Purpose

The purpose of this paper is to investigate the positive externalities of adaptive reuse of heritage buildings and the economic impact on adjacent residential property prices as adaptive reuse is emerging as a significant heritage management and cultural heritage conservation practice recognized by the International Council on Monuments and Sites.

Informed by the theoretical framework of sustainable development and economic theories including the cluster theory and the corollary of the Coase Theorem, this paper empirically investigates the economic impact of architectural heritage in Hong Kong. Using the hedonic price model, the research examines the economic impact of 50 publicly owned versus 50 privately owned heritage buildings on adjacent residential property prices with a sample size of over 43,240 property transaction records spanning a time period of 10 years. In China, heritage trees are actively surveyed and reported. Over 300 relevant published articles were reviewed to assess the contents, trends and geographical distributions of the investigations. The majority of the heritage trees studies in China were found in the eastern provinces and published within 2010–2014. Most studies reported surveys on all old trees. For studies focused on single species, Ginkgo (Ginkgo biloba) and Chinese Yew (Taxus chinensis) was most frequently reported. For many different reasons, property management agents (PMAs) are appointed for managing housing developments in both public and private housing sectors in many different cities. While third-party housing management eases the burdens of property owners and tenants in taking care of their properties, it may lead to agency problems. Purpose: The complex nature of multi-ownership, multi-storey buildings requires the services of property management companies (PMCs). Naturally, homeowners favor PMCs with good performance. Yet, their performances vary. The purpose of this paper is to measure the performance of PMCs in managing high-rise flats using the logic model as the contextual framework with its indicators adapted from the building quality index (BQI) scheme.

Handbag is an iconic fashion accessory in our material culture. Following the tradition of representational thinking, this article introduces the handbag as an epistemic consumption object through which to investigate consumer experiences, practices and identity construction in relation to everyday lived discourses. The handbag research involves an examination of participants’ personal belongings inside their bags together with phenomenological interviews concerning the associated subjective experiences along with these material objects.
