This dissertation investigates individuals who have acquired an extraordinary number of vacation ownership (timeshare) points or weeks and utilize their ownership for the purposes of generating income by renting their room reservations to the third parties. Individuals who operate in this context have been referred to as mega-renters on blogs such as the Timeshare Users Group website (Tug2.net), commonly referred to as Tug, which is an online forum where owners of timeshare share information about their ownership.

Algorithmic Trading And Changes In Firms Equity Capital, Ekkehart Boehmer, Kingsley Fong, Julie Wu

We use a large sample from 2001 to 2009 that incorporates intraday transactions data from 39 exchanges and an average of 12,800 different common stocks to assess the effect of algorithmic trading (AT) on firms’ capital raising activities. Greater AT reduces net equity issues over the next year, but this is only partly driven by AT’s effect on proceeds from new securities issues. Our findings suggest that the main driver of this relationship is AT’s effect on share repurchases.

Many studies apply financial theory to the real estate market, and some of these studies control for its spatial structure. Agricultural production in Nigeria like in other developing countries is highly vulnerable to variations in climatic parameters which may have inverse or direct effect on the performance of food crops. There is a significant theoretical literature about the nature of equilibrium in consumer credit markets. The prevailing conclusion of these models is that a pooling equilibrium across borrower risk types is unlikely to be a market equilibrium. Instead, borrowers will be segregated and self-select and the resulting separating equilibrium will have specialized lenders for different risk types. Recent interest in cooling towers as a mechanism for producing chilled water, together with the evolution of radiant cooling, have prompted a review of evaporative cooling in temperate maritime climates. The thermal efficiency of such systems is a key parameter, as a measure of the degree to which the system has succeeded in exploiting the cooling potential of the ambient air. The feasibility of this concept depends largely however, on achieving low approach water temperatures within an appropriate cooling tower, at acceptable levels of energy performance. Accessibility to housing for low to moderate income groups in Australia has experienced a severe decline since 2002. On the supply side, the public sector has been reducing its commitment to the direct provision of public housing. Despite strong demand for affordable housing, limited supply has been generated by non-government housing providers. This is clear from studies of booms and busts in the United States over this past decade and in Japan about three decades ago. A new econometric model now attempts to make sense of large changes in housing prices with corresponding changes in credit volume. The costs of the subprime crisis are still being tabulated. Taxpayers of many countries are still being penalised unfairly as their governments stagger under the burden of bailing out banks poisoned by the burst of the real estate market. Regulators, including the US Fed, need to play a more active role in shaping and implementing policies that will include those meant for the real estate market. According to Wharton professor Susan Wachter, the tools needed for such effective policing are still in development. Nevertheless, the process of learning to avert the next such crisis is already underway.

In 2008 two government-sponsored enterprises, Fannie Mae and Freddie Mac, were placed into conservatorship due to insolvency. The financial bailout of the two publically traded corporations came at the expense of the American tax payer. This study investigates the relationship between direct and indirect government influence and the increasing risk taking of Fannie Mae and Freddie Mac from the late 1990’s through their conservatorship in 2008. Recovery was firmly underway in the Intermountain West by the fourth quarter of 2011 but its pace varied considerably across the region’s 10 major metropolitan areas. Six of the 10 metros saw job growth in the fourth quarter but only four saw it accelerate over the previous one. Output grew everywhere but only in half of the region’s metros did the pace of growth quicken. The unemployment rate was down across the board from one year earlier. House prices in most markets stabilized. Yet signs of a robust, sustained, and self-fueling recovery remained elusive.

In 2009, most REITs opted for the recapitalization of their balance sheets in order to respond to the recent global credit crisis, thus reducing their leverage and strengthening their financial statements (REIT, 2011b). In 2011, the REIT industry represented $54.3 billion in revenue and a profit of $7.8 billion. The industry annual growth expectation for the next 5 years (from 2011 to 2016) is 5.1% or $69.7 billion (IBISWorld, 2011b).
