The peculiar character of urban land influences the urban land market: (i) Land is physically undepreciable and is not influenced by time. (ii) Land is not transportable, (iii) Land is limited in quantity and its supply cannot be increased, and (iv) Land is used not only for production purposes but also as a long-term investment or as a basis for savings.
