Bots are agentic AI that automatically interact with software developers, also known as contributors, to coordinate work in open-source software development (OSSD). The proliferation of bots in OSSD communities like Kubernetes led them to become the disruptive new teammates central to the coordinating mechanisms for implementing source code changes using pull requests. These bots provide procedural rationality and enhance predictability in OSSD communities akin to clerks and managers in traditional organizations. When talking about entrepreneurship, an immense ecosystem appears, from startups success and funding, to public policies and the entrepreneur itself. This applied research study the entrepreneur’s characteristics, using as guide the Traits, Skills and Motivation model from Baum and Locke (2004), within a selected group of entrepreneurs that are part of Accelerator programs, focused to understanding the accelerator contribution to the entrepreneur and its company growth. Peter Drucker, known as the “father of modern management”, suggested that the most valuable asset of a 21st-century institution would be knowledge workers and their productivity. Since then, there has been a steady shift from manual work to knowledge work over the past several decades and with it, an interest in knowledge worker productivity. This dissertation consists of three essays that examine aspects of real estate securities and financial institutions.

The first essay examines the relations between Real Estate Investment Trust (REIT) efficiency and operational performance, risk, and stock return. REIT-level operational efficiency is measured as the ratio of operational expenses to revenue, where a higher operational efficiency ratio (OER) indicates a less efficient REIT. For a sample of U.S. equity REITs, operational performance, measured by return on assets as well as return on equity, is negatively associated with previous-year operational efficiency ratios. This dissertation investigates emerging multinational enterprises (EMNEs)’s acquisitions of firms in developed economies (DE) through three distinctive but interrelated essays. Despite costs EMNEs must offset from the obvious cultural distance (CD) they encounter with limited exploitable advantages, EMNEs have continued to aggressively acquire firms in DE, suggesting there are ways for the EMNEs to effectively overcome CD.
