Pismo Beach Public Market Development Proposal, William Graham Wallace

City and Regional Planning

This proposal presents a comprehensive analysis of a conceptual development project located in Pismo Beach, CA. Education And Advocacy For Universal Design And Accessibility In Housing, Apisara Vairojanakich, Amy Lyons-Brown, Molly Wuebker

Spring 2024 Virtual OTD Capstone Symposium

In the United States, there is a lack of adequate numbers of universally designed and accessible houses in the housing market for the older population and people with disabilities. Many barriers, such as financial support and lack of knowledge for housing-related professionals, can prevent this population from participating in home occupations. The project developed educational products, including the universal design housing experience booklet, universal design housing checklist, and universal design blueprints. These products were delivered through the blog post on Uncurbed LinkedIn website. The needs assessment was conducted to provide the guidelines for the chapters in the booklet and checklist. …

Proxies Of Design: A Case Study And Analysis Of Place And Commercial Real Estate In Seattle, Nicholas Miranda

University Honors Theses

What kinds of relationships exist between individual buildings and greater society in Seattle? Focusing on the role of design in shaping the value and desirability of commercial properties, the study examines and utilizes a large temporal and spatial dataset to test price analogs between common building attributes and metrics. By employing a hedonic pricing model, the study seeks to identify the impact of these attributes on property values and ultimately relate them to architectural and contextual design, from a micro to a macro level. The empirical findings are not necessarily novel or groundbreaking, but rather, they shed light on the …

Historic Downtown Streetscape Plan Price City, Utah, Patricia Beckert May 2023

Historic Downtown Streetscape Plan Price City, Utah, Patricia Beckert

All Graduate Plan B and other Reports, Spring 1920 to Spring 2023

The idea of a small-town Main Street has profound meaning within the American culture that has prevailed for the past two centuries. Historically, Main Street serves as the beating heart of a community, a place where economic, social, cultural, and civic activities are centered (Francaviglia, 1996; Main Street America, n.d.). Since the beginning of the 19th century, many factors have led to the decline of Main Streets, and despite a variety of efforts from different stakeholders, that decline has only intensified in recent decades (Isenberg, 2008; Orvell, 2014 Howard, 2015). In 1980, after a three-year project conducted by the National …

Site Development Feasibility Study, Andy A. Tenekjian Dec 2022

Site Development Feasibility Study, Andy A. Tenekjian

Construction Management

A feasibility study in the world of construction is deemed as a preliminary due diligence process in which key components of a project are addressed to determine if the project is viable or not. These components are related to time and money, and the end goal of a feasibility study is to determine if the initial investment of time and money is worth the amount of future financial return. What deems a project successful in the preliminary stage is up for interpretation. Each developer and investor have their own return on investment threshold in a multi-family project like the one …

Strategic Energy Master Planning For Carbon Neutrality, Marie Patterson Jan 2022

Strategic Energy Master Planning For Carbon Neutrality, Marie Patterson

CSU Journal of Sustainability and Climate Change

Universities across the United States are generating goals to be more sustainable and carbon neutral. The energy used in existing buildings on campuses amount to a large volume of greenhouse emissions and must be reduced to help achieve neutrality goals. Strategic Energy Master Plans are instrumental to support these goals through the development of recommendations to reduce energy. Calculating the energy use intensity for existing buildings, a main component of a Strategic Energy Master Plan, can help the campus understand where energy is being used the most. With this information the highest energy consuming buildings can be the focus of …

Modular Interior Partitions In Commercial Housing: A Case Study, Adam David Meleo Dec 2021

Modular Interior Partitions In Commercial Housing: A Case Study, Adam David Meleo

Construction Management

The ability to modify an interior space with ease and reasonable cost is beneficial to designers, owners, and end-users. Modular interiors are not a new concept. Modular interior partitions can come in the form of Japanese Shoji screens, as well as folding walls that would be found in a convention center. While not new in concept, the market for products that allow partitioning an interior space with ease appears to be growing with the introduction of innovative products and solutions. This paper will focus on two student housing projects in San Luis Obispo, California, with regards to their design and …

Political Economy Of The Production Of Heritage Space In A Centro Histórico: Attracting Real Estate Capital, Expelling People. The Case Of Cartagena (Colombia), Camilo Rey-Sabogal Jan 2021

Political Economy Of The Production Of Heritage Space In A Centro Histórico: Attracting Real Estate Capital, Expelling People. The Case Of Cartagena (Colombia), Camilo Rey-Sabogal

Theses and Dissertations--Geography

Cartagena is a South American city whose historical built environment has been recognized as a World Heritage Site due to the preservation of elements of the Spanish military architecture of the 16th, 17th and 18th centuries. This recognition promoted a tourist and real estate boom in the Centro Histórico and, as a result, its inhabitants have faced gentrification dynamics that are expelling them to other areas of the city. During the last 15 years, these dynamics have shown a strong acceleration. Therefore, the Centro Histórico is experiencing, on the one hand, huge inflows of capital for the purchase of properties …

Screened Out Of Housing: The Impact Of Misleading Tenant Screening Reports And The Potential For Criminal Expungement As A Model For Effectively Sealing Evictions, Katelyn Polk Apr 2020

