The constraints on property use along with the economic merits of historic districts are critical points in the debate over preservation policies. Improving the existing housing stock is a substantial economic activity and a significant part of the nation’s overall construction industry. The purpose of this study is to present an empirical analysis of the relationship between historic district designation and renovation decisions. The results of the analysis found that historic preservation does not inhibit the renovation activity of single-family homeowners. In the most recent economic downturn, caused by the burst of the housing bubble and the subprime mortgage crisis, the housing market took a direct hit: mortgage default rates were over 10 percent, housing prices fell 35 percent from 2005 to 2009, more than 5 million homes were foreclosed since 2008, and interest rates hit rock-bottom. In response, the U.S. Federal Reserve adopted aggressive expansionary monetary policies to get the economy back on track, some of which are in effect today. Across the United States, cities are increasing their level of investment in bicycle infrastructure. The environmental and health benefits of this infrastructure are clear, but less research has been conducted on its economic impacts. This study examines the effect of bicycle infrastructure, specifically bike lanes, on New York City housing markets. Specifically, I look at the impact of bike lane length on median rent and percent vacancy in a given census tract. In addition to the independent variable of focus, bike lane length, census-based data was used to control for other economic and demographic factors that could impact property values. …
