The September 11, 2001 terrorist attacks (“9/11”) caused major loss of human life, financial resources, and infrastructure. Within hours, over 30 million square feet of real estate in Downtown Manhattan was lost, creating an unprecedented change in supply and demand for real estate in the area. Hundreds of companies were directly affected by the loss of their offices and business fixtures, and were forced to quickly develop plans for how and where to resume work (“A Look at Former World Trade Center Tenants,” 2002). In 2013, the State of Florida had 13 of the top 20 metropolitan statistical areas (MSA) with the highest foreclosure rate in the country. Despite the high ranking, extensive research on foreclosure has yet to be carried out within the Miami-Fort LauderdalePompano Beach MSA. This research is a foray into an uncharted territory to understand the relationship between foreclosure and neighborhood characteristics in the Miami metropolitan area (MMA) within Miami-Dade County. Real estate development has a profound impact on many aspects of our lives. It obviously determines the type of environment in which we live and work, but it has less obvious impacts as well. Whether a site is developed as a factory, townhouse, or amusement park will drastically change the appropriate uses of adjacent land, and hence affects the local economy. Developers must work as partners with government, business, and individuals alike to achieve optimal land use and maximize economic gain for the community.
