The Organization of the Petroleum Exporting Countries (OPEC) is a multinational and intergovernmental organization that dictates the petroleum exportation policies of 13 countries: Algeria, Angola, Equatorial Guinea, Gabon, Iran, Iraq, Kuwait, Libya, Nigeria, the Republic of the Congo, Saudi Arabia, the United Arab Emirates and Venezuela (About Us, 2023). The mission of OPEC is to ensure a stable supply of petroleum through its shared policies for its Member Countries and consumers (Our Mission, 2023). After Tesla completed its first every back to back profitable quarters at the end of 2018, sales started to decline in the first quarter of 2019 and many question if the company would every be profitable. Through a strategic audit of Tesla and the electric vehicle industry several key factors have been identified to help improve Tesla’s profitability. Analysis tools used to analyze the company and the industry include Porter’s Five Forces, SWOT Analysis, and PEST Analysis. This appraisal attempts to remove subjectivity from the appraisal process and replace it with quantitative analysis of known data to generate a fair market value of the subject property. Two methods of appraisal were used, the income approach and the comparable sales approach. For the income approach, I used the average cash rent for the region, the current property taxes for the subject property, and a capitalization rate based on Stokes' (2018) capitalization rate formula to arrive at my income-based valuation. Prior to the passage of each farm bill, there is much debate regarding the programs contained within it. One of these programs is federal crop insurance, which underwent a major shift in the mid-1990’s with the introduction of revenue-based crop insurance rather than yield-based. Revenue-based programs provide insurance of a certain revenue level, rather than a certain yield level, which contributed to their popularity among producers. These revenue-based programs have become a key component of federal crop insurance. Organic farming, as opposed to conventional or traditional farming that employs the use of chemicals, is a method that was begun in the middle of the twentieth century, shortly after the end of World War II. In many ways it is a return to farming practices that were conducted for centuries until about the late 1800's when pesticides and fertilizers were introduced.
