In these three essays, I examine the relationship between housing prices and civil disturbances. In the first essay, I examine the Ferguson Unrest in 2014 following the killing of Michael Brown. Using a hedonic model and a repeat sales model using data from ZTRAX, I find a highly significant negative affect around the events temporally and spatially. In the second essay I examine house price indices across the US during the onset of COVID and during the protests following the killing of George Floyd. I use the Zillow Home Value Index and I find cities which experienced protests experienced less …

The following dissertation consists of two studies investigating the relationships between industry controversy and accountability. In Study 1, I develop a theoretical framework for identifying industry controversy and I discuss the applications to accountability in social and environmental accounting (SEA) research. The framework consists of criteria to define industry controversy (a difference of opinion at a societal level about a routine feature) as well as two primary theories (organizational legitimacy and organizational stigma) and two secondary theories (utility attribution and stigma transfer) that can explain organizational outcomes. This paper discusses the promotion of car ecotourism and its impact on Glacier National Park. Coinciding with the creation of the park's flagship Going-to-the-Sun Road from 1921 to 1932, both the state and the private sector presented the image of the newly commodified automobile as a vehicle to explore nature with. Historically, national parks have served the interests of the middle and upper classes, by suppressing marginalized communities, primarily through forced relocation in order to clear the lands for creation of the parks. Research describing conservation agencies has generally been exploratory and limited in the use of theory. Similarly, organizational theories can provide an understanding for how organizations change and adapt to their given environments, but they have not been applied to conservation agencies with unique challenges and strains from other public bureaucracies or private corporations. In expanding this body of literature, not only were these theories applied conservation agencies, but they were also explored in what Powell and Colyvas (2008, p. 276) called "microfoundations" of organizations, which focuses on the interplay between individuals and organizations. Ybor City is a historical neighborhood in Tampa, Florida, and a tourist attraction known for its immigrant roots and once-thriving cigar industry. This thesis places Ybor City into the context of the burgeoning heritage tourism market, examining how cities financially reliant on tourism often sanitize their public historical narrative. I identify the main actors involved in Ybor City's marketing and preservation by investigating contemporary newspaper articles and multiple National Park Service documents, thereby uncovering the motivations and decisions that led to Ybor's cultural image of a bustling, relatively peaceful early 20th-century "Latin" community. Through a case study of Prada Marfa, a site-specific public art sculpture located in West Texas, this dissertation examines the connection of public art, cultural tourism, and image-based social media engagement. Little scholarship that combines all three areas of study exists. Auditors face strong incentives to execute tasks efficiently and meet deadlines; these conditions are both conducive to – and rewarding of – implemental mindsets. However, an implemental mindset may deprioritize careful analysis and thoughtful decision-making, leading to suboptimal performance and audit quality. Conversely, deliberative mindsets promote critical thinking and open-mindedness – and research suggests auditors in a deliberative mindset perform complex tasks more effectively than auditors in an implemental mindset. Additionally, auditors encounter frequent reminders about the consequences of audit failures. This pilot study examines the impact of combined immersion and embodiment on learning and emotional outcomes. The results are intended to better enable U.S. Army senior leaders to decide if dismounted infantry Soldiers would benefit from a more immersive simulation-based training capability. The experiment's between-subject design included a sample of 15 participants randomly assigned to one of three system configurations representing different levels of combined immersion and embodiment. This dissertation analyses the Airbnb market in Orange County, FL to provide insight on the performances of short-term vacation rentals listed on the platform. In the first essay we examine the factors affecting the demand and supply of this real estate sector before and after the Covid-19 pandemic, using occupancy, pricing and revenue models. The results identify the aspects of the Airbnb peer-to-peer sharing model that do and those that do not recover quickly after local covid restrictions are lifted. Seventy percent of organizational change initiatives fail. Among organizations where change and adaptation are necessary for survival, the U.S. military stands at the top. The disparity between desired health and fitness behaviors and actual behaviors is a glaring reminder that change is difficult to implement and that current change systems struggle. Merit-based systems offer a solution by rewarding and reinforcing good behavior to generate lasting change. Transactive memory systems are emergent states in teams that represent the shared knowledge about skills and expertise of the team members which is encoded and stored in the collective memories and is retrieved when required. Traditionally, transactive memory systems literature has focused on encoding, storing, and retrieving only task-related information in teams. Theme Park visitors have come to expect a certain type of immersive experience from attractions. Building upon Rose Biggin's "strands of enquiry" for examining immersive theatre, the suggested core design elements for immersive theme park queues serve as guidance to craft queues where audiences can actively engage with the queue's storyworld and narrative. This thesis explores how the COVID-19 pandemic has impacted wildlife rangers with an emphasis on the influences of tourism rates. Two sets of data are used: one is a survey of rangers around the world and the other looks at global governmental tourism data. While coming from a routine activities perspective, the problem of decreased capable guardianship becomes apparent in the form of massively decreased tourism arrivals and troubling ranger perceptions. My dissertation studies the evolution and role of short selling activity in financial markets. My first essay examines the cross-sectional and time-series variations in the characteristics of equity lending market in the setting of IPO, where, as suggested by Duffie et al. (2002), search frictions are likely to be high. I find that the initial supply of lendable shares and short interest levels increase with offer size, while initial lending fees decrease with offer size. The initial lending fees are also positively related to the bargaining power of lenders and negatively related to the bargaining power of borrowers. The supply …

The purpose of this study was to employ a network perspective to detect fluctuations in tourism (at the level of tourism areas and by inbound tourism markets) that co-occur with hazardous events. Specifically, the study focuses on the Air Travel Tourism (ATT) network of the Hawaiian Islands and its changes with the incidence of nine hazardous events from 2015 to 2021. Previous literature echoes the notion that destination marketing organizations (DMOs) play a critical role in ensuring a desired tourism development scenario. To date, the performance measurement of destination marketing organizations is paralleled to financial indicators or operations, ignoring the presence and quality of relationships among DMOs and tourism stakeholders.
