Risk And Return On Real Estate: Evidence From Equity Reits, K. C. Chan, Patrick H. Hendershott, Anthony B. Sanders
Business Economics and Public Policy Papers
We analyze monthly returns on an equally weighted index of eighteen to twenty-three equity (real property) real estate investment trusts (REITs) that were traded on major stock exchanges over the 1973–87 period. We employ a multifactor Arbitrage Pricing Model using prespecified macroeconomic factors. We also test whether equity REIT returns are related to changes in the discount on closed-end stock funds, which seems plausible given the closed-end nature of REITs.
Three factors, and the percentage change in the discount on closed-end stock funds, consistently drive equity REIT returns: unexpected inflation and changes in the risk and term structures of interest …

The 1950s have often been characterized as a period outstanding only for its banality, when the head of state "preferred golf to government" (p. I). Historians have reconstructed Dwight Eisenhower's leadership style but have given scant attention to the evolution of economic policy during the 1950s and to his role in fiscal policy formation. Iwan Morgan's Eisenhon,er Versus ‘The Spenders’ goes far in filling this void and provides an insightful, interesting discussion of fiscal policy formation during the Eisenhower years.

Company Paternalism And The Hidden-Investment Process: Identification Of The “Right Type” For Line Managers In Leading Japanese Organizations, Mary Uhl-Bien, Pamela S. Tierney, George B. Graen, Mitsuru Wakabayashi

This study investigates belief in company paternalism as an indicator of the “right type” for line managers in leading Japanese corporations. In five companies, 1,075 line managers were surveyed about their belief in company paternalism, their experience with both the formal and informal career-development systems within their company, their working relationships with their immediate superior (LMX), and their overall job satisfaction. Results indicated that belief in company paternalism contributed as hypothesized to formal career investments, informal career investments (including both self-investment and supervisor investment), LMX, and overall job satisfaction. Negotiability, Property, And Identity, James S. Rogers

In this Article, Professor Rogers challenges the assumption that securities transfer law has always been based on negotiable certificates and suggests that the reign of negotiability is a relatively recent, and brief, phase in the long history of investment securities trading. Professor Rogers posits that the difficulties currently facing the law of securities transfers are in large part due to the transition from paper to electronic representations of investments. To place these challenges into perspective, Professor Rogers first surveys the history of securities trading and then examines the theoretical underpinnings of the law of securities transfers.

This study was designed to explore job satisfaction facets, similarities, differences, and associations among 324 public and private sector employees in Saudi Arabia. Results indicated that subjects from the private sector were satisfied with eight job satisfaction factors (responsibility, recognition and relationship with peers and subordinates, working conditions, opportunity for advancement, personal development and opportunity to make own decision, time demands and requirements of the job, organizational policies and personal recognition, social status, and security and salary) and dissatisfied with one factor (supervisory techniques), while subjects from the public sector were satisfied with four job satisfaction factors (responsibility, recognition and …

The purpose of this study was to determine the differences between industrial and municipal executives' practices and perceptions toward the administrative requirements of a water pollution control system as set forth in a National Pollutant Discharge Elimination System permit. This was a descriptive study that utilized a two-part attitudinal survey designed to obtain the perceptions of the executives (N = 171) of all major industries and all major municipalities in the State of Tennessee who had direct responsibility for the administrative requirements of an NPDES permitted water pollution control system. The Nigerian economy was in a deplorable state prior to the introduction of various policy and structural reforms in 1986. During the period of oil boom (1973-80), the production and consumption patterns in the country became import- dependent. With the collapse of oil prices in mid-1981, a foreign exchange crisis emerged. Foreign exchange earnings declined from US $25.9 billion in 1980 to $7.2 billion in 1986 with adverse consequences for the economy. The balance of payments came under severe pressures, swinging from a surplus ofN2.4 billion in 1980 to a large deficit of N3.0 billion in 1982. External debt increased …

The growth of the money stock maintained the high tempo observed since the third quarter. The acceleration was influenced by the sharp rise in foreign assets ( net) of the banking system and the increase in credit (net) to the domestic economy. Credit (net) to the government sector rose sharply while merchant banks' credit to the private sector was excessive. The expansion in the number and activities of commercial and merchant banks continued into the fourth quarter. The banks' assets and deposit liabilities increased substantially. The overall liquidity of the commercial banks increased while that of the merchant banks decreased …

The industrial sector recorded modest improvement in the fourth quarter of 1990. At 262.8 (1972=100), the index of industrial production showed increases of 7.8 and 4.2 per cent over the levels in the third quarter of 1990 and the fourth quarter of 1989, respectively. The improvement was attributed largely to illcreases of 7.2 and 3.6 per cent in mining and manufacturing output, respectively. Electricity consumption index, on the other hand, fel] below the level in the corresponding quarter of the previous year by 1.7 per cent.

Developments In The Retail Market Prices Of Selected Consumer Items In Lagos Areas During The Fourth Quarter Of 1990, Central Bank Of Nigeria Cbn

The retail price of some selected consumer items in the Lagos Area rose marginally during the fourth quarter of 1990. The report of the survey conducted by CBN revealed that the prices of 37 out of the 69 commodities sampled increased when compared to their levels in the preceding quarter. Overall, the index of consumer prices was 2238 (1975=100), representing an increase of 2. 7 per cent over the level in the preceding quarter and 6.8 per cent when compared to the corresponding quarter of 1989 (see Table 1).
