Influenced by theme parks and a desire to “revive” the past, we often nostalgically consider Main Street as a homogeneous entity, relegating its existence to the late-nineteenth and early-twentieth centuries alone. Investigation into the history of Main Streets across the United States, as well as more specific analysis of Main Street in Memphis, TN reveals the fallacy of this assumption. Between early 2010 and May 2011 the Windham Housing Trust conducted a feasibility analysis to study the possibility of merging with or acquiring the Rockingham Area Community Land Trust, a similar community land trust organization providing affordable housing in an adjacent county.

This study analyzed the one year feasibility study and merger negotiation process between the two organizations, and explored the complex set of relationships between financial partners, communities, residents, and funding stakeholders. The methodology for this work included reviewing current literature about nonprofit mergers and acquisitions, funder involvement, and community impact of consolidating services. The conversion of industrial waste sites, also known as brownfields, into sustainable green space can impact the surrounding community in a number of ways. This thesis is a compilation of three case studies in low-income areas of Los Angeles which have all experienced a brownfield to green space conversion. All three projects are dictated by various stakeholders and are located at the intersection of economic and environmental issues. This thesis addresses Prince Sihanouk and the model of absolute monarchy in Cambodia during his ‘golden era.’ What is the legacy bequeathed to his country that emanated from his years as his country’s autocratic leader (1954-1970)? What did he leave behind? My original hypothesis was that Sihanouk was a libertine and ruthless god-king who had immense pride for his country. He fought for his people and had strong good intentions. Instead, through research, I discovered that there are many good and bad facets of Sihanouk’s past and the political practices that marked his era as Cambodia’s supreme ruler. His legacy …
