The client’s objective is to develop an urban resort concept containing residences, a spa, hotel, marina, and village components on the Oita Prefecture. This final report contains eight sections: 1) introduction, 2) market overview, 3) site analysis, 4) preliminary development program, 5) selected scenario for development, 6) concept plan showing interrelationship of all project elements and development phasing, 7) written documentation of the rationale behind the development concept and a related strategy for managing the properties, 8) final position on phasing and economic projections, including a cash flow model of the project over 10 years.

To facilitate and stimulate the process of development planning of Kishiwada City, management of Fukunan Kaihatsu Company authorized a charrette conference in which company management and an outside group of planning professionals addressed the question of an appropriate concept for development on this site. This report endeavors to summarize the findings of the charrette and its preparatory work. Sections of the report include: 1) introduction, 2) site conditions 3) market orientation, 4) recommended land use, and 5) site planning. The proposed long-term redevelopment of Kishiwada City includes residential, hotel, and visitor attraction elements.

Harrison Price Company was retained to develop concept recommendations appropriate for this site, its supporting market, and client.
