At the turn of the 21st century, the rise of new technology has helped modernize the AEC industry. Architects, engineers, general contractors, and foremen can build, collaborate, and communicate more efficiently using BIM to help facilitate the building process. In 2008, by request of the National Institute of Standards and Technology (NIST), the National Research Council† (NRC) put together a committee of experts to advise a plan that would advance the “competitiveness and productivity of U.S. construction industry in the next 20 years.” Two of those recommendations included the widespread deployment of building information modeling (BIM) and greater use of prefabrication, preassembly, modularization, and off-site fabrication techniques. This thesis presents a framework to conduct a quantity take-off (QTO) and cost estimate within the Building Information Modeling (BIM) Environment. The product of this framework is a model-based cost estimating tool. The framework addresses the cost uncertainty associated with the detailed information defining BIM model element properties. This cost uncertainty is due to the lack of available tools that address detailed QTO and cost estimation using solely a BIM platform. Concrete slabs in multi-level commercial building projects contain many components that become no longer visible once concrete has been poured. As building designs advance and continue to locate components in concrete, it is important to document what these slabs contain in order to verify accurate craftsmanship and allow for improved future construction workflows and building modernizations.