Screened Out Of Housing: The Impact Of Misleading Tenant Screening Reports And The Potential For Criminal Expungement As A Model For Effectively Sealing Evictions, Katelyn Polk

Northwestern Journal of Law & Social Policy

Having an eviction record “blacklists” tenants from finding future housing. Even renters with mere eviction filings—not eviction orders—on their records face the harsh collateral consequences of eviction. This Note argues that eviction records should be sealed at filing and only released into the public record if a landlord prevails in court. Juvenile record expungement mechanisms in Illinois serve as a model for one way to protect people with eviction records. Recent updates to the Illinois juvenile expungement process provided for the automatic expungement of certain records and strengthened the confidentiality protections of juvenile records. Illinois protects juvenile records because it …

Undergraduate Theses, Professional Papers, and Capstone Artifacts

While the green building movement is common practice in the commercial realm, it is not yet widely popular with residential buildings. We considered the question “How can residents of western Montana adopt eco-friendly housing practices that are locally appropriate and relevant?” There is an opportunity to increase green living practices among renters and homeowners in western Montana through retrofitting, gardening, composting, and similar behaviors. By considering climatic factors relevant to the region, suggestions for relevant eco-friendly practices can be made available to homeowners and renters alike. We will research green living practices used in other countries with similar climatic factors …

The first analyzes the economics (demand, supply, and cost) of tiny housing in metropolitan areas of Nebraska. The second identifies barriers to occupancy of tiny houses in the state. The results of this research are significant because tiny housing presents a means to address the state’s need for more affordable housing options available to Nebraska residents. At the time of this study, 11.4% of Nebraska’s …

Designing Single-Family Residences: A Study Of The Positive Impact Of Interior Design In Creating New Home Value, Shawn M. Falcone Aug 2019

Designing Single-Family Residences: A Study Of The Positive Impact Of Interior Design In Creating New Home Value, Shawn M. Falcone

Interior Design Program: Theses and Other Student Work

This study seeks to demonstrate that interior designers should be included as primary stakeholders in the home construction market. The market demand for new single-family homes in America is a relative constant. The primary stake and role that land developers, architects, draftsman, home builders, bankers, appraisers, real estate agents, and buyers have in the home construction market is clear. What is less clear is the role in value an interior designer has in the home construction market. This thesis examines the impact designers have on home value when their expertise is utilized in space planning (i.e.: layout, function, room utilization, …

Architecture In Neoliberalism, Ben J. Kunz Apr 2019

Architecture In Neoliberalism, Ben J. Kunz

Masters in Architecture Program: Theses

Neoliberalism, as a form of capitalism that redistributes wealth to existing accumulations of money, has reorganized our society around market relations resulting in extreme inequality. Architecture has been both captive and complicit in this process because it relies on the largess of its clients who benefit most from the process of neoliberalization. We must dissolve the dogma of architectural practice, and become free entrepreneurial operators in a neoliberal society with architecture as a core skill set, able to operate on risk and its dimensions of time, space, and money without the servitude to our risk ordered professional relationships in order …

Robert Moses And The Real Estate City: A Reexamination Of The Legacy Of New York's Master Builder, Jack Fascitelli Apr 2019

Robert Moses And The Real Estate City: A Reexamination Of The Legacy Of New York's Master Builder, Jack Fascitelli

Senior Theses and Projects

The history of New York City would not look the same without Robert Moses. For over three decades, the city's "master builder" reshaped its urban landscape during an era of unprecedented top-down planning and mega-projects. The ideas of this era, once reviled, have seen a revival in the modern day, particularly in the first two decades of the twenty-first century. This essay seeks to reconcile this revival with the ongoing legacy of Robert Moses and to present an argument that such a reconciliation argues for a reconsideration of his career and his ideas.

Assessment Of The Potential Of Proposed Stations Of The California High-Speed Rail As Major Hubs For Physical And Economic Development, Seitu Akira Coleman

Master's Theses

This study investigated the potential for development of station catchment areas around the proposed California High-Speed Rail System. The study was prompted by a review of practices of Japanese railway company groups that engage not only in train operations, but also in business diversification and property development within the station areas of their lines. These actions allow the company groups to diversify their revenues streams, increase ridership on their lines, and operate as a whole with net profits. This is in contrast to transit agencies in the United States, which only focus on transporting passengers along their lines and do …

I. M. Pei, William Zeckendorf, And The Architecture Of Urban Renewal, Marci M. Clark

Dissertations, Theses, and Capstone Projects

This dissertation reevaluates the practice of design and real estate in the United States through an insufficiently understood case study of the architect-developer team of I. M. Pei and William Zeckendorf and their twelve-year partnership in urban renewal. William Zeckendorf (1905-1976) was the most ambitious real estate developer in the United States in the 1950s, with an outsize personality and larger-than-life plans. Unlike most developers of the era, Zeckendorf believed that quality design and visionary planning were critical to remaking city cores through urban renewal. To accomplish this, he hired I. M. Pei (b. 1917), a talented, young designer out …
