining housing stock. We create a schema to segregate tourist and non-tourist counties based on economic variables and deploy these in our research framework observing a shock to housing supply. For the Virginia hotel industry, the last 24 months have been challenging in a number of ways. The pandemic and associated social distancing measures resulted in a collapse of visitors and revenue in the spring and summer of 2020. In 2021, the Hampton Roads market set records for hotel revenue, but other markets continued to struggle. In this chapter, we look at how the markets in Virginia have performed over the past two years and how 2022 may bring good news for the hotel industry.

This research examines the effectiveness of rural Airbnb listing content in influencing user decision-making. The peer-to-peer economy has been rapidly growing over the past decade, providing new opportunities for individuals to offer goods and services to other individuals through corporate platforms. Specifically, the Airbnb platform has rapidly grown, becoming the largest online platform for peer-to-peer property rentals, and one of the largest companies in the peer-to-peer sector of the economy. Previous research on the Airbnb platform has focused primarily on urban areas; however, Airbnbs have a proportionally large impact on local economies in rural areas.

A variety of success in utilizing this intersection is presented and explained through an analysis of the advertisement, people highlighted, the brand’s financial giving and history, social media response, etc. The five brands examined are Pepsi, Dove, Nike, Airbnb, and Levi’s.

I examined the effect that Airbnb’s entrance into and disruption of the hospitality market in 2011 had on hotel room rates across the world by 2017. Hotel room rates were taken from published data tables rather than my own analysis because of an unavailability of raw hotel pricing data. Price comparisons between current Airbnb and hotel room rates were researched to see if one method of accommodation would be better than the other. This Article examines what we term “regulatory entrepreneurship” — pursuing a line of business in which changing the law is a significant part of the business plan. Regulatory entrepreneurship is not new, but it has become increasingly salient in recent years as companies from Airbnb to Tesla, and from DraftKings to Uber, have become agents of legal change. We document the tactics that companies have employed, including operating in legal gray areas, growing “too big to ban,” and mobilizing users for political support.
