This thesis explores two underexplored works of gentrification literature—Paula Fox’s novel, Desperate Characters (1970) and Kali Fajardo-Anstine’s short story collection, Sabrina & Corina (2019). Desperate Characters offers a nuanced and critical examination of characters with privilege who move into Brooklyn in the 1960s, which involves the displacement of Black and Latinx communities; Fajardo-Anstine’s collection introduces Denver as a site of dramatic gentrification in the new century, by portraying Latinx characters from older neighborhoods who must adjust to the disintegration and cohesiveness of their communities in the face of gentrification. This dissertation looks at how gentrification touches down, at the neighborhood and individual scale, in Crown Heights and reproduces experiences of racial inequality in home and place. Taking an historical materialist approach and drawing on residential oral histories, this study frames these reproductions of racial inequality as always-in-tension with ongoing acts of resistance from Black homeowners, renters, and long-term residents. Specifically, the research explores the conditions under which Black residents of a predominantly Afro-Caribbean neighborhood acquire and maintain—and in some cases lose—their housing and sense of place and belonging. As a result of increasing internet accessibility and the rise in popularity and possibility of remote work following the COVID-19 pandemic, workers from advanced economies have applied the work-from-home routine while visiting different countries. These destination cities have lower living costs and remote workers can experience increased purchasing power and new cultures. To fully take advantage of their professional autonomy, these workers, known as digital nomads, stay in each international location for one to three months before traveling elsewhere – conveying their propensity for nomadism. This thesis explores the gentrification of Munjoy Hill, a neighborhood on the northeast end of Portland, Maine from 1990-2024. Once the industrial hub of the city filled with factories and an industrial shipping port in the late 1800s and early 1900s, Munjoy Hill is now the most desirable neighborhood in the city with expensive, high-end condos, water views, ocean access, and hip restaurants and breweries. I argue that Munjoy Hill’s industrial past and strong connection to the local environment has made it unique, however the recent gentrification also makes Munjoy Hill a place that resembles, gentrified neighborhoods in cities around …

Gentrification, characterized by the influx of young professionals into low-income neighborhoods, is reshaping communities across the US. This study investigates how gentrification impacts homelessness rates through the mechanisms of median housing values and educational attainment. Using a longitudinal design, data was gathered on census tracts and service planning areas located within Los Angeles County spanning 7 years (2011, 2013, and 2015 to 2019). Census tract data was categorized into gentrifiable and nongentrifiable subgroups to establish a more discernible cause-and-effect relationship. As hypothesized, the study results show that gentrification is associated with increased rates of homelessness through increased bachelor’s degree attainment. …

While much has been written about the sources and drivers of this new housing crisis, I investigate the impact of space, gentrification, and the life course on affordability patterns. “The Creation of the Home” is a study that puts in conversation theories within sociology of immigration, culture, nationality, urban studies, gentrification, and literature. These realms of study allow us to capture the trajectories of meaning making by Dominican Immigrants in New York City who lived in the homeland for the majority of their childhood. It shows that even when the physical home is endangered by larger structural forces such as economic precarity, gentrification, and displacement, Dominican immigrants continue to center their identity and cultural markers through symbolic recreations of the home. Municipal annexation is a powerful tool for improving communities. United States cities historically use municipal annexation to increase tax revenues, grow populations, and increase land areas. However, attitudes about annexation are changing, and there is emerging interest in broadening annexation practices to advance a broader range of social and environmental benefits. For example, annexation can be used to improve blighted areas, control overdevelopment, protect environmentally sensitive areas and open spaces, and improve the lives of residents.
