This thesis explores two underexplored works of gentrification literature—Paula Fox’s novel, Desperate Characters (1970) and Kali Fajardo-Anstine’s short story collection, Sabrina & Corina (2019). Desperate Characters offers a nuanced and critical examination of characters with privilege who move into Brooklyn in the 1960s, which involves the displacement of Black and Latinx communities; Fajardo-Anstine’s collection introduces Denver as a site of dramatic gentrification in the new century, by portraying Latinx characters from older neighborhoods who must adjust to the disintegration and cohesiveness of their communities in the face of gentrification. This dissertation looks at how gentrification touches down, at the neighborhood and individual scale, in Crown Heights and reproduces experiences of racial inequality in home and place. Taking an historical materialist approach and drawing on residential oral histories, this study frames these reproductions of racial inequality as always-in-tension with ongoing acts of resistance from Black homeowners, renters, and long-term residents. Specifically, the research explores the conditions under which Black residents of a predominantly Afro-Caribbean neighborhood acquire and maintain—and in some cases lose—their housing and sense of place and belonging. This study examines the role of community-based nonprofit organizations in neighborhood revitalization/community development and their impact on the level of housing services. The neighborhoods in the study represent certain universalities of gentrification in older communities, and therefore selected for the study. By going beyond the profitability of gentrification, this study examines the social costs associated with gentrification through the lens of nonprofit organizations using quantitative data from Baltimore, Maryland and Houston, Texas. This thesis explores the gentrification of Munjoy Hill, a neighborhood on the northeast end of Portland, Maine from 1990-2024. Once the industrial hub of the city filled with factories and an industrial shipping port in the late 1800s and early 1900s, Munjoy Hill is now the most desirable neighborhood in the city with expensive, high-end condos, water views, ocean access, and hip restaurants and breweries. I argue that Munjoy Hill’s industrial past and strong connection to the local environment has made it unique, however the recent gentrification also makes Munjoy Hill a place that resembles, gentrified neighborhoods in cities around …

Gentrification, characterized by the influx of young professionals into low-income neighborhoods, is reshaping communities across the US. This study investigates how gentrification impacts homelessness rates through the mechanisms of median housing values and educational attainment. Using a longitudinal design, data was gathered on census tracts and service planning areas located within Los Angeles County spanning 7 years (2011, 2013, and 2015 to 2019). Census tract data was categorized into gentrifiable and nongentrifiable subgroups to establish a more discernible cause-and-effect relationship. Throughout history, internal and external pressures on Black landowners have resulted in the fragmentation of ownership through heirs property. This fragmentation is analogous to the erosion of community ties within minoritized neighborhoods susceptible to gentrification. Both contexts contribute directly to involuntary exit and land loss within the Black community. Neighborhood change is a social determinant of health (SDOH) that has been associated with adverse health and increased health care utilization. The number of cities and neighborhoods undergoing intense gentrification, defined as an influx of wealthy populations into a working-class neighborhood, is not highly numerous. Public health and health systems are increasingly engaged with SDOH in community-level interventions. Pathways to study and affect NC-related health impacts are limited. While much has been written about the sources and drivers of this new housing crisis, I investigate the impact of space, gentrification, and the life course on affordability patterns. “The Creation of the Home” is a study that puts in conversation theories within sociology of immigration, culture, nationality, urban studies, gentrification, and literature. These realms of study allow us to capture the trajectories of meaning making by Dominican Immigrants in New York City who lived in the homeland for the majority of their childhood. It shows that even when the physical home is endangered by larger structural forces such as economic precarity, gentrification, and displacement, Dominican immigrants continue to center their identity and cultural markers through symbolic recreations of the home. Gentrification is a type of neighborhood change (NC) that causes demographic shifts and improvement in the built environment. Adverse health outcomes associated with NC have not been consistently established in the literature. Yet, major methodological barriers define this field of study including lack of tailored and culturally relevant measures. This aim of this study was to assess the psychometric properties of novel and adapted NC measures that sought to improve appropriateness for all literacy levels, to enhance survey efficiency, and to assess features of the built environment.
