Three Essays On Civil Disturbances, Crime, And Housing Markets, Noel Ritchey

In these three essays, I examine the relationship between housing prices and civil disturbances. In the first essay, I examine the Ferguson Unrest in 2014 following the killing of Michael Brown. Using a hedonic model and a repeat sales model using data from ZTRAX, I find a highly significant negative affect around the events temporally and spatially. In the second essay I examine house price indices across the US during the onset of COVID and during the protests following the killing of George Floyd. I use the Zillow Home Value Index and I find cities which experienced protests experienced less …

Two Studies Examining The Effects Of Industry Controversy On Accountability And Social And Environmental Accounting, Jacob Lennard

The following dissertation consists of two studies investigating the relationships between industry controversy and accountability. In Study 1, I develop a theoretical framework for identifying industry controversy and I discuss the applications to accountability in social and environmental accounting (SEA) research. The framework consists of criteria to define industry controversy (a difference of opinion at a societal level about a routine feature) as well as two primary theories (organizational legitimacy and organizational stigma) and two secondary theories (utility attribution and stigma transfer) that can explain organizational outcomes. This pilot study examines the impact of combined immersion and embodiment on learning and emotional outcomes. The results are intended to better enable U.S. Army senior leaders to decide if dismounted infantry Soldiers would benefit from a more immersive simulation-based training capability. The experiment's between-subject design included a sample of 15 participants randomly assigned to one of three system configurations representing different levels of combined immersion and embodiment. This dissertation analyses the Airbnb market in Orange County, FL to provide insight on the performances of short-term vacation rentals listed on the platform. In the first essay we examine the factors affecting the demand and supply of this real estate sector before and after the Covid-19 pandemic, using occupancy, pricing and revenue models. The results identify the aspects of the Airbnb peer-to-peer sharing model that do and those that do not recover quickly after local covid restrictions are lifted. Seventy percent of organizational change initiatives fail. Among organizations where change and adaptation are necessary for survival, the U.S. military stands at the top. The disparity between desired health and fitness behaviors and actual behaviors is a glaring reminder that change is difficult to implement and that current change systems struggle. Merit-based systems offer a solution by rewarding and reinforcing good behavior to generate lasting change. This paper evaluates Kotter's Change Model and Nudge Theory and found them insufficient because they do not sufficiently address reinforcement learning or the temporal tie between behaviors and rewards for reinforcement. Transactive memory systems are emergent states in teams that represent the shared knowledge about skills and expertise of the team members which is encoded and stored in the collective memories and is retrieved when required. Traditionally, transactive memory systems literature has focused on encoding, storing, and retrieving only task-related information in teams. Unfortunately, this emphasis on the task-related aspect of transactive memory systems has ignored the potential for transactive memory systems involving emotional knowledge, skills, and expertise in the team.
